Developer puts an option on propety, tries to lease out as much as possible prior to starting work on the development, fails to secure enough committments. Goodbye.

Jay, I would argue your point if it were the point of the article but it isn't. It appears to me that the developer pulled out because they couldn't negotiate land acquisition, and this could have been for a variety of reasons (lack of capital, lack of agreement on purchase price or conditions, etc.).

As for your statement, real estate in general is not dying. Perhaps your own personal situation leads you to this conclusion. To the contrary, my perspective suggests that central Indiana real estate will remain attractive for development because we have national developers located here leading the way and commerce always finds lower-cost regions in which to produce goods and services. This trend is continuing for central Indiana and it bodes well for all of us during various economic cycles.

There are up and down cycles in this rosy picture you paint. We are in a down cycle in central Indiana, at least anyone with local real estate knowledge will confirm this fact.

Many sources of financing have dried up and many of these deals are crashing; happen to notice Cabela's pulled out of Greenwood.

The article doesn't have to speculate about reasons; they are clear to most of us in this area. The only surprise is that anyone was surprised about the decision.

Besides, the Allpoints industrial park currently under construction with some buildings in place, south a couple of miles will be a much better location for most businesses.

I know this property and what the town isn't telling you is the unrealistic demands that were put on the developer on right aways and green space killed this deal. One particular Avon official thinks she is creating the new Carmel of Hendricks County. She needs to get a life. Truly a loss to the town of Avon if it could have created new jobs. Not everyone in the Avon area is going to bus tables at the overpopulated chain restaurants. They need to help bring real jobs to the area.

Yes, get used to it. This new Council is scaring away the very people they promised to bring in. The Chamber supported this new crew but they are led by an unmitigated control freak. Rogers wants to control the color of your interior walls and the size of the signs on your car or truck. Oh yeah, no animated signs at the curb side. We know what kind of people typically take those jobs. As the economy turns south the growth ain't gonna happen and businesses may very well start to leave town. This will drive up taxes at the same time that Rogers penchant for spending your money kicks into high gear. Taxes are going up folks and there will be little to show for it other than overpaid town staff getting their ego stroked by Rogers.

Rogers does not impress me as somone who stays awake at night worrying about the support of the Chamber or developers who decide to pull their plans and leave town.

Are you suggesting the Chamber should reexamine their support for Rogers and the 2007 Green team?

The current Avon Town council is corrupt and inept. First they chastize the previous council for everything under the sun but forget to compliment them for continually reducing the town portion of the property tax roll. Then they attempt to drive out ALL legitimate theraputic massage therapists from the town with additional layers of taxes (licensing fees) and regulations (can't be less than 1000 feet from a school) in an attempt to shut down ONE adult massage parlor. Next, they push for a zone overlay district that discourages capital improvment and growth. Now this fiasco!

Last one to leave Avon turn out the lights. New overlay will allow them to kill more and drive out old business. All the do gooders will need to converge on the yet to be used new Town Hall for a going away party. Taxes and rules have killed Avon and many homes are going up for sale that will not be sold. Never fear property tax time is near.

The Town Council is elected to represend the voting residents of the town, not the sleezy and cheap developers who are clamoring under the guise of the Chamber of Commerce. The legitimate face of the Chamber never complained about the overlay, just the sleeze bag developers like Downard.

At that time, and currently there are three "massage parlors" conducting less than ethical massages. Without any regulations on this type of establishment, Avon will see more and more of these businesses open. Other cities have developed laws to combat these problems. Now that these laws are in force, the bad businesses are migrating to the cities and towns that do not have any regulations. I wonder why that is?

I guess everything is relative. If 'Brave' knew the previous council, he/she would have a different opinion. However, compared to Smallville or whatever one-horse-town 'Brave' came from, I can see the the reason for the comment. Truth is,'previous council' is now a recognized synonym for 'inept' and a picture of an aging artificial blond shows up under 'corrupt' in the Avon version of the online dictionary.
