Lake Caroline vs. Land'or

My wife and I are going to be relocating to the Fredericksburg area at the end of the year. We are looking at a few houses in both the Lake Caroline and Lake Landor communities. I work in Richmond and she just accepted a position North of F'burg so the area seems to be a reasonable commute for us both. There seems to be a lot of previous discussion about complaints from residents. We are hoping to get some input on the pros and cons of both communities from current residents. We also have heard that there is a possibility that boating will be prohibited in Lake Caroline? We are both avid water skiers so that will weight heavily on our decision. Any info will be helpful as we would like to know as much as possible before buying a home.
Some specific questions we have are:
What are the current move in and yearly dues?
What is the current water situation? Are the water bills reasonable?
How are the amenities?
Are the lakes actually large enough to ski in?
Does anyone have any insight on Lake Caroline boating and PWC use being restricted?
What is the overall atmosphere like? Quiet? A lot going on? Old? young? Families?

Both are nice but LANDOR has the lesser fees and water bills if on the LANDOR side. At LANDOR there is a restaurant and a beach. Lake Caroline has a bigger lake and pool but high fees.

How do you determine where the Landor side starts? Ladysmith road?
