I was in ponciana for two years.. absolutely sucks nothing but gangs... drug users and drug sellers and don't even get me started on the Hispanics... call me racist all you want.. the most arrogant ignorant and selfish people you'll ever meet... go back to Puerto Rico you drug using stealing pieces of shit!!!!

First of all not ALL Puerto Ricans are the same, meaning not all use drugs or in gangs. I am Puerto Rican myself and I am well educated and don't use drugs or not in any gangs so watch what you say you dumb f*ck. Well, I'm a Realtor in Orlando, and I'm here to tell you that Poinciana is the biggest "not interested" development in the area for buyers that are somewhat in the know.
For such recently-built homes, the area as a whole is in terrible shape. Neglected lawns, no landscaping, cars parked everywhere, and who knows how many families living in one home. Every once in a while you come across a nice, well-loved home, but the others outnumber the nice ones at least 20-to-1.
Go online to the Real Estate websites and you'll see tons of homes in Poinciana for sale -- cheap. Why? Nobody wants to live there.
Sorry, but in the Orange/Osceola county areas there are plenty of better choices. Poinciana turned out to be a folly. Real Estate values are definitely not making a recovery in Poinciana as they are in Orlando, Kissimmee, and surrounding areas.
Just my opinion, but it IS my business, and I deal with this situation every day.

I have been living in Poinciana for a few years and I think it is an extremely sub-par place to live. There are not enough stores and definitely not enough jobs. Trying to get anywhere is a hassle, it takes too long to get to I-4 as well as the Turnpike. There is a major occurrence of people in Poinciana speaking in Spanish instead of English at quite a few stores, especially the Walmart. It is difficult to receive assistance from store associates when they automatically begin speaking in Spanish. It is frustrating that there is no Target or Winn-Dixie. It is frustrating that one has to drive into Kissimmee to get to a larger selection of businesses. There are not enough doctors in Poinciana which makes it difficult for people who may need to see a doctor or healthcare professional. Not every person wants to drive thirty minutes to get to their appointment. It can be frustrating, especially because living in Poinciana means having dedicate over an hour to get to particular places or people and to get back home. It does not matter if one is going in direction of Orlando or the Winter Haven, Lakeland, and Davenport areas. Getting to Orlando is difficult since about half an hour has to be spent getting to the roads to be taken to Orlando. I personally have found it extremely difficult to secure a job in Poinciana. I am sure that not being fluent in Spanish is part of the problem. There are a lot of people who live here who do not speak English regularly and I personally have seen the number rising. I would never suggest to anyone to move to Poinciana. I am planning on moving out of Poinciana as soon as is possible for me. It is a difficult place to live. It may be easy for those who have children and are therefore raising their children and are occupied with that. However, it is difficult when you are young and seeking employment. I have been unemployed for such an amount of time that I am embarrassed to say. Poinciana is a major no in my book. I can not wait to leave this place.

If you are thinking of moving to Poinciana, do yourself a favor don't. They have the worst HOA in Florida that will lie right to your face. The so called board is in Avatar/AV Homes pocket and so is the current management company along with the new co called manger who acts like he is on your side (speaks with a forked tongue) do not believe anything that comes out of this mangers month nor anything that is said at the these so controlled meetings they have. You do not and will not have a voice at any of these so called meetings. For one thing you never and I do mean never see any of the directors (only at the annual meeting) nor do you ever know where these so called directors stand for you the homeowner. This HOA hands out more citation then any HOA I have ever lived in and once one of their many attorneys gets ahold of this you will pay dearly. The developer stated he give the land for the park in village 7 no they did not Polk County paid dearly for that land with exchange for the new toll road that is going in more bull. What is the problem, this community is trying there best to become a City where the HOA states they will never go away, will that is not the whole truth yes they will go away, but it is the people who live there need to stand up against them and say enough is enough and you are not going to take it anymore. I have seen a group that is in fact trying their best to stand up and fight for us homeowners and what these people go through to stand up for you just makes me sick. Don't invite a life like Poinciana I am sorry I ever moved here now, but I am stuck and once I can get out I will. I hate this place really hate it.

You are so right on, once you move here it will be almost impossible to sell you home for a good market price. Plus the HOA is the worst in Florida and have been known to break the Florida Statues because most of the people who do live here are not that well educated. Find a home somewhere else don't move here you will be sorry.

