Smoky crossing was a good place to live. Our family lived there for almost 2 1/2 yrs. I don't imagine too much has changed since we moved!

when i first moved there back in 2001 it was the best place to live around this area. Since they have been bought out by Stephen D. Bell Co. they have really went down hill. They use to run credit checks on you and all but now they are just filling the empty spots. For the money I truly dont think they are worth it. Just my opinion.

Smoky Crossing is a place that revolves around the almighty dollar. The office staff is very fake and try to make you feel as if your making a great decision by living there. They use false advertising to market a product they don't produce, ex: a swimming pool that was broken the entire summer, a golfing green that hasn't been maintained in the 3 years we lived there, a walking path with a bridge that was kicked apart by kids which became chained off & not repaired for at least 6 months. Frequently, the trash dropoff is overflowing and surrounded by garbage. Enormous cracks in the walls, carpet that isn't properly installed or changed after formers tenets use, flooding air conditioning units that stain the carpets but your expected to pay for once you vacate. A slow maintenance staff further pushes Smoky Crossing to the worse place I've ever stayed. They're astronomical price because they're a "luxury" apartment complex must make them feel that they're prices are good. Trying to leave the apartments is an another ordeal all to its own. Shady tactics in order to make you feel like your being helped are used; deception seems to work in their favor because after you've signed the contract, details they failed to mention or pushed you through are neglected. We no longer wanted to be obligated by a lease so we decided to pay the penalty fee of $150 additional dollars so we could "leave at any time". This made our rent for a 3 bedroom apartment an enormous $1100 a month, which we felt that would be easier that resigning another lease. When we tried to leave having moved all of our stuff out, cut the power, water & cable, they proceed to tell us that a hand-written document was required notifying them that we were to be moving in 30 days. Why was I not informed of this at the time of signing a "no-lease" document? Why was that fact pushed a aside, not informed and hidden until time to leave. They wanted us to pay an additional month of rent and to keep our utilities in our name until the end of that time period. Smoky Crossing is a crock and its staff are crooks. If I can prevent anyone else from staying there and dealing with the nightmare we have endured, then our time there was worth it.

I'm so sorry to hear the negative comments about Smoky Crossing. I was in management there for about 5 years. I, too, have heard horror stories since Stephen Bell took over! Wish there was something to open up their eyes and see what they've done!! Oh, SO SAD!!

I happen to like living here. Sorry to hear "Not a Chance" had such a bad experience but it sounds like they are just bitter because they didn't read the lease agreement. 30 days written notice is pretty standard. I wouldn't say that Smoky Crossing is spectacular, but I think it's little above average. And yes, the "luxury" word in there is obviously marketing. It's just an apartment complex.

Smoky Crossing is the absolute worst place I have ever lived. I am 110% glad I'm out of that horrid place. From fires to kids constantly playing in the middle of the street to breakins and neighbors growing pot on the back deck, this place is the absolute pits in which to live. In addition, they NEVER fix anything in a timely manner. It's almost like one has to bed and plead and remind them to fix a leak or a heat pump, etc. The office staff is totally lacking in competence. This apartment complex will do anything to make more and more money and will do nothing to reciprocate. Smoky Crossing is horrid and I'm an thankful that I got out when I did.

While living at Smoky Crossing, I endured the following:
fire in the apartment next door
several (about 7 or 8)bags of trash on neighbor's back porch for 3 months
extrememly loud neighbors
inconvenient rent payment (they took the drop box out)
vehicle break-ins
several near misses with neighborhood brats on bicycles who zig-zag in front of the car
marijuana growing on neighbor's back porch
bogus "dump fees"
filthy, stained carpet upon moving in
And what really pushed me over the edge was that they would not renew a lease without the tennant getting a minimum $100,000 insurance policy on the structure to cover fire, water, and explosion damage. That explosion clause makes me think they rent to lots of meth makers. In addition, there are countless CPS referrals made to this "community".
If you are thinking of renting here, don't. It is WAAAAAAY to expensive for what you get. Run! Run away!!

I know about some of the kids who live there. They're criminal-wanna-bes.(Some not all.) They are always in trouble on the bus and at school.

I wouldn't live there if you paid me.

I lived there for a little over a year and a half - moved out about a year ago. I have very few complaints & felt like it was a nice, relatively quite & safe community. A few months before I moved out, the water heater broke & they had it replaced with a brand new one in a matter of hours. Sure there are lots of kids around & I do remember the pool being out of order for a while, but nothing extreme. If they have removed the drop box for rent, then yes that will be extremely inconvenient because I was never home before 6:00 when the office closes. I didn't have any real issues with the management - they did lose a piece of my mail once & there were some other very minor things, but overall, they were fine to work with & actually pretty accommodating - I paid very little extra for a 6 month lease (as opposed to a year - think it was like $14 a month extra) and then went to month-to-month so I could leave as soon as I closed on my house. I gave them 30 days notice & there was no hassle. I was amazed when they refunded my cleaning fee (or damage deposit, one or the other) after I moved out. I mean, it wasn't disgusting by any means, but let's just say they probably would have been justified in keeping at least part of it.
It probably is considerably more expensive than renting privately instead of in a development, so if the amenities are of no interest to you it might be overpriced, but it is FAR less expensive than its sister Stephen D. Bell owned properties in Knoxville.
Bottom line, the prices aren't that out of line, it's safe, conveniently located, spacious and has some pretty nice amenities. If it's in your price range, it's an excellent option.

Smoky Crossing was fine in 2007, but now its more ghetto than a NYC alley with a gangfight in progress. People blast there Car stereo systems so the whole neighborhood can hear it, a few black people here and there walk around like there "homies" are there neighbors. I'm tired of Smoky Crossing and I want to move out but I can't find an affordable place. They revolve around money. there pool is almost always closed during the summer,and its always green,and they dont know the proper pool management (chemical amounts)..... there fitness room needs improvement, and the putt-putt isn't functional anymore. Most the teenagers are already smoking cigarettes and drinking. they could use a new basketball court but their too cheap. they took the dog park out. They sold the baseball field they use to own. I guess it used to be luxury but now its just crap.

I really hate it at Smoky Crossings. My bf lives there and when I go stay with him on days he is off work and his neighbor is a flipping pot head and goes and smokes pot on the porch. And the pool just now opened this wk. I mean what in the world is going on at this place. There is always loud music and partys going on. I always feel unsafe there. Esp since my bf always gets home late. PLUS they never even told him anything about the alarm system. I really can't wait till my bf and I find a house and get out of there. My stepmom use to be a apartment manager for a huge successful apartment complex. and she even said that Smoky Crossings is a very bad place to live. And now we now how to get out of the lease cuz managment at smoky crossings is awful plus the safety there is not good at all.

moved in April 2012..no more trash issues,yes still have to have renters insurance, but thats more for your protection. have cleaned out the "trashy residents"..credit checks done before you are allowed to rent. have some stupid parents that let their kids play in the road...but thats gonna happen anywhere you go. no issues with getting things fixed..non emergency issues fixed within 24 hrs.and they have to tell me when there coming. we also have many city and county officers that live hear and do courtesy patrols.

I currently live at smoky crossing I have been here for 8 months We have great neighbors all very kind a quiet I live in a 3 bedroom and only pay 900 even have a fireplace the I feel safe my kids play outside all the time and have never had issues with anyone so far and the kids seem pretty good. and anything that has messed up maintenance has been on top of it and the office staff is always very nice when I go in there they even let us use the clubhouse for my baby shower,
