He is a terrible so called landlord. He doesn't take good care of his homes, from experience they are full of bugs, need alot of just general upkeep done, and when something "major" breaks, takes him forever to get his "people" in to fix them. Take my word, not worth the hassles.

It's true that he does take a while to come fix things, but he also has 2 trailer parks to run, and he's not exactly a spring chicken. He forgets easily. You have to remind him. He's a damn good land lord and will do anything for you, as long as you don't try to screw him over. And if you would take the time to fix what needs fixing, he would take it off of your rent. As for the bugs, he can't help it that former tenants bring them in. Would you waste the money to have every single trailer sprayed only to have someone new bring them in?? Again, more than likely, if you were to pay to have your home sprayed, he would dock it off your rent. You must have been one of the trouble making druggies that ended up evicted.

Not hardly. It wasn't me either, was a good friend of mine. Marvin did not take care of his responsibilities as a landlord. You do not let a family go without water for 3 days , then wait until midnight before you come put in a new Hot water heater, that's common scene. I understand he has two parks to run, but if you can't handle the responsibilities, hire a GOOD maintenance man that will, not a sorry drunk.

He sucks known him for years he has really went down hill the last couple years. Him and all of his people are buying but a bunch of druggies I would definitely find somewhere else to live if I were you or your friend lol...

I know the maintenance man, yes he drinks but he does his job. its hard to fix anything or put a hot water heater in when the people are never home. you cant just walk into someone's house. If you tell Marvin something needs to be fixed, give him time to get the money to fix it. Marvin will tell you how it is before you move in, don't move in then start bitching about it!

all the thing you say the tenent should "take the time" to take care of are the landlord's resposibility. if he cant remember or is too old or for any reason cant or wont do them the he should hire help or retire. it isnt the tenents responsibility. slum lords and absenteee landlords are as bad as tenente who dont pay. boy fail to do their part. i bet he would "remember" to act if the rent isnt paid.

everyone he has down there in that trailor park sells drugs and he sleeps with half of the girls for there rent don't seen how his wife hasn't got something yet he buys stolen stuff the sells his shit and the calls the law and tells them a different story for the ins
