The HOA is trying to enforce rules that they've let go for decades. The homeowners are fighting back. Since you're moving into the left hand side of land'or please research Aqua VA first. I have a family of 5 and our monthly water/sewer rates are over $200 each and every month. We are not water wasters, and no one is home monday-friday during the day. There is no high speed internet and only basic cable options. You will need Directv or Dish, which is expensive. Hughes net is only slightly faster than dial up. You'll need a mobile air card which is expensive too. You might buy a house cheap, but that will be the only thing you find cheap here.
The school system is really bad and the real estate taxes are going to have to go way up to fix them.
Great neighborhood for weekend people.

Im about to move to the left side and you can have problems no matter where you live if you dont like neighbors or kids you should be in the boonies

I am glad that the HOA is enforcing rules! Get rid of your fire engines in your yard! Do not park the three lawn tractors you have in the front yard! Put gravel in the driveway. These are the things the people who are out of work and cant afford to do things: Cut your lawn. Rake the leaves. Take your trash to the dump. clean the front of your house. Pick up branches. See these are all free to do and cost zero dollars. I love to listen to people complain they dont have money thats why their house looks like shit. It does not cost anything to take pride in where you live. Even if you rent still take pride in where you live. If you dont want rules then go live out in Partlow in the woods somewhere.

me and my hubby ty got a great house on one of the smaller lakes here about a year ago , we love the house the people are so nice we are from the north so this south is nice and people are too the kids here are good as far as iv seen the dog park we love so dose tj our small dog our neighbors are great the poa is every owner but the bord is good as they can be by everyone , you can please everyone all the time but over all its great our internet is good our water is good we love the security they do a great job. so im not sure why some are not happy the fees are low as we see it to the northern fees are much more and they are not as nice to you we found our home thank you all the good people of lake landor and board members and security for making our dream come true... ty rhonda and tj

All is not what it appears. The neighborhood is ruled by the senior citizens. They want to keep it status quo. The younger homeowners are starting to get involved and standing up to the geriatric crew. The good thing is the younger families have nothing but time.

After almost twelve years I FINALLY got me and my family out of Lake Land'or Heritage side. The high water bills (excess of $150 mo.) suck, the roads and even road patches suck, the leach infested Heritage lake sucks, the new pool hours (10a to 6p) suck, the traffic backing up at the guard shack even though I had electronic gate reader sucks, the unnecessary spending of members dues suck, the security rent a cops suck, the rude staff at the administrative office (old and new) sucks, D.D. the general manager really, really, sucks and doesn't even live in the neighborhood and is not a member in good standing. There are many more things suck about the Heritage side, there are too many to list. We lived there way longer than we wanted and due to the depressed county of Caroline and their way below par school systems we could not sell our home when the market started coming back. We got one contract and it was like the clouds parted and we could finally see light at the end of the tunnel. We closed eight weeks later and when I made my last moving truck trip and took our furnishings our new home I nailed all of my e-gate pass' to an oak tree that I cut down and at close range blew them to smithereens with my shotgun. That along with this post seals the book on my opinion of lake land'or. I didn't mention all of the neighbors that I had were like family, they were great and upstanding individuals. They will be missed dearly. You guys know who you are...

Sorry your life sucks. My family and I have lived here for seven years and enjoy it. We have been actively involved in many committees, attend Board meetings regularly, I have three kids in the school system, and wonderful neighbors. Life is what you make it. To the one who is moving here: welcome! Not all residents subscribe to a negative attitude.

Let's see. Low cost housing. Nice neighborhood. Lowest HOA fees in the area. Good & honest Board of Directors. Great people living in the community. Yes...the community is good, not perfect but good. It is what you make it I guess.

Everything "Stop" said is true, except High Speed Internet is FINALLY available through Comcast (6yrs later) FEES, FEES & more FEES. I think they just sit around & think of ways to collect more & more FEES, while the roads are a Disaster & not maintained by the state. Pot holes & patch work EVERYWHERE. The water & sewer on the Heritage side average around $150 a month,(YES A MONTH) with minimal use, so much so that there has been an ongoing lawsuit against the water company. Stay away from anything with an HMO or POA if at all possible!! Can't wait to sell & GET OUT!
