Don't do it! If you let them in they will come! "They" are the gangs and the drugs and the single parent welfare families created by the culture that spawns 65% of the children born out of wedlock. You will never get rid of them until they destroy the complex (15-25 years) and in the mean time they will ravage the surrounding neighborhoods. Just look at 61st and Peoria in Tulsa. Look at north Tulsa. Look at Tulsa Public Schools. Lord, what are you thinking?? Sand Springs is one of the few places left that is a nice place to live. Don't screw it up with "do gooders ideas" the "do gooders" will leave and you are left with the huge financial cost and loss of innocent lives in the cross fire. I am not kidding or exaggerating. Just look at Tulsa.

If OHFA makes a final decision to let Zimmerman properties move forward, the community should all get involved in advertising for them. The brochure that will be mass distributed will urge people to move right in----into the meth community. Meth labs so close, you can walk. How exciting!!!!!Unfortunately, this may be a draw for some lower income patrons. However, for all those other regular patrons Zimmerman speaks of it should be a real bust!

Please know the definition of a "Tax Credit" properties. For those of you that arent aware. It is NOT based on your income NOR do they allow just anyone to live at the properties. They still have the felony rules and the income regulations just as any other conventional property would the only difference is they allow people with low income... no where in there does it say zero income. This includes your parents &/or grandparents that are on SSI&SS because they can no longer work but they still want to be independent. Also, for the one that says Sand Springs doesnt need something like that there is already a very nice senior community and multi family tax credit property in Sand Springs. I am not a resident nor am I low income. I just wish people understood the difference between a tax credit property and 61st & peoria AKA HUD based property---> which is what they base their rent off their income. Also, a tax credit property is in comparable to a comventional property when it comes to monthly rates.

If Zimmerman properties subsidizes poverty, then they will have a dependable revenue stream.

The median rent is usually lower, these properties except section 8 vouchers as well. It is all a bunch of entitlements for those who don't want to work for anything. Those who build these properties get the big tax checks for ten years. I am sure when that runs out, you sell and move on to the next best thing.

This will be the downfall of Sand Springs. I don't know how our city leasders could have made such a terrible mistake. Stupid stupid mistake. This will hurt S.S. for many many years. I am ashamed of our city leaders. They have stabbed their citizens in the back. Crime always takes over low income apartments. Citizens of S.S. better get guns, bars on windows, and security system.

People are so judgemental.. Lazy people who are living off of the government are not the only people who live in Low income housing; look at the economy, many people have lost jobs and have been forced to take low paying jobs; others are single moms or college students; some are both. Some people are disabled and can still able to take care of themselves but benefit from low income housing. Who are these people to say who and who can not live by them? They should be happy that they were put into the situation to have what they have; Im a single mom, full time college student, and was until recently a part time waitress... Im really dangerous aren't I? Im sorry if I would lower your property value by not raising my children in a dangerous inner-city neighborhood. I live in a place where I dont have to worry about that but there are hundreds of mothers in the area who are not as lucky and many families doing the same thing... who are these people to judge and rant and rave???

Okay Lindsay, here is what i have to to say to that. I actually have many friends just like yourself... they have children and they are trying to go back to school and they are upstanding citizens, but they just can't quite do it all by themselves. I do not have a problem with people who need assistance, getting it. However, smart young women such as yourself, move into these housing areas when they are new and before they are overrun with drugs and crime. As for being put into a situation... I made my own situation. I paid my way through college myself. I am a successful 28 year old accountant with no children. It was the choices that I made that made it possible for me to buy my house in the Pratville area. My successes didn't come from my parents or loved ones, they came from hard work and I would appreciate the people who live around me to have the same ideas... it is unfortunate that this type of housing can't just be for people who are trying to get on their feet, it is unfortunate that more often than not, this type of housing turns into a place for drugs and crime. I wish I could change that, I really do. I understand where you are coming from and I wish I could change the facts. You have to understand that it is not people like you that are a danger, it is other individuals that use the government as their personal funding who don't want to work and just want to mooch off others that are a danger.