I have a few people I meet last summer who are with the incorporation movement, which I talked with one of them just last week. The feasibility report is at the state right now there are a total of 3 communities that have applied for incorporation and Poinciana is one of them. In order to really push this forward you need to write Mike LaRosa the representative who may be the one holding this up he is up for re-election. As far as a movie theater there will not be one and why it is Avatar/Av Homes again they own most of the land in Poinciana and their asking prices for land is off the charters for this community. You are completely right about the HOA here they are in the pocket of Avatar. There is a Election coming up Feb 11 or the 12, 2014 make sure you vote go to the APV Building and vote for the people who are on this incorporation committee. Lets vote for the incorporation once that is done the service that the HOA claims they are providing will not be able to do anymore as the City will take over which will reduce the HOA fees and once the incorporation as been voted in by the people you and your neighbors really need to sign a petition which I am sure will come shorty after the vote as been casted for the incorporation, this petition signed by all of the owners in Poinciana to dissolve the HOA in favor of the City which will go to the State. Avatar and the HOA can not do anything about this. You will be paying far less in City taxes then what you are paying in HOA fees where we do not have a voice. You will in City elections than after that the City will have their own zoning department which is why Avatar is doing everything they can and the HOA by rigging the Elections. The City will have more power to bring in business here by rezoning and we will be able to get more money from the State which right now goes to the counties. It does not matter that Poinciana is in two counties there are many cities that are in two if not more counties, but the state and county money will come back to Poinciana which is more than 8 million dollars back to Poinciana (us). Poinciana has been in a still mate far to long now. We as people here who live here need to move forward.

Oh, don't do that, you are not allowed by the by-laws and everything you do to the outside of you house as to be approved by the HOA and I do mean everything. If you buy that many lots be sure to have them combined into one tax id number by the assessors office or you will be paying dues on each. No the by-laws will not let you do what you want, and if you get a citation and god for bid you will play hell and money with their so called HOA attorneys. Buy outside of Poinciana do not buy into a HOA. Poinciana's HOA is the worst in the State. Know what you are buying into.

Hate to tell you this, but that new road that is going in, will be a toll road. Another fact you should know. Avatar/AV Homes hold on this community and controlling the board. You have no voice you are completely out of the loop, you have no voice at the HOA meetings. Have you checked out how many fines, violation they give out a month another source from money. The so called manger of the association is a liar to your face. The employees do not give a dam about you nor does the board it is all about money bro and Avatar/Av Homes loves it that way. I just found out they the HOA has disqualified a lot of good people who wanted to change the way the HOA conducts their affairs. You should see the reason they came up with again the developer and management company which we pay something like 1.7 million to a year. And once one of their many attorneys get ahold of you will god help you and you may lose your home. I checked to see how many lien they filed there where so many I had to stop counting. Do not vote for any of these people ever they are Avatar/AV Homes: Tony (Anthony Iorio, Sonnie Prevatt, now the new guy on the block Fairhomes who just bought 700 lots from Avatar and his name is Felix Gratopp they are hand in hand another developer homebuilder just want we needed more control. It is about profit folks and you are not the ones getting any of it. There is talk now, about marching on the APV Building and getting our rights here it is over due. Let pray the incorporation effort is a go and I think they will know real soon.

It seems the Election are on Feb 12 with the Annual Board meeting on the Feb 11 2014. I saw in the Poinciana Pioneer those very names that James mentioned. If any one is reading this make sure your vote is for someone else in your community and not the so called those developers/builders lets take our community back. Is there really going to be a march on the association building? Boy I would love to be a part of that problem when is the date? Guess we need a lot of people, this James is right about how many violation the HOA gives out. I live in village 7 we need a fire station down here more then we need a community pool. I hear a lot of the troubles with the HOA. So I will vote for other people and not the ones James stated so how do we know which person are for us and not the HOA/developer or that manger guy. I really don't like the design control board those people are real jerks they don't care about you the people who are on the board now need to go period they have not done enough for the people of Poinciana.

Well of course Solivita as it all, they stay behind their walls. The incorporation people are waiting on the state right now. Most of the people in Poinciana are great people it is the HOA that needs to go and the developer who controls that hoa. Now we have a new management company which we pay 1.7 million dollars to a year how about cutting the hours of the association employee's plus stop paying for their heath plan and retirement put them all on part time only working less than 20 hours a week. We could used that money for the homeowners needs here. Get rid of the management company and manger.

Mostly grass, and yes the traffic is bad. The kids they do drive have their music on so loud I can not even hear my radio. Plus when your at the only three gas station their radio in their car why isn't there a noise ordinance for cars in this HOA community. There are some real rude people in this area.

Yep my kids have to travel by bus 19 miles to Dundee to go to school (Polk County) since they don't have Middle schools here in Poinciana plus no Sr High for our kids where they will have to go to Hanes City Sr High another 19 miles away it is a real bad school. No there are no school on the Polk county side none only a few (3) elementary schools. It is a nice place but once in awhile there are problems. The roads are bad, the hoa does not care about the homeowners here. I heard the people are pushing that Poinciana will become a City, hope so it would help the people and homeowners here. Get rid of the hoa.
