TELL THEM THAT IF THEY HAVE A FIXED RATE,THERE SAFE.
IF THEY DON'T HAVE A FIXED RATE,THERE SCREWED.
I WOULD NOT SUGGEST ON GETTING A FOECLOSED HOME,CAUSE THEY HAVE A LAW THAT GIVES THEM TIME TO FIX-UP THERE MESS WITH THE MORTAGE COMPANY,WHEN THEY GET IT FIX,YOU THE ONE THAT GETS SCREWED ON ALL THAT MONEY YOU PUT UP.
FORECLOSURE HOMES ARE "RUSSIAN RUILETTE" WITH YOUR CASH.

We had a mortgage with Wells Fargo, we lost our job last year and tried to work with them, my husband got a job in another state so we needed to sell. The market was soft and the balance and what we could put it on the market for was short about $60000.00. We asked WF if we could finance the difference to get it on the market, they said NO they could not help us. We had it on the market overpriced for 4 months while trying continually to get WF to work with us and everytime they said NO. We approached them about a short sale and they said to fill out paperwork and send it in. We did and even had our realtor fax it, they told us they never received it, resent, they said that they could not read it so we resent and faxed. WE called and they said they needed to review, after a month we called back and they said they needed to appoint someone to our case (needless to say over this whole period of time when we would call we were always transfered and no one ever knew who we should talk to.) After several attempst we never could get someone to talk to us even went to the local office and the mortgage "specialist' told us to just quit making payments so that we could do a short sale, however this was very incorrect and illegal advice. Finally after repeatedly calling and getting the run-around we did get someone assigned however they would never call us, spoke to this person one time and said had paperwork we could lower our asking price and try a short sale. Got one offer that was very short and they refused, got second offer that was 10k below asking and they refused. After a year we have lost the house and it was taken by the bank this past spring. They sold the house in Aug. for 45K less than what we originally paid and 70K less than the short sale offer!! This company is beyond words, we had been customers for several years, good customers and this is what they do! What is most furiating is that they show the loan of a home we had with them previous to the one mentioned above as opened with a zero availability balance yet are sending us bills for the fee to keep it opened!!!! This should have been closed at the closing of the house mentioned above, we have contacted them several times with several faxes to tell them this is a mistake and should be shown closed, even had the guy at the local office fax that information to their home office and this still shows as an active account. What a bunch of idiots!!!!! No wonder we are in this huge mess!!!

IV HAD LOAN FOR 8YEARS NEVER MISSED PAYMNT OR BEEN LATE,EVEN HAVE PAID MORE THAN DUE LAST 3YEARS,NOW THAT TIMES ARE TOUGH TRYING TO CUT BACK AND RE-ADJUST BUDGETS TO MAKE ENDS MEET,CALLED TO SEE IF COULD GET PMI INSURANCE REMOVED THAT 40DOLLARS COULD MEAN ALOT SOME WEEKS,THEY GAVE ME RUN AROUND TOLD ME UP TO HUD GAVE ME NUMBER TO CALL HUD AND WHEN FINALLY REACHED SOMEONE AT HUD THEY SAID WF WAS ONLY ONE THAT COULD REMOVE IT,I CALLED WF AGAIN ADVISED THEM OF WHAT I WAS TOLD AND SAID U WOULD THINK WITH THE WAY THINGS ARE AND SO MANY FORESLOSURES YOU WOULD BE WILLING TO HELP WITH SOMETHING SO SMALL THAT COULD MAKE A HUGE DIFFERENCE IN SOMEONE BEING ABLE TO PAY MORTGAGE ON TIME AND OR LOSING HOME ,BUT THEY WERE STILL BLAMING HUD,AN WOULDNT HELP...

