Bad neighborhoods for home-buying?

Which Springfield neighborhoods are the 'worst' as far as crime and danger? I can look up the police reports online, but I wanted to hear from 'locals' on their perceptions.

I am thinking of buying low-cost homes (<$60,000) to convert into safe rental properties for college students at MSU, Evangel, OTC so I have been looking around the main MSU campus and north towards I-44.

Good or bad areas to avoid?

North side is generally thought to be the most "dangerous" to live, that said alot of north neighborhoods are just fine, look at the areas for neglected yards, trash, old cars etc. Better kept yards, homes are usually better place to live. Springfield has lots of good ,not expensive neighborhoods. Observe you areas, check crime reports, schools near by etc.

I would never get a house off of Grant unless it's closer to Sunshine. Also, avoid the Nichols area unless it's west of Kansas expressway. Frisco street is a bad neighborhood, so is anywhere close to Commercial.

North side and upper west side are the worst, but theres bad neighborhoods on all areas of the city. This is springfield remember, theres crime everywhere..

I disagree ... KC, more so St Louis, concern me. No real problems in Springfield other than the wanna be gang bangers that try heading down from those areas.
I'd walk thru any neighborhood in this town at night then again I also know people from every area.
Never spent much time downtown till this last year ... they've cleaned it up ... real nice walk esp. at night.

Springfield has got to be one of the safest cities its size in the entire country. Not coincidentally, it's got to be one of, if not THE, whitest city for its size. Sure, the northwest side might be poor, but it's poor WHITE people. It's safe! Be thankful you aren't a place like Little Rock, which in terms of city population and metro population, isn't all that much bigger than Springfield, but because Little Rock has a large number of poor neighborhoods like Springfield, it's incredibly dangerous and has some of the worst crime in the nation - and that's all because it's poor neighborhoods are BLACK, not WHITE, like Springfield.

All that said, Springfield is blessed to be such a relatively large city free of a major black population! There are a handful of blacks in midtown and on the northside, but not even one neighborhoods is even 20% black. They're ALL vast-majority white. Now, I think GOOD people should take advantage of the cheap housing, not be snobby, and fix up the poorer areas and keep them safe! Because with the bad attitude of trying to say Springfield has "dangerous" neighborhoods and telling people to stay clear of them...THAT is what WILL make those neighborhoods turn bad. If nobody good ever moves to them, and all the good people leave them, you're left with a truly bad neighborhood. Springfield doesn't deserve that! I'd much rather buy up a cheap house and keep my cost of living low AND have more money to spend on other things each month. Please stop spreading the fictitious bad neighborhood nonsense about Springfield, it only hurts.

AVOID Grant Beach Neighborhood at all cost!!!! You will regret it. Sure you can buy a house for $15,000, but you might be murdered in your sleep. The ENTIRE central and north side of Springfield, AVOID!! North of I-44, it does get a little better.

How exactly am I crazy?! The first house I bought was in Grant Beach. I lived there for 5 long years. It was scary. Every single day there were cops that lined up the street. EVERY SINGLE DAY!!! I know what central Springfield is like. You obviously don't.

The north side of springfield ain't shit it's not a bad side of town at all honestly the worst part of Springfield is downtown and a bit to the south! The north side ain't scary and grant beach area is pretty bad the east side isnt very good either. I'm saying this out of experience I live over by Robberson Elm. And it's not bad at all. But it depends on your term on "bad area" I've lived on the north side for 16 years and I dont think it is bad.

Have you never been outside Springfield? Cops lined up in GB? What? How is that scary? That's just weird. The neighborhood looks nice, has a great park, a good central location...with a better attitude, a little investment, and participation in a neighborhood group...it'd be that much better.

Yeah I agree I used to live close to Grant Beach years ago and it was bad. We had tires sliced, windows broke and caught someone trying to steal our truck and car. All that on several different occasions. I remember hearing gun shots at night.

Ben- Grant Beach is not "scary" as you put it, have you been to phoenix or a major city and heard gunshots all night long and had helicopters flying over you 24/7 to patrol the city? i think NOT....if you are involved in the neighborhood you live in and report crime and code violations to the city then the city comes in and cleans it up but you need to be MOTIVATED and not LAZY and care about where you live. you can always email the city anon. about crime or code violations....the key is to get involved!!!
