Moving to Lake Land'or

Does anyone that lives in the neighborhood have any good things to say about it? I have never lived in a gated community and I understand everyone has their gripes but is there anything you love about the place?

Our house closes in July there. Are there any community events or activites?

What I love most about it is that I'm not there anymore :)
There is nothing there so special or spectacular that it can't be found somewhere else along with much less aggravation and intrusiveness (like it used to be there many many years ago).
Sadly it's been run into the ground and is now over priced, poorly managed, and generally more trouble than it's worth.

I dis agree with Bill. The community is good and it will get better. Most of the older residents who live or have lived here are refering to a time when Landor was a resort and property prices were well from the seventies. It is really not overpriced but on point with the rest of the market. A lot of people complain about petty stuff like why cant I keep my car on blocks its my yard. Or They used to let me park my four wheeler on the front porch. Well sadly those days are gone and after awhile the residents will be to. The area is free of traffic and an easy commute to Richmond and near by bases. i think you will be happy but there are problems but show me a community who doesnt.

one concern i would have about a gated community is the HOA that is always changing and are too bossy to the home owners.

I was reading over the rules and bylaws over the weekend and of all the things I read, the one thing that did not make alot of sense to me was the $5000.00 to acess changes made to the yard. For instance, putting in a storage shed or a water garden or something of the sort I am guessing. That calls for a 5 thousand dollars assesment by the HOA? I expected alot of fees for this and that but..$5000 seems a bit extreme. Also I thought $100.00 a year for a key to the gym was pretty rough. I understand a one time fee or even the key replacement charge but everything else is built into the HOA fees that should be also or be a one time fee.

But those are not deal breakers.

So after buying the house, moving in has been truly fun. We have to have a full blown investigation some days to get in to our house other days are strangly simple. Then getting a service tech out to the house to do a repair takes a act of congress. I sure hope it gets easier sooner rather than later. We will be full time residents after this weekend.

after reading the latest post arent you glad you moved to Lake land or:) Maybe the old folks in Lake caroline finally listen to us youngsters. Time to wake up and step into the twenty first century.

I'm actually loving Lake Landor. Once we got our tags and lists in order we have had no more issues. I love the area, love the house. The life guards are friendly at the pool the guards are helpful at the gate. I wish the roads were better on the heritage side but... all in all we love it.

My husband and I are planning to look at some homes in Lake Land'or in a few weeks and were hoping that we might find out a little bit more about the community from folks who live there. We will be using the house, if we buy one, as a weekend get-a-way and for summer vacations, but we would like to invest in a house we might retire to eventually.

Pros and cons of Lake Land'or would be much appreciated!