WF is a dirt ball of a company, if they call you with a HOME ASSIST COURTESY CALL, its recorded, tell them your NOT initerested in a recorded call, then they dont want to talk to you. So if it ws truly a courtesy call, why is it recorded? Gee, because they want you to say something incriminating...

back in may we had problems with our morgage and the wdanted to set us up on this modification plan so we set it up. we were to pay june and july august we did as we were told then at the begining of sept we were to call in to let them know that all months then were paid and we did mean while in june we made to payments and that took care of may well any ways they gave us a grace peoriod sept oct and nov. in november we got a letter how much to pay in dec, we paid it, eight days later we were denyed, then shortly after that we got 6 act 91 forclosure we had to go to tabor and was turned down because of husband laid off and not enough money then wells fago ask us to sing up for a new program if we didnt then there was nothiobng more they could do well we had to but i dold them that the pmt were to steep to pay there said they were sending papers oput to sign welll papers never came until i called a month later then finally they came were on a program that we nevwer signed and that is very costly there saying we are 7 months behind according to out papers were only three the three month that they gave us a grace peoriod when u call wells fargo they run u around i wnat to know where my money is going!!!!!

W.F. IS ABSOLUTELY THE WORST COMPANY THAT I HAVE EVER DEALT WITH. AFTER THREE MONTHS OF SUBMITTING DATA. THEY STAE THAT THEY HAD NOT RECEIVED ANYTHING AND THAT I SHOULD START OVER .yOU TALK TO 3 DIFF. PEOPLE AND GET 3 DIFF. ANSWERS. THATS OUR TAXES AT WORK. THEY ARE ALL IDIOTS.

The WF employees that I've dealt with are morons. I went through a period where when I called them, rather than using my account number they wanted my social security number. I wouldn't give it to them and they refused to help me. I explained to them that their own website security page stated that social security numbers should not be used. Hello? Then I get a nasty email from some goofy Web Security guy telling me all about how WF web security exceeds the standards and blah, blah, blah. As if I care. My concern was in giving my social security number over the telephone.

I wish they would sell my account to another bank. What a bunch of knuckleheads.

Well here goes,
I've been trying to refinance my loan with WF since Dec,2008. I am at 7.25% and Locked in at new rate 5.125%. Which Would save me $450 a Month.
They have giving the Run Around. At first they said the my debt to Income ratio to high 51% Then said my home equity was not quit 20%.
So I took matters into my Own hands and Paid off some debt I'm at 46% Debt to income. Also paid $1700 towards Principle to give 20% Equity.
I have A1 Credit and never paid anything late.

Bottom Line.The way I see it. They don't want to Lose there Income 7.25%.and Put me at 5.125
Which saves me $450 a month.

We had PMI with a Wells Fargo loan and tried to remove it - doing an appraisal when there was more than 20% equity in the property- and found out they indeed do have a time limit also - 2 years in our case. This was very frustrating as this time limit was never disclosed in any closing papers. Also, if you ever are late or miss a payment they extend the time limit by another year! Buyer beware.

wells fargo missused me I also sent in modification papers. my real problem was wells fargo itself,they change the locks on my doors .they went in to weatherize my two family home.I had went there and weatherrize the house it was then when I noticed I had a roof leak I called a roofer right then he inform me he could not get to me until that sat.We did get a big snow but, he came anyway we were unable to gain entry,because wells fargo had changed my locks I called wells fargo,inform them i needed to get into the house,I was told someone would contact me to give me a key no one did I ILL AT THE TIME,I called them again after a couple of weeks or so I WAS TOLD THE DOOR WOULD BE OPEN IN 24 HOURS,THEY NEVER OPEN IT.THEY ASKED DID I PLAN TO KEEP THE HOUSE I TOLD THEM YES BUT I COULD NOT GET ACCESS TO FIX IT UP AND I WAS LOSING 1100.00 PER MONTH,THEY REPLIED THEY WERE MAILING ME A KEY.NOTE THIS ALL STARTED IN NOV.IT WAS NOW FEB.AND I STILL COULD NOT GET INTO MY HOUSE.SO THE NEXT THING I KNEW THEY WERE SELLING IT TO THE GUY NEXT DOOR, I FOUND THIS OUT FROM HIS FAMILY.

