First of all $860,000 for total renovation !!! THAT WAS INSANE !! NOW is the time to use some common sense, if it really is going to cost a ridiculous amount of money to rebuild at LEAST build a fireproof building, brick, stone, metal studs, fireproof sheetrock, ceramic tile brick or stone walls or some type of fancy concrete building but I seriously doubt anyone in this town would sacrifice beauty for something that would be very hard to destroy.

Sadly, it's time to move on... Any "replica" will probably be burnt as well... So determined is there for fire to occur at this site.
A waterfront park with parking for tourists and a fishing pier would be cheaper and still draw people into town... Tear down the rest of the damaged buildings upstream (Let's face it, the horse & buggy period mercantile block cannot make it in this day, like the Tavern complex across the Green or the diner and pizza joint across Route 5.) Making a river-walk--marsh trail that circumnavigates the wetlands north of the dam, with bird blinds and rain shelters for visitors. Sometimes it works when a heritage group revives a historic store, like what happened in Historic Harrisville in New Hampshire where the free marketplace will not support what was once a mill company store...Go check it out for yourselves...A success story. But when you have competiting entities nearby like on Route 5 or just off the Interstate, this intervention on the part of the historical society or other non-profit will not be appreciated by free-marketeers or competitors. What we want and what we need varies in who's capital your using or spending. Reality and dreaming are the same to some but to others it's at different ends of a scale. If you are coming into the village from the north the scape of the village amazing with the green and town hall beyond. The wide open scene is a great look. The lot could be a small park left open with a possible bus shelter of to a side to keep the open space look and some benches overlooking the sackett brook then there would be plenty of room for those sidewalks and a crosswalk that you can see from road and curb for safety. Stop crying in your latte or brew and look ahead instead of back. This is the future and some are afraid of what they don't know while others venture ahead LET IT GO and enjoy the the view.
