There are three houses that border Jose st park's parking lot. The street is Adelaida court. Parties most nights. Not sure which house but be warned!! The next time you immature,spineless,spoiled,sel f centered,little punks wake me up after 10pm, I am gonna take great pleasure calling the cops on you over and over again until you GROW THE #$%^ UP.

Property owner Constantin Gehriger, who rents a home on Archer Street to several UC Santa Cruz students, said the new law discriminates against college students, their parents and landlords.

"I feel my property rights are being taken away based on complaints about my tenants," said Gehriger, who also owns a bed and breakfast on Cliff Street. "This is discrimination."

Hey Constantin, how will you feel if large groups of people come to your house and bang garbage cans in front of your house all night, no problem right punk? Your an idiot that has no nads to think of anyone else but your self. Whine "my rights" all you want. Your a weak feable self centered punk.

OMG, he admits they are his tenants and he still doesn't understand why this law was necessary? This is a classic example of when a property owner doesn't take care of their own business and then other people suffer loss of freedom because of it. I have lived next to homes like this and it ruins your life because the noise causes chronic sleep deprivation.

To Constanin Gehriger and other property rental owners--if people like you were responsible landlords, we wouldn't need laws against loud and unruly behavior. No, you don't have the right to ruin your neighbors life by housing immature, disrespectful, irresponsible renters that spoil an otherwise peaceful neighborhood. Since money is your motivation, a fine is the only thing you will understand. I will call the police on people like you in a heartbeat.

I have two words for repeat party violating landlords. Eminent Domain
If they cannot get their tenants to cease having loud parties and disrupt the neighborhood, then they should have their houses confiscated.

These land landlords stuff 6-8 kids in a three bedroom house for $800.00/month each and really don't give a crap about their neighbors.

Just greed.

Did you also know your own home can be placed on the 'party house' listing if you have some friends over to watch the Stanley Cup Playoffs and you all cheer at a winning goal? No alcohol involved, just 5 friends watching a game? Yup, cranky pants neighbor only has to call the Police because of the 'excessive noise' and sign a complaint. Police do not have to see or hear anything, only the neighbor has to sign the complaint and there you are, on 'THE LIST'. Happened to us during the Winter Olympics and then again last Friday. So, remember, every one is really at risk if you enjoy sports or have a birthday party or graduation party and a cranky neighbor!

Yea, I never understood how tenants get away with this kind of behavior. It IS the land owners' responsibility for any illegal activity that goes on in their property. I have seen a clause addressing this in leases that state something like "evidence of illegal activity can and will result in eviction". Repeated filed complaints by the neighbors for violation of noise ordinances seems like justifiable cause however greedy land owners don't want to go through the eviction process because they have to hire a lawyer and it cuts into their "cash flow".

Maybe I ought to get a bunch of my friends together and go party on the street by Constantin's B&B, and we can see how he likes it when it affects his bottom line.

Apparently he lives in a neighborhood unpopulated by unruly UCSC student party houses.

I suggest that any neighbors of these party houses get the phone numbers of the landlords, so they can call them in the middle of the night to complain. It's only fair, after all, to wake them up when their tenants wake you up.

To Didjaknow. That sounds unfortunate. Neighbors should be able to tell the difference between an alcohol fed, unruly party and neighbors occasionally having people over. I certainly am respectful of that. You might consider letting you neighbors know in advance.

Didjaknow: I bet you are giving them the evil eye and being a d--- to them now, why not try to include them, give a courtesy invite.

I live near a family we call "the loud people" because they are loud in everything they do day and night. Several houses away I know their voices and every word they say. We haven't called the cops yet. Maybe they are you.

That landlord is an idiot. I believe he has had to pay fine or will if it happens again. Let's go to his house and party on the lawn all night. Let him clean it up.

%$&# YOU CONSTANTIN! SERIOUSLY!? I happen to live across the street from one of our lovely party houses. I just dont even understand how these little $#*%s are still residing next door. I had one living UP AGAINST ME and made sure to make my complaints to the land lady (who referrred me to the police... hahahahah) any time i had a complaint; straight to the land lady (FTP). The back neighbor had also been complaining as well and the SOB got evicted!=D If the landlord does not respond logically and with action, take it up with the PROPERTY OWNER. In which case they're concerned to have to deal with something their landperson should; and NO property owner that I know wants to dump $$$ into a frat house. Renovations always exceed the damn deposit.%$@)*%$@) constantin.... you do NOT sound to liked right now homie... lololol
P.S. I thought there was a three-strikes "law"; if a tenant receives three noise complaints/visits from cops they're automatically up for eviction. What happened to this?

Didjaknow = misinformation. The ordinance only kicks in if the police show up and determine that its a huge, out-of-control situation. Those are the only ones that go on the list. Otherwise there would be a whole lot more than 83 on the list - including my freaking neighbors. Read the ordinance. http://www.codepublishing.com/ca/santacruz/ Sections 9.36 and 9.37.

I've learned that you really do have to explain to college kids that, in spite of what see in the movies, there is no "Right To Party in the USA" Hard to accept, I know. Like learning that there's no Easter Bunny: a sad part of growing up.
