Just remember the POA has been fraught with issues of arbitrary enforcement of policy so don't assume what you see in writing is what you'll get.
I personally was written up and forced to go to a hearing because that foul obnoxious cow Rosanne McPherson (office manager) claimed my dogs were running loose and at large causing a menace because they quite literally stepped 2 feet off my property onto the road on a dead end street while I was standing right there not 10 feet from the dogs while she was a passenger in the POA's maintenance truck driving down the street. The dogs were on the road for less than 15 seconds before they came back into my yard.
It took a signed letter from all my neighbors stating that my dogs were not a menace, that they all liked my dogs very much, and that none of them had ever seen my dogs wondering the neighborhood, or even outside on my property without my direct supervision in all the time they had been living near me to avoid a fine. Meanwhile no disciplinary action was taken against her for filing a false statement, wasting my time, the hearing boards time, or the resources of the community.
Just one of many issues of stupidity and spiteful conduct on the part of the management.

I won't even get into the nasty old fart that lives next to the lake that spends his time driving around the entire community including the the Heritage side(he lives on the landor side) looking for things to complain about and has no problem with stopping at your house to cuss and invite you to fight with him in the street while he wreaks of booze.

Do yourself and your family a favor and avoid that place like the plague.

You should go to the landor side. I am partial as I live on that side. The houses are spread farther apart. The better amenities are on that side.The heritage side has big time water problems.

IF YOU READ THE BYLAWS, YOU WILL FIND THAT IT STATES THAT YOU SHOULD HAVE YOUR DOG ON A LEASH AT ALL TIMES, EVEN IN YOUR YARD. NOW, IT SEEMS THAT YOU HAVE A PROBLEM WITH BEING ABLE TO FOLLOW SIMPLE RULES AND REGULATIONS. TRUELY, LLPOA IS A GREAT PLACE TO LIVE IF YOU ARE INTERESTED IN FOLLOWING RULES. AND NAMING PEOPLE IS NOT THE WAY TO BE. DO YOU KNOW HOW MANY PEOPLE IT TAKE TO STATE A COMPLAINT? NOT JUST ONE, MANY. I live on the Land'Or side and have no problems. Yes, the board has it's crooks, and a well-known crook has just been made President for this year. But there are also many people who know what goes on and they perform many checks and balances...believe me. All my neighbors have moved. Some were foreclosed, one was a military transfer. But everyone I encounter is friendly, I have no problems with rogue kids, my boy goes to the Middle School and doesn't complain. I never see loose dogs. I use WildBlue for satellite high speed internet, and the HOA is voting on a high-speed provider this week. The issues with AquaVA have gone to court and ruled in the customer's favor, but it will take a while to see any monetary benefit. We love the wooded half acre we live on and it is so peaceful. Yes...Caroline County is redneck...but it is a rural county, and that is what you get. No surprises there. Hope you enjoy your new home!

Sure every community has their share of good and bad. The bad is the POA fees increase what seems to be yearly. Internet well Verzion is only available to certain homes on the Heritage side. So don't be mislead the school system stinks 4 overcrowded elementary schools, 1 extremely overcrowded middle and high school. Not a lot for children to do in the area, except annoy residents by destroying property and other means of getting into trouble. Use your imagination. I am sure you were young once.
Caroline County has not grown with the times.

i live in the lake on the opposite side. Comcast internet is not availiable and verion is limited to 50 pair in limited areas of the heritage side. There is however a high speed internet committee working on getting a viable option for access to high speed internet access.
now as for the HOA and BOD. we have a BOD who is not a "member in good standing" but for some reason still is a BOD, with voting rights.
This neighborhood has been going down hill since i bought 6 years ago.
i would not recomend moving here.

I believe that Tony Spenser, Caroline County Commonwealth Attorney would be very surprised if he knew I was a criminal. He ran a background check on me so I could work with the Victim-Witness program. I work with that program by being a court advocate for families that have had a loved one murdered and I help faciltate a monthly group for the families of murder victims. Chief Charlie Deane, Chief of police in Prince William County, would also be surprised. He gave me a commendation when I retired as the Director of the Sexual Assault Victims' Advocacy Service for the work I had done, for over twenty years, in helping to prevent, and heal, violence against women in Prince William County and the state fo Virginia. Paul Ebret, Commonwealth Attorney of Prince William County, and many of his assistant attorneys and a few judges in Prince william would also be surprised. And last but not least, when I married my husband four years ago I was checked out by National Security Agency because he had a security clearance.

Maybe you should call these people and let them know your info about my criminal activity. Or maybe you should be a decent enough human to check your facts before you are willing to trash another person, or not make up lies because you don't like them.(Slander and defamation of charactor are actually crimial acts.) Or maybe you have a personal agenda. You seem to have attitude.

I will admit I have been to a jail. I developed and implemeted a program for the Prince William county jail drug rehab program. In implementing that program I went into the jail once a week to work with women in the program who had been sexually abused as children. This you can check out with Glen Hill who was the jail warden at that time and then went on th be Sheriff of PWC.

I have had a traffic ticket, parked in the wrong place, so maybe this is the criminal activity that Queenie is referring to.

Looking at these comments - some are over a year old...do you think things have changed for the better? Also if you had a choice would you pick Land'or, Heritage or Caroline Lake? And why?

No. 1 reason not to pick heritage is aqua water. Average bill for family of four is $180-200 month. The septic is the reason for such high bills. I live here. We live on the water, not really useable for water craft.
Land or only has water/no septic, bill is cheaper. Lake landor does support watercraft.
Both of these communities have a lot of foreclosures just sitting. They don't seem to sell as well as lake caroline.
Lake caroline has a private water co. too but they are getting their water thru the county right now. It's not metered, my sister's bill is 42.00 per mo.
You can have 200 hp gas powered motors here, so if you want to ski, or have a larger boat, this is the lake for you.

Not really worth it. The HOA has some very questionable policies and I really don't think you get very much for the $850 fees.

No I think she's refering to the fact that. The POA make owner pay there fees and if they rent then they have to pay twice. I think that sucks.

Lake L'andor is a beautiful neighborhood, my husband lived there for 14 years, I for about 7-8. It is a VERY rural area so to expect anything but dial up is unrealistic. You can get it through Hughes.net if you wanted to.
The HOA is another story. Be prepared for issues there. They need to start over with a whole new staff out there but the area is beautiful.

If you have kids in school, stay away.
