My friend is looking for a place to buy on land contract in Somerset Ky. She would like to have at least 2 acres with it for her horses. It doesnt matter if it is a trailer or a house. Please let me know if anyone knows of anything like this. Thank you!

Two acres are not enough land for horses. They will keep the grass eaten to the roots and the land will be bare in a short time. Also, there are regulations about this type of confinement within the city limits.

Game chickens are as welcome as horses in most places. Your neighbor needs several acres to accommodate more than one horse.

I've heard that land contracts are recognized as legal, binding contracts in the state of Kentucky. Anyone know if this is true?(I know, too lazy to look it up!;))

Provided it has the proper designation and nothing is illegal in the sale, ie. no lien against the property (it is illegal to sell mortgaged property without the expressed consent of the mortgagee, and provided the document is properly witnessed and signed by an authentic Notary of the Public, this is a legal contract and enforcable by law.

Before one purchases a land contract, one should do a title search to see if the property is free from incumberances. A land contract, like any contract, is only legal if the seller has the capacity to sell.

Thanks, I figured my source was full of it....probably a lien or something else screwy going on in that instance.

I know, thats what I tried to tell her because we have two horses also but we also have alot of land. She said at least 2 acres. She live on 2 acres now and me and my husband give her hay all of the time so her horses wont starve to death. Im just trying to help her and her daughter find a nice place to live so they can be happy. She hates where she lives now.
