I bought. Dan Ryan in Harpers Ferry. Worst-built house I've ever owned. Converting my fireplace from propane to wood-burning, I found that there was NO insulation under the siding. That's nowhere near the limit of problems. I also caution everyone about buying a Dan Ryan with a Thompsons Gas propane tank. Those companies are in collusion with each other to rip you off. My siding falls off with the slightest stiff wind. Neighbors have had to replace shingles because they were blowing off. My whole development (Gap View) was done by Dan Ryan and everybody has some problem with their qualitya

I own a Dan Ryan home and it appeared nice, but fell apart quick. The morgantown support team led by Dave Capaldo are worthless. All talk no action... Junk.

Purchased a Dan Ryan town home in Morgantown, WV. Sales staff were excellent but subsequent follow ups by the service team have been abominable. They use different contractors for everything and hire on a daily basis based on availability not tried and evaluated work. Subsequently the 120 day follow up resulted in 3 different contractors, never to be seen again, that worsened the initial job or problem.
Still owning the home have hesitated to bad mouth them, but until their quality and follow-up support improves, or even gets back to you, I would advise people to steer well clear of a Dan Ryan home.

its funny that the comm we live in was built by one until the lawsuit and now is built by the other ryan homes/dan ryan builders and its the same junk same bluprints for the most part so yes they are the same maybe not technically or in name but same family and quality garbage

I bought a Ryan home, which is now Dan Ryan development 4 years ago. I had some problems, but talked nicely to the project manager, along with a written letter to Ryan homes. I was treated with the utmost respect and everything was fixed which needed to be fixed. The company was very professional, and if you treat the company with respect maybe you will get respect back. If you need to complain, why not do it nicely, and respectfully. I am very happy to be living in this community and have already discussed some land usefullness with Dan Ryan. He listens and he is a family man at heart. Treat him right and you will be treated right. Too many crabbies in this world. Don't be so harsh.

if dan ryan had any respect for people he would not build/sell garbage homes. this slug is out to rip you off.

Bought a new customized Luxury Home from Dan Ryan Builders in 2007. Worse nightmare of my life and it's not over. I've worked for builders and m step-dad was a customer builder. They tried to backfill my house with cement debris, no gravel under my garage, basement floor or driveway (all had to be replaced after a lo of arguing with them), air leaks all over my house (the wind blows through m electrical outlets), subgrade studs in the walls (not counting all the ones we made them replace, concrete in basement floor was only half the required psi.

Got some issues resolved by placing a sign in our yard telling people to ask us about the quality of our house. They tried to bribe us to remove the sign.

Pay the extra and get a custom home built. You'll avoid the nightmare.

I have experienced problems with my hot water supply since I moved into my new construction home in 1997. In fall, winter and spring I could only fill my garden tub about a third of the way before the hot water ran out, which seemed strange because we had a 50 gallon water heater. I recently replaced my hot water heater and was told by the installer that the cold and hot water supply lines were installed backwards on my old water heater. That made sense since the water heater shut off valve did not shut off the water supply; I had to shut off the house main water supply valve to stop water from flowing out of the tank. Subsequent contractors installed an ice-maker supply line and dehumidifier supply lines to the hot piping thinking it was the cold side since that was how it was hooked up to the water heater. I'm wondering how the City of Frederick inspector passed such an obvious error. Clearly, I'm sorry that I unknowingly lived with the problem for so long. I would not advise anyone I know to purchase a Dan Ryan home.

Our Dan Ryan home

Front door/framw/foundation is so messed up. they jacked up the threshold 1" on hinge side, the other side of threshold has 1/4" clearance. Threshold weather strips tear and are replaced every month

3" bathroom vent piping was capped in attic and taped. Water would run through pipe at roof when it rained,, hit the capped pipe in attic, and run down the outside of pipe.

Cracked/broken corners of sidewalk

Broken vinyl siding

Cracked/broken vinyl windows

Trimwork missing finishing nails

Vinyl flooring with visable cut/dents

Cabinetry made out of pressboard.

The paint is so bad, that you have to repaint if it gets scuffed/children's fingerprints get on it

I could go on and on...

For those in the process of haviong a house built, pay attention to how it is built. Visit the site often. If you can, have someone who is knowledgeable in current building techiques go with you. Ask a lot of questions about why something was done a certain way, particularly if it doesn't look right. If something doesn't look plumb, level or straight, make them redo it.

They may not like you, may even hate you, but in the long run it is your house and you need to be happy with it. Also, bring up problems as early as possible. The less work they have to redo to correct the problem, the less hassle you'll get. Last thing, the more attention you pay to their work, the better job they will do - just human nature.

This is our first Dan Ryan home in Martinsburg WV, but our third house we have owned. And this builder is the WORST ever. Our first contact with them the town house water pipe broke on the third floor. The water ran all night long and ruined everything from top to bottom. This was 4 days before settlement. They told us they can fix it, but they wouldn't remove the carpet. The second floor had a foot of water, and the electrical was popping. Very safe! We walked away from the town house and went for a house (Still by Dan Ryan)First moving in the water heater broke and we did not have hot water for 3 days. They said we will get someone out asap, "but you still have running water right"? Then the roof leaked and and ruined the ceiling in the family room. They fixed it, but I do not beleive it was done correctly. The yard is to be seeded with 80% of grass growth. I guess the weeds are green and that counts as part of the the 80%. The tape for the drywall is now showing on every ceiling. And yes we could of have had them come in after a year after settlement and fix it. I DO NOT want them any where near this house again. Nails are popping on all the walls. Trying to hang a picture or installing a towel ring is a joke, the dry wall falls apart. The front porch is not bolted into the cement porch. That gave way and colasped and we realized the railing was nailed to the side of the house with 3 inch nails. Which they left on the porch. Their comment was the 4x4 fell out. Yes of course it did, it was not properly installed. And when they came back to fix it they placed it back and re-railed it back into the house. No bolting necessary. I am currently trying to find the building codes for the porch railing installation. What is scary to me is what is behind the walls. What did they mess up that I can't see. They are building more houses next to us and I dread that they will sell and someone else is going to be S.O.L. I feel like putting a sign in my yard that says do not buy!!! I understand things in a house are not always perfect, but this is our 3rd house and we never had issues like this in any house we brought. Dan Ryan are careless builders!!!

Being a mass-producer of homes, I bet there will be some complaints. We don't like Walmart cause they are killing Mom and Pops Shops, yet we all shop there, cause they are cheaper then the rest. Dan Ryan builds cheap houses and sells for cheap. I just looked at one. Brand new one will cost me cheaper then a well built old one. but that's what I can afford right now. So I plan to buy it now and either rent or sell it in 2/3 years. There are a lotta people like me who can not afford to get a custom built house, yet wants to own a house now, since it costs less then rent. When I can afford a mansion, I'll buy a mansion. But for now, I'll stick to my shed.
