Not sure you are going to be able to find cheap land at this point. Seriously consider the land auctions at the Imperial County website to get the cheapest land available in this area.
If you don't want a foreclosed home, my guess, would be your next best bet.
We all want to own land of our own at the best possible price. Just be aware that you must do your research and not get 'pulled' into a deal that "sounds to good to be true!"

Danny mofo is correct -- buying vacant land and putting a mobile on it is a great idea. However, you do have to consider that a water meter will cost approximately $10,000.00; and the electricity is currently some $15.00 per linier foot from the last available pole plus the cost of each pole installed. You could be looking at somewhere around $20,000.00 plus just to get the vacant lot ready to receive a mobile home plus whatever Imperial County would charge in building permits.
$20-$25 thousand for the basic utilities plus the cost of the mobile (which cannot be older than a 1978 model), plus the lot prep and setup; and the permit fees that Imperial County is going to charge ---- All that frustration! Then in the end you may end up spending around $75 -$80 thousand anyway.
Depends on how much you are willing to deal with the 'permit frustration' and the cost of owning your own place; or moving into a turn-key and still owning it.

I looked at that page before a few weeks ago and tryed to contact them about some land that i could afford but they responded with a peice of land that was way out of my money range. They seem to not want to respond to any of my emails when it comes to land that I can afford. I really dont know what im going to do if i cant get a response from them. I know that the land they offer that i can afford is avalible. I might have to buy land up in northern california if no one wants to sell me land here. I would hate to do that.
if you are serious about buying land in salton city contact dennis he owns the am/pm out there and also has a realestate company out there and he has plenty of homes and land for sale

I am in the same situation. I am a little familiar with the area. My questions are: Can one put a mobile home on property there, and what is a best guess property tax rate. Any other information would be appreciated too.

Just infuriates me that the state, the Salton Sea Authority (that cost us who knows how much), and Imperial County continues to ignore the wonderful asset they have (collect money from it) and then refuse to acknowledge what they actually have.
This area could be such a big money-maker not only for the local area; but the only SEA in the United States -- the largest body of water in the state of California -- and potentially the largest tax base that Imperial County (the poorest county in California) has is just mind boggling to me.
I did read the link that you refered me to and it is just totally disheartening to think that so many people are willing to let this beauty die for simply LACK OF ATTENTION.

I want to live there! I think the place is just beautiful ! You need some people that love Gods creation , this place is a miracle from God and it just needs TLC. I don't know if I could get a job as a dental assistant there.but I'm looking.
