I have been trying to pull information on foreclosed and abandoned homes. Went to Realty Trac, they give the number of homes in foreclosure, going to auction, and preforclosure.
But no bank information. No one from Code Enforcement has done anything about these two empty homes. Some of the weeds are now six feet high. According to this site there are 2912 homes in HC in foreclosure. I gave the information to CE a few weeks ago on the lawns growing out of control, but so far nothing has been done. I though maybe contacting the bank directly might get something done. Anybody know where you go to look for the the bank who owns the property, or is that private information? Thanks. |

Somebody has to be on the hook for taxes.
Property appraiser may be able to provide who that would be. Why doesnt code enforcement write some tickets for the situation? That is their job, enforcing the "code". |

I don't know how far CE will go tracking down an owner, I told them the homes were vacant when I reported it. If they just hand out tickets or a leave a ticket on the front door of a house, doesn't do any good if the owners took off. Kind of like putting a parking ticket on an abandoned car. If the people are gone they don't care anymore, I guess the bank is then responsible for the property. |

Yep. If the person on the deed walks away and there is a mortgage, the property reverts to the mortgage holder after foreclosure. Before foreclosure it still belongs to the owner and thats a problem because you cant find the owner, the bank is not yet legally responsible so you are left with a problem.
Its nearly impossible to cut grass that high without heavy equipment so getting the neigbors together for a lawn clipping party is probably out of the question. Other than that, get the neighbors involved to chip in for a few gallons of "Roundup" and spray the property with round up. That grass will be flat in a week. Who's going to complain? Other than those suggestions, there isnt much you can do.

Joanne if you have the address go on the Property Search for Hernando Cty. and it will give you the current address if they are out of state.
I call code enforcement all the time with the address, and they told me, that if its a foreclosure they have to get the name of the bank they contact the bank and the bank will usually have someone mow it, or the county will do it (they do a terrible job...no edging, weedwacking) and bill the bank. Place on the corner of Bentley and Spring Hill Drive county mowed it last week, did a horrible job and they knocked over a tree that is now on the ground. The place looks horrid, investors own this property and I don't think they give a hoot about what it looks like. |

I guess there are different stages as ABCD said, the site I found(Realty Trac) shows a P for preforeclosure, B for bank owned, A for auction, and F for foreclosure.
But it is just letters on a map, very vague. You have pay money and join to get more information. I will try Property Searh fof HC. It is amazing how many houses people just walk away from. There is one on SHD by teh Veterans Park and they were selling a boat and a camper, well I think they're gone as well. Very sad. |

Doing what you suggest is illegal. Trespassing and criminal mischief. Ruining a yard with round up can and will get one in trouble. Unless you know what you are talking about, I suggest you keep your pie hole shut. |

Sure, its illegal. So is making a turn without a turn signal on. OK, so put up with it. Stop complaining. Let the rats and the snakes inhabit the yard. CE doesnt do anything about it, WHO is? Sometimes action must be taken when the rest stick their heads in the sand. Who is going to trespass you? You need an owner. Counter the trespass with CE violations. The community must take action at times. |

It amazes me too. But when you have hardly any equity in a property, its all on loan, it gets pretty easy to just walk away when you cant meet the obligations of the loans. Yeah, it kills your credit rating for a long time, but it has to be better than living beyond your means. Its the people who decided to buy a home thinking that it can only go up up up. Wrong wrong wrong. If a house is owned, not mortgaged, things come up in life that require sale of an investment/holding to pay other bills. Surely a 80 year old in a nursing home in Michigan isnt going to be travelling to Spring Hill to enjoy their retirement home, so it goes up for sale. Unfortuantely this is not a good time to be selling. If people didnt take on such ridiculous comittments (variable rate mortgages and other creative financing) they wouldnt be in the troubles they are in now. Same for the investors. Now we have a saturated market of houses. Prices are down and nobody wants to take such major losses unless they really have to. |

Who one does business with is not a matter of public record. Just like there is no public record of where you keep your checking account there is no public record of who holds the mortgage on your house. It has nothing to do with authority and their need to confuse the public.

Well yes it would be trespassing to use Round Up but at the same time this place is looking like a South American jungle. Some of the weeds are 6ft high. It is more weeds than lawn at this point.
If CE won't take action and track down the owner how long can you let it go? Rats and snakes would be a concern. If someone gets bit by a critter, then what happens? You know what is funny this house isn't close to us or in our line of sight, you would think the ones who live right by it would take some action. I believe I am the only one who called CE. Not that it looks like they are going to do anything. |

6ft? That is insane! How could the neighbors on either side or across the street put up with this? Sometimes people just have to take the bull by the horns and do the necessary. Whether it be get out there with machetes to hack it down or get someone to take care of the problem.
How about a call to the County Commissioners? Maybe an email to them with pictures of the problem?

If a neigbhor "accidently" sprays round up and it "accidently" drifts onto this mess it would not be tresspassing. The people involved could be on their property or on a county owned sidewalk. Opps. Things happen. At 6ft tall do you really think the owner cares?

Makes you wonder, surely some of these people have pets or children who could be harmed by a rat or a snake. This house has neighbors on both sides as well as across the street. CE has inpected it, but they send out a notice and have to wait 10 days and then go back and see if it has been taken care of. They have to give the owner a chance to correct the problem, even when the house is vacant. If nothing is done then the county steps in and cuts it. I agree I don't get why the immediate neighbors haven't done anything. Who would want that next door, besides looking bad it could end up bringing in vermin....ugh. |

Sounds like progress. 10 days and the county will get to it. Thats is good. Somebody is doing their job.

Yes I am happy to hear they went out and did the inspection. I bet they get overwhelmed with these type of calls.
And of course they have to give them a window of time to correct the problem. And like you said they could have walked away, but it doesn't mean it has gone back to the bank as of yet. So it gets a little complicated as to who the actual owner is. |

Everything seems complicated in these trying times. Surely they are overwhelmed with these kinds of calls, in addition to the usual complaints about lack of care of properties.
Yes, they surely have to grant some time for the offender to clean up the problem. But at least something will be done to correct it. Glad to hear the problem is being resolved.
