Does anyone have any idea what is being built in this area. I drove back in the area. A lot of land has been cleared so far. Nothing has been built yet; foundations aren't even dug. However, the extent of land clearing suggests it will be something big.

For the record, I too am grossly saddened by this county's inability to attract any businesses whatsoever. I'm just looking for some sort of sign of progress before I just give up and get my family the hell out of this wasteland.

Caroline county is the a product of something completely bogus, many prebubble famalies were duped into thinking this was the better option....and at the time it really was in terms of affordability when compared to surrounding areas. But take a closer look at your community now... Welcome to slumburbia. caroline county will never sustain a middle-class not to mention an UPPER-MIDDLE and thats what it takes my dear to grow a county which can't even offer a pot to piss in. Its called tax revenue. Caroline County is among one of hardest hit counties in virginia during this "housing crisis and guess what....its just getting started. Its so bad that even the one who bought foreclosures a few years ago are now trying to shortsale. Not to mention the school system OMG!
The only thing coming to this area will be, more section8. Plus Don't fall for the Denny's better known as the country buffet....they could'nt even afford to give it a facelift or better yet clean the dirty roof which is clearly visable from the main road. The only upscale dining avaible to crappy caroline is Arbys and don't count on that for long.

I am upper middle class and I have seen this cycle happen in northern va and washington dc. Dont we have a surplus at the county after some real hard cuts. We will be doing just after the BRAC moves happen. These moves were put on hold for reasons due to the recession. The new positions and families coming to Dahlgren and AP Hill some will settle in Ladysmith and while these times are tough we will get through. When the economy comes back the ones who came for the right reasons will prosper. The ones who came to make money off the place will be gone. Remember to rent in Ladysmith it still 1000-1600 for a four bedroom home. Yeah a lot cheaper if you buy but with banks not lending... So Do yourself a favor go move to Ashland that is where you belong right behind Roses.

If I remember right I read a while ago there was talk about building a train station in Carmel Church. It was in the Caroline Progress. I just skimmed the article because I didn't believe anything would ever happen in this county. But I have provided you a link to the article that I read. Hope that sheds some light on the issue for you.

As for you, Ms. Deagle, do not take offense to their comments they may not know you or have walked in your in shoes.

The carmel church rail would be a welcomed addition to the area but how will it be paid? Remember what happend when the ymca fell through? Speaking of ymca
do you know that the Ashland location just closed its
doors? Ashland is a good example of how slow growth will be, without the necessary tax appropriations.
I don't mean to sound negative. I just think people should be made aware of the facts. This area will not grow unless there is another miracle "bubble". Gone are the days that the county can scheme with developers and inflate home prices "just because".

Ms Deagle you are what is wromg with Caroline County! Ashland is a horrible place to compare Ladysmith to. You do sound negative and you need to retire and stop sucking up the good air we have left. The younger generation that is here now will fix what the older generation has squandered. Be thankful the young working class for any improvement that happens.

I just have a quick comment....My wife and I bought our first house here roughly 2 years ago, and wow was that a bad bad dicision. By now we all know the economy is to blame for slow housing and commercial growth but I have been in smaller localities that have at least tried to improve their infrastructure somewhat. The loc. Gov. is a joke and Caroline County has made no advancements. I feel sick to my stomach that I will be forced to live here unless there is a total 180 in the housing market.

Why so sore? You know what you were getting into. Did you really think you were coming here to make money? Two years ago the was in full poop mode. What did you think a rural county would suddenly become a socioeconomic hub during that time till now? Caroline will come full circle dont be so short sighted. The comment was made earlier "how are we going to pay for the train" in almost all states public transportation loses money or breaks even. It is more of an enticement for business/residents to come. To think we can make money from the train is naive at best. If you build it they will come and so will the tax dollars and real estate taxes we so desperately need. When you invest in real estate or inferstructure the payoff is usually long term not get rich quick.

What the hell are you talking about?? Why would someone purchase a house and not expect for it to be a profitable investment. Do you invest money and want/expect to lose money?? Of course you don't. Yes I want my purchase to be something that has positive equity. I did not think Caroline County was going to be socioeconomidc hub, but I sure as hell thought it would advance more than it has. Take a look at surrounding counties, they were rural farmlands not so long ago and found a way, what's different with Caroline Co?? I don't want mass construction and destruction of all nature, but would like to have a few modern day conveniences. Saleod.....are you a lifer here in Caroline? Or just an ass who doesn't want to hear people speak their mind. Don't criticize me for not enjoying the location where I live, it's an opinion.

Anyone who purchased a home 2 years ago in most localities have had a loss of equity so Caroline is no different than any other jurisdiction. The appeal to Caroline County is that it doesn't have the urban sprawl and growth that has crept down as far down as Fredericksburg. Traffic, stores on every corner and a neighbor staring me in the face is not appealing. I have satellite tv and internet, which is great. I do not consider myself or my friends and family that reside in the County low class. And for those who think that the only upscale dining is Arbys, you may want to try out the Timbers in Ladysmith.

I'm well aware that most people have had a loss in value over the past two years, my response is in regards to a statement posted by Saleod. To each is own Summertime, some people like laid back country living and some don't. And I never mentioned anything about residents being lower class. But now that YOU have mentioned that, most not all are white trash rednecks. Take a look around, if you like this area i'm happy for you. I personally do not enjoy this type of living.

You said this is your first home right? Then if you want to make money why did you buy now? It doesnt seem like you did your research. If so you would have known Caroline was hit hardest by the recession. Most residents rely construction jobs and jobs fueled by a bullish economy. Yeah I hope to make money on my home but not a retirement windfall like it seems your hoping for. This is my third house and I am in my thirties and have seen this cycle happen in the city (DC) So dont get your panties in a bunch because you were daydreaming. If you are looking for upscale you took the wrong train buddy. If you dont like slow living why did you move here? Did some realtor sell you a dream and it wasnt what you really wanted? Or did your friends get rich and tell this is what you do? Clearly things didnt go as you planned but hey there is always next year thanks for trying out:)

WHAT is wrong with you people. YOU moved here by choice, or you thought you were getting something for nothing. It was up to YOU to check things out before you moved here. Did you think you would move in and in one night a shopping center would be built in your back yard. Take the silver spoon out of your mouth and wake up to life in the country. Get over it or get out. Save it for the people that have been here all the lives and that enjoy living here. That is OUR choice just as you had when you came here. SHUT UP and move on.....
