Does anyone have information regarding the Les Jardin Coops. Fees, complex life style, opinions, reviews etc.

For that matter any condos or coops in Suffolk County!

Les Jardins is a very nice development. Contact Majestic Manors Realty in Miller Place, ask for Patty Pugal she is helping me with my purchase as i just bought a unit in there. She also lives there and is VERY knowledgeable about the development and all the other requirements needed to get in.... Hope this was helpful to you and best of luck.... Mark....

Lived there and it sucked. Maint way too high and the place in financial distress. Maint always goes up. Roofs leak....don't buy there. RIP OFF

I recently tried to purchase a unit here and can tell you my experience was less than stellar. I found the board to be particularly arbitrary and capricious. Aside from the fact that the maintenance is ridiculously high (and the tenants complain that the management is non responsive to problem complaints),the management is off base.
I am a health care professional with great income but not so good credit after a 4 year divorce (540). I went into a short sale here with the board knowing I had a bad score and being told through the Real Estate it would be "no problem" for two reasons:
1. It was an ALL CASH deal and
2. My WEEKLY TAKE HOME income EXCEEDED the MONTHLY maintenance
With the board having all the information up front I went into contract with the seller who is considerably behind on the mortgage and holding on by his thumbs. To get the deal to close quickly I voluntarily placed the ENTIRE purchase price in an escrow account with my attorney so they could see that I had it in place and we could close ASAP, and supplied all the documentation the world would ever need to prove my income.
Meanwhile, the Real Estate got the bank to approve the short sale after less than 3 months of back and forth by showing that we had the cash on the table, ready to close.
I called the condo board to arrange the closing meeting for several weeks without response and as soon as I left on a conference they called me telling me the meeting was the next day. One day notice after several weeks of calls? I informed them I was away on conference and when I returned next week I would make myself available any time or place for them. I proceeded to call them 3 times from the conference that week with them telling me they would get back with me to reschedule. I never heard from them.
Two days after my conference return I received a letter from the board telling me they rejected me because of my credit score, the score I told them UP FRONT was not good. If I was going to be rejected, why call me in for a meeting? What difference does the credit rating make on an all cash deal when the income is excellent and your current shareholder is in default? Some petty kook got his panties in a bunch because I could not make his one day notice meeting and they denied me out of hand!
My atty. and the Real Estate told me I should contest it, but I looked at it as a sign these people are dunderheads and I should stay away from there. Who, in this market, would turn away an all cash deal with a person of excellent income when your current shareholder is in default? A group of dodo birds, that's who! Do I want to be subject to the arbitrary decisions of people on a board like this who can't even feel the bird in the hand? I do not.
I felt sorry for the seller who is holding on and thought he was out only to be held hostage by a group of people who would rather see him go under and have an empty unit than solve their silly power trips. Would I want my buyer years from now denied a sale based on the color of his tie even after it was approved beforehand? Of course not! I learned a lesson about co-ops and the pettiness of their boards. Where I come from Cash is King and I am currently looking at several nicer condos in the area not subject to petty tyrants on boards. Good luck to them and especially the poor seller, but "buyer beware" at Les Jardin in Coram.
I will, however, highly recommend Adrian from Magestic Manors Real Estate as one of the most honest and above board gentlemen I have ever met in the Real Estate business. He is straightforward and will work hard for your business. If you need a Realtor in the area, I highly recommend him. You'll find none better!

What is it like living at Les Jardins in Coram, NY? Looking to buy and moving from California but do not want to make a mistake with a co-op at Les Jardin. Thank you.

Moving to coram from California would be the biggest mistake of your life. Coram is the worst of many slums on Rt 112, including such shltholes as patchogue, medford, and port jeff station.

All total dumps, that are more expensive than anywhere in Cali, but filled with the scum of the earth! Mexico would be a MUCH better choice than crappy coram.
