Most waterfront property is valued on the front foot and not acerage. I'm not saying that is the reason for the disparity in the property you listed, but it can be an issue. That's why you cannot compare acrage on waterfront. The tax assessor's office can explain how they valued each property.
Also, some properties may have been appealed to the board of equalization and lowered, while other owners paid their taxes without knowing they have the right to appeal.

Marvin Whitley sittin on 17+ acres in Brighton Lakes. GOB from the school system his house and land worth much more than $275k. Hmmmmm?

Those with acreage are mostly worthless marshlands. Some of those properties include marshland. Others do not.

Whitley's house is valued at $98.88/ft. The houses next to his are valued at $79.05/ft and 76.18/ft. His house is valued more because it is brick. Most of his lot is wasteland next to I-95. It is valued the same as other lots.

Marshland, worthless other than to stir a pit. Who cares who owns it. What can you do with it. You should get paid for living next to it.
