So, has anyone read the paper how the Mulvihills now want to build a waterpark and 400 unit hotel in Vernon? Do you think just maybe they could revamp Legends instead of building another traffic clogging monstrocity?

Actually I would be very interested in what this woman said. My husband and I purchased a one bedroom at the preconstruct price many years ago. Hardly got a chance to use it because of Legends issues with RCI.
I have been following this post since the beginning and have heard of some who were able to quit claim it back to Legends, the possible class action suit, the fire, the murder there, the indigents living there, and even that the Mulvihills wanted to build a waterpark there.
At one point I went there, too, and saw what a mess it was and am sure it is now even worse.
So sick of getting statements that I owe back maintenance fees plus interest/late charges. Keep writing them that I will not pay this but really would like that the owners be made accountable and this could all end.

Sorry I took so long to respond but my sons girlfriend is the one who took the video, he said she has it and will post it...Anyway, the women said...She is not to blame this is her job and I agree with that. She claims she was given a notice that we don't have to pay all of the maintenance. She said she would not be suprised if she came to work and found the place closed down. There were air conditioner units in some windows where they house help for other facilities. The lobby was closed the door was broken and glass on the ground. We entered through a side door to a little room where this women was behind a desk with a screen that viewed areas of the building, this is on the video. The Place is very run down.

Anyone trading with Interval International? I recently did a short stay trade at the Split Rock Lodge in the Pocono. I also have RCI with another time share property I have and find that II has better properties when and where I want to go. You don't have to be paid on maintenance fees, but you do have to pay the current year for when you want to travel plus the II membership fee. Not any worse than if you were trading the property or not unlike any other time share. At least we have Interval International to provide the trades. Maybe the resort will self destruct and they will build a new one. Does anyone know what happens to our time share deed if they go bankrupt or if the property suffers severe damage?

don't know for sure but i read on this blog some time ago the deeds we have isn't worth the paper it' s written on

Some years ago there WAS a class-action suit. The local judge declined to accept it.
As I understand it, he declined to give a reason why.
As I understand it, there has been NO attempt to enact another.

Legends Resort - is the investment that we made in this time share indeed a lost cause? Does anyone have any suggestions or updates on what is happening with this property or how the time share can be used for exchanges.

Hello All, like most of you I have not paid my fees in years. I watched the video that was taken back in 2011 on youtube tonight if you haven't seen it it's worth a look. To humor myself I called to ask about the condition of the facility and was told it was 3/4s closed for renovations. I asked the guy about the video and he told me that it was under renovations back then. I said so your telling me that for at least the 3 years it has been under renos and re replied yes. So I asked him when they would be finished and he had no answer and told me to call back during business hours. Their has to be something we can do as a collective to get some resolution to this nightmare.

Trading with Interval is actually better than trading with RCI that I have with a nice time share in Palm Beach. I don't pay the maintenance but if you want to do a trade you have to pay the maintenance for that year. I have in the past and have always got what I wanted in a nice trade. Would like the Legends to either sell or give us what was promised when we bought, but it isn't a lost cause because you can still trade through II. There is no class action law suit and if there were the time share owners wouldn't receive what we paid anyway. The place is a mess.

I was there yesterday. holy shit that place is in shambles. It looks like the hotel from the Shining inside. Dimly lit, a foul odor in the air. All hallways locked. Upon entering we were greeted by a larger woman who supposedly worked her way up to being a front desk manager form housekeeping. She would not give me many details. I told her i wanted to rent the indoor tennis courts for a youth group. No dice. She said the roof leaks. When i asked about "who the hell actually lives here" I got a few uhhh well uhhh its 75% closed down.

Ok I said.... then who's in the 25% percent. Mind you... upon me entering I saw a rather dusty looking man carting in groceries on a luggage rack. Someone had dropped him off at the west entrance.(which is the only entrance open) the main lobby doors are locked. Some windows have boards in the them. Something VERY weird is going on here. The woman at the desk then told me that its timeshares. And that the only people using the hotel were timeshares. Mind you, there were 7 cars out in the parking lot. And golf is not open yet so..... You do the math...

Wow, that is awful. Too bad you didn't take video. Who is allowing this to go on in the town? Why isn't the Board of Health shutting this place down? I wonder if the property taxes are paid up to date?

Legends has a long history of paying their taxes on the morning of the tax sale. As this entails paying interest at 18%, it is a very expensive way to borrow money. Recently, I heard a rumor that Legends was under contract to be sold with the intent to resurrect the plans to build an indoor waterpark. I will see if I can find out if that is proceeding or if it were wishful thinking.

I don't have a timeshare there, but I was watching a very old (1980) World's Strongest Man on ESPN2 and it was at the Playboy Resort. Since then I've been fascinated by this place and the shithole it's become. Have been checking this periodically when I'm bored on the Internet and while I sympathize with all you who own there (you got screwed) the fact is the owners can do what they want. Its common for old, run-down hotels to become housing for local and foreign labor. And while I've only been through this part of Jersey once, it strikes me that there just isn't that much of a market for a lot of resorts in that area. The only reason Hefner built it from what I've read is he was hoping he'd ultimately get a casino license. The place is a white elephant, like a lot of bad architecture from the 70s.

Most timeshare companies are taking advantage of people, often those who are more vulnerable and less able to resist hard sales tactics. I have heard of many cases where maintenance costs rise well above inflation. It would appear the timeshare companies lock people into contracts and then drive up their profits though increased maintenance charges. It would be good to see legislation whereby timeshare companies can only charge "reasonable" maintenance costs and not use this annual fee to fleece people's bank accounts.

Timeshares are one of the top sellers in the travel and hospitality industry. Thousands are available and millions of people "own" them. But that doesn't mean timeshares are a good idea. An article on MarketWatch.com tells us that timeshares are generally marketed and sold to people who really can't afford them. So if you think you can afford it, you can't. Even if you really think you can, your money is better off in a cookie jar. The average cost of a timeshare in the U.S. is $14,500. If you put that money in a mutual fund averaging 12% over 10 years, you would have almost $48,000. Pretty good. In 20 years, you would have over $178,000. Even better, in 40 years, you would have over $1.7 million! That's a lot of free money! Hope you like the vacation house! Throwing money at a timeshare is not an investment and will not generate money for you. An investment implies that you can eventually sell it and make money. With timeshares, you're just pre-paying your hotel bill for the next 20 years whether or not you use it. I recommend you to read this article:

no one I know buys timeshare as an investment. Yes, correct it is not a good return on your money if you think you will sell it and make money. But, those who do buy are looking for the vacation value and convenience of a home away from home rather than stuff kids and parents in the same room. If you travel and calculate the cost of two adjoining rooms at a deluxe beach front resort plus cost of eating out for all meals.than timeshares do pay for themselves over a few years. I have been in tourism for over 25 years and initially never advocated for timeshare ownership since you are stuck with what is available for trade and can usually find great deals outside of timeshares with airfare bundles...But, for families.. it is an entirely different story. And most savy travelers know this they are not being taken advantage of even by paying maintenance fee. The owners on this board have an entirely different problem and that is what was promised was never delivered and the Legends is a dump. Most live locally and like myself intended to use it for weekend ski trip and summer getaways with the family and some RCI Gold trades. The trades in my interest were not the buy focus for me but it is all we have right now. Donna's cost senerio of a mutal fund averaging 12% doesn't exist today and I don't think anyone on this board was looking for a hefty return on their purchase other than vacation and family time together.
