Estate taxes for non-citizens.

Unfortunately for many non-residents and non-citizens who buy real estate and other property in the U.S., they are not informed or do not grasp that they will not be able to use the marital deduction, or pass assets to their spouses or other beneficiaries, tax free when they die, if their spouses or beneficiaries are not citizens. Single people also face this problem. There are remedies to this problem, but most non-citizens do not tackle the problem until after the fact, and thus the inheritors of the properties are faced with major tax problems. Brokers and consultants should be aware of this problem and make the information available to their buyers.
