pigpen911 is correct

Gates borders several parts of the city, but also, there is lots of Section 8 and subsidized housing/apartments in Gates (with more coming, "thanks" to the Town Planning Board which never met a subsidized apartment building they didn't like).

Gates also has Walmart, which is Ground Zero for some of the biggest scum from the city, and crime has increased dramatically in Gates as a result of both Walmart coming in and the proliferation of low-income apartments in Gates.

I know several people who have moved out of Gates because it is getting worse and worse.

Towns don't have a choice but to have a set number of low income housing(section 8)because of the Mt.Laurel rule. The Mt.Laurel started in Mt.Laurel N.J. where a civil rights group,ACLU and the NAACP sued the township because the apts and houses costed too much for low income/welfare families to live in the town. The rule, read law,was passed by congress and signed by than president Clinton. If any town/city didn't have a set amount of low cost housing they were threaten with losing all of any goverment "grants" and fined.Since the rule(law) was passed Mt.Laurel and towns like Willingboro,Riverside,Delran,D elanco,Palmya,Mapleshade,Moore stown NJ,ect has have taken a turn for the worst. They all were upper income towns before the "rule".The taxes in these towns have incressed 10 times over because of the extra cost for police, court, schools, trash pick up,building inspections, ect. Typical goverment"entitlemt" programs doing what they do best, screw up everything they touch.Just saying.

I didn't know a lot of this - thanks for the information. I should have known it was a federal government regulation/law.

So towns basically have to choose between keeping their towns safe and lower taxes vs losing federal money that they (in almost all cases) desperately need.