Well the cat and mouse game continues,
Ive been trying to rafi since December 2008. My loan with WF is at 7.25, Now Relocked in at 4.875 refi, But from what I have been reading, Wells Fargo Has Been Stalling on Refi's Discouraging People By making them wait while there values continue to go down. Then turn around saying they no longer have the 20 equity to refi and saying the last appraisal is over 90 days.
Shame on you Wells Fargo!!!
I hope someone Sues them!!!

In October, 2008 I applied for a loan modification with Wells Fargo. In March, I received a call that I was selected for the modification, but they needed updated information for monthly expenses;I faxed the info the same day. I have not heard from WF. Today,4/03, I spoke to someone at WF who has informed me to check back next week for an update. My mortgage payment is over 50% of my pension income and I am struggling each month to pay utilities and other basic debts. I shared this info with WF agent. She said, "Thank you for calling WF." We must inform the White House about these delay tactics.

well me and my husband have a loan with weel fargo
they are a bunch of jokes. we tried to modofty a loan since 2006, nothing finally in 2007 they gave us a loan payment of 4,969.00 a month.alone with a second payment with them at 792.34. well
the naacp have filed a lawsuit march 13,2009 also
naca is goning after them as well. wells fargo is the worst bank . but the only thing kept me smiling is they will have to stand before jesus and give an account of all the wrong doing in hell for ever.

We too have been a part of Wells Fargo scam. My husband deployed to Iraq for 18 months and once back became unemployed. We started getting behind on the mortgage because our once 2 income household became 1. Not to mention we have four children. We applied for a modification 12/08 and was finally told in 2/09 that we were being put on a 4 month moratoriun because we didn't qualify for a modification. I was told to increase my income and use the time to pay off some of our other debts and increase our income then to reapply for the modification. We did as we were told and reapplied for the modification 5/09. I was told to call on the weekly basis for the status of the modification. I called at least 3 times a week to check the status and was told in 6/09 that it was with a negotiator and continue to call to check the status. Once again I did as asked. I called all of june and was told that it still being reviewed by a negotiator. Then 7/09 I was told by a representative that my account has never been with a negotiator and was still with a processor and have not been reviewed by anyone at this point. I asked to speak to several supervisors who have submitted a total of 5 escalations. I have gotten no response. Then I was told in one of my many calls in 7/09 that they didn't know why I was told 2 reapply for the modification because I'm not elgible for one. I was told that I have a VA loan and need 3 more payments to be elgible for a modification. Then out the blue 8/5/09 I called again after speaking to so many reps and getting so many different response then I was told that I do qualify for a work out plan and was requested to refax my income info and hardship letter again. I did so. 8/6/09I was told that my file was assigned to a negoitator. 8/10/09 I called to check the status and was told that the review was complete and I was put on a workout plan that increase my current mortgage payment by $600/mnth for 30 months to start 9/1/09. I was told on 7/29/09 I have a $500.00 deficit in my budget. So how did they expect us to increase our mortgage payment by 600.00 for 30 months? Impossible!!!!!!! Remember my husband is still unemployed !!! Four children and one persopn currently working. 8/10/09 i told the representative that it would be impossible to make that payment. She told me to let the plan default and the to restart the modification process all over again. I called back and got a different rep the same day which apologized on behalf of Wells Fargo the whole call and advised me that I can sent back the paper work and explain that I'm rejecting the workout plan and that I'm requesting to be reviewed for a new modification plan because my financials was not accurate in their system.*** Remember I went from having a $500.00 deficit per month on 7/29/09 to somehow going to a $700.00 surplus per month. Which is totally incorrect. I guess the roller coaster ride begins once again. I think that I may end up having to file a chapter 13 bankruptcy when it is all said in done. WELLS FARGO MODIFICATION PROCESS IS A HORROR STORY!!!!!
