Is Osprey Cove falling apart?

Misguided, you are still missing the point. I clearly stated that there is nothig wrong with renters. There is nothing wrong with the military. Can you please explain to me why it is acceptable to smoke, curse and use get intoxicated at a pool where small children are?
The cost of the alchol is not germain to the conversation either.
There is nothing wrong with respecting the rules and those around you. If you rent a home in a neighborhood respect the home as if it were your own. Respect your neighbors. What a poor quality to adhere to.
I do not like paying for a membership to a club and not be able to use the facilities because there are people there acting inappropriately. I read earlier about the child in a diaper being put in the pool with fecal matter dripping behind him. I too was there that day and saw that. That ruins the use of the pool for everybody. It is simply not sanitary and not right. If you are backing that type of behavior, you are simply wrong. Do that to your own pool or your own self but not others.
Some of the retirees in Osprey are out of hand but so are some of the Renters for doing things like that in a pool. Common courtesy is all that is needed, regardless of the neighborhood.
You are correct. It is wrong to curse and be intoxicated in front of young children. It is also wrong to drive drunk from the bar. This happens on a regular basis because the retirees know the police are not patroling. In regards to the child with fecal matter, that was a guest of a resident NOT a renter or child of an owner. Once this was proven management backed off from the no children with diapers allowed in the pool commandment.

The real point of the matter is there are plenty of wonderful renters in Osprey. The renters are not the problem. Owners who have been allowed to be on boards and abuse their position for their own selfish interests and try to make Osprey into an exclusive retirement community are the problem. It's the retirees that have made a bad name of Osprey. Sorry but fact is fact. Landmar allowed the retirees to dictate and demand their way or the highway. It is still going on. A retiree only has to complain and management jumps and non retirees suffer. Mismanagement of many things has got to be the reason so many buyers have backed out from buying Osprey. They are on their 4th or 5th interested buyer. Will this buyer actually go through with the sale? Don't know but if they don't then we must ask the question what is wrong with Osprey Cove? And don't blame the renters. The problems have been brewing for a long long time.

Here are several things they could do:

1) Severely limit the power of the homeowner's association to do ANYTHING other than pay the bills for maintaining the common areas
2) Strip away almost all of the restrictive covenants from the existing deeds.
3) End petty rules about things like when you must and can't put out trash cans and no campaign yard signs
4) Remove mandatory payments to support the pool and clubhouse. If you want to use the facilities, pay for them. If you don't, don't.
5) Get rid of the gate guards and the gates.

1. Will be up to new owners to do. Landmar like HOA to do their dirty work.
2. Needs to be voted by homeowners and not easy to get all votes needed. Most covenants not bad.
3. Will be up to new owners to do.
4. No mandatory payments. Not all homeowners are club members. Part of the problem. Don't know where money is going but not in club, golf course or pool.
5. No problem with gate or guards in past. Problem came about when Landmar made golf course private. Need to become semi private again and golf course might make a profit for once in many years.

Fair enough. I have never heard of a HOA that was worth a warm bucket of spit.

Should the larger homes be turned into multi family homes ?

Why don't they have some section 8 housing for the impoverished soles that will be kicked out of Cumberland Oaks when the drug testing starts.

At least let the more affluent drug dealers move in. They won't be a problem and you most likely have one or two living amongst you anyway. Just be more open about it. Be more cordial and you too will have stimulating medicine.

Then you could rename it Mariner's Landing South.

I take it that that was intended as some kind of slur.

Face it folks Osprey WAS a nice place to live. But they got spoiled! The police don't patrol there , and they don't want them,or all the drunk driving golf carts would go to jail. That is a fact. I worked for St marys PD and hatch told us to stay out of there unless they call. Then they got robbed and thought we would help them or be able to establish a line of comunication with them. Thank you Gary Blount on a job well done. If I'm wrong then tell timmy hatch

Do you honestly think that the people who paid an average of $400K for their homes with the assurance that they would have the protections afforded by a HOA and covenants want those protections removed so the place that their neighbor could let his house go to hell and devalue his property?

It's obvious that you don't have a clue about maintaining value in your property.

I do understand. I also dislike being told what I can and can't do with my property. As such, I have a strong dislike for HOAs and restrictive covenants. I could probably live with the gate guards if they got rid of the rest.

Osprey Cove is in a convenient location. I wish there were some part available without the petty restrictions.
Kindly explain

Why? Why not just choose to live in an area that has no HOA or covenants? Many people choose to live in a development with strong restrictive covenants and HOA. That way we can all be happy.

I understand that. I like the location of Osprey Cove and wish I could live there without the petty rules and HOA.

I abhor the idea of having to get permission from someone else to build the type of house I want or to make changes to one I buy.

Were I to buy in Osprey Cove, I would demand a STEEP discount from the sellers to compensate me for the damn HOA. If they don't agree, I don't buy.

Cash is king and I would demand a reduction in price and try to get rid of the HOA. Bunch of New Jersey asses that want to turn us into New Jersey. Wonder why he left in the first place.

My comments are directed solely to Nan-Zilla....I'm sure the "Zilla"part is a most accurate description of your personality. How horrible is must have been for your Friday night cocktail hour at the Cabana to be ruined by the lowly renters and their "unsavory friends". That night should be solely for you and your drunk golf cart driving friends....shall I say. We all are well aware that the renters are all a "notch or 2 down" from the "real Covies". That made me want to puke just typing it. Someday Lady....a term I use very loosely, something in life is going to happen to knock you off that big, fat "social ladder" you've got your arrogant butt perched on. Funny thing is, the first people who will be there to help are the renting, shirtless, tattooed sailor or his wife...though you surely won't be deserving of that help. Although, folks like you think only bad things happen to those of us not on your "level".

Well, honey....all I have left to say is, I feel so very sorry for your neighbors (or anyone else who has to come into contact with you on a daily basis) and I'm so happy not to be an arrogant, self-righteous, ignorant "Covie". I'm sure you're an embarrassment to the truly nice and decent people who live in your "area". Bless your heart......LOL

One more thing....I suspect Lincoln Lawyer is your husband since each of you sounded as ignorant as the other. For you, "Sir", to put "trash" and "sailor" in the same comment....disgusting. As for the tattooed wives at the pool, I bet you were so offended you sat down and watched them for a good long while. I suspect the "neighborhood" was shot the day you BOTH moved in. People like you give Camden a bad name and I would be extremely embarrassed if I were you.

Put down the crack pipe, cooter64. 75% of the people on Topix are just here to stir the pot. Bet that Nan-zilla doesn't even live in the Cove. More like a trailer off Scrubby Bluff Road.

Eloquently put....YUUP. I'm not trying to "stir" anything. Just expressing my opinion. Why the nasty name calling...sounds like you're one of the 75%.
