You continue to portray yourself as a Westside redneck... and offer nothing of any substance on this site.
These people who you have verbally attacked have ligament problems and they "nicely" asked for advise.
They would probably like to hear advise from a home owner.
Just because you are made to look like the immature kid that you are, would not be a good reason to use foul language.
Screw you, it's buyers remorse.

If you build on the wetlands, beaches, anything with WATER then you're ignorant, especially in Florida. We have weird seasons, and with huge hurricanes hitting us it's not easy for your house to be destroyed. Get flood insurance and move on!

Yeah, that makes a difference. However, the joke's on any moron that would build in a swamp and then complain about all the water.

Hmmm...my comments seem to have disappeared...anyways, if you build on anything with "water" then you should know what you're up against in crazy Florida. Flood insurance?

We don't have weird seasons, we have "four" seasons...I think they are Summer, Fall, Winter and Spring.
That should be easy to understand from third grade on.
If you have a mortgage on your home, you would have to have flood insurance if you are in a designated flood zone.
This is normally checked out by the lender before the mortgage is approved.

Dear Ken,
I was recently interested in purchasing a used vehicle from Hyundai of North Jacksonville, you know the one they call "The Slasher". Anyway, I walked in the dealership on Sunday 3/09/08, and was told that due to credit situations, i would need a Co-signer. Well, My grandmother who lives in West Palm Beach, has agreed to view the contract, and possibly sign for me to help me get the car. That same night, they had me sign some documents, and told me that nothing can be finalized until my grandmother signs the contract as my co-signer. They let me leave the lot with the new vehicle, they did not request income verification, or proof of residency from me at all. They kept my trade, which was paid off, and stated that they would call me in the morning. Well, Monday morning came around, and i heard nothing. My grandmother called and stated that she heard of a better deal that she would rather sign for, and that i needed to return the vehicle today(Monday 3/10/08). I walked in the dealership at 5:30pm, and told them that my grandmother changed her mind, and will be unable to sign for me. The sales manager told me that the deal was already finalized, and that she can not change her mind. I mentioned that she has not signed anything, nor recieved any information regarding the purchase of this vehicle and asked, how is something finalized without the main signature. He stated that the banks already approved the loan, and it was too late, if i decided not to keep this vehicle, i will forfiet any monies, and any trades that was placed toward the new purchase. I was shocked and confused. I asked how is it possible that you had any bank approve any loan on a Sunday night, during closing. He showed me some approval letter, and would not give me a copy of it, and stated that its all here stating that everything is finalized, and if i don't believe it, i would walk out of this dealership empty handed, try him. At that point, i didn't know what to do, I told them they didn't even have me sign the title over on my trade, so how was anything finalized, he said it didn't matter, once we had your grandmother on the phone agreeing to look at the documents, it was a done deal. This makes no sense. I have no paperwork on the new vehicle, and i am driving around with dealer tags on a vehicle that is supposed to be in my grndmothers name. I asked him the name of the financial company, he stated it was Drivefinanacial. I asked him for the contact information, he wouldn't give it to me. I had to look up the information on the internet and give them a call. Once i talked to someone in customer service, they stated that they have no accounts in niether my name nor my grandmothers name, and they have nothing pending. My question to you is, if my grandmother does not sign that contract, can they legally hold me or her responsible for that vehicle? and if not, is it possible for me to cancel this whole deal with a refund, and my trade, if i am still in possesion of the title? Please help me out Ken.
You were the only person that sign anything. Your grandmother said she would look over the document, but signed nothing. One..contact the bank, get verification they made the loan. Two.. get copies of everything pertaining to the contract..see if someone "signed" for your grandmother. If her signature is on any paperwork and she did not sign them, go pickout any car on the lot your want...because it will be free. Major lawsuit. Take partnership in business, you will get everything you ask for...or someone can go to jail. when they threting you...smile and call your lawyer from their offices.

We have summer (February-November) and Spring (December-January)...in both those seasons, we suffer from 80 degree+ temperatures and massive bouts of rainfall.

Massive rainfall?...and that would be when?
You apparently don't have to pay to irrigate your lawn.
There are "4" known seasons that I know of in my world.
Fall is cooler....leaves turn brown.
Winter is colder...leaves fall to the ground and I rake them up.
Spring is warmer than winter...trees start to bloom and pollen is in the air.
Summer is very, very hot...and I pray for rain.

My daughter worked part time for this guy who had a friend that would fix her car (put an engine in to be exact) She dropped it off to him at the corner of San Jose and Beauclerc. He finished ii in a few days, however, told her that the catalyic converter was stolen off her car and she needed to replace it. He never wrote a report and the police didn't help much either. When she went up there to test drive the car, they refused her of that and said it runs fine. She never signed anything but yet he faxes her a copy of the bill which was about $2500.00. Now he is calling her telling her that he wants her title to the car because she hasn't picked it up. The car is still sitting in the same spot the day she dropped it off. It never moved. But yet he added a new engine? According to her boyfriend who scoped out the place said his shop doesn't even have a hoist to lift an engine! How can he get away with this? I'd rather donate that car to the Goodwill. This car is not in my daughter's name it's in my name. I found out about all this after the fact. What should I do? The car is old it's a 96 Chev Lumina. Should we just take our losses and give him the car? And tell my daughter to learn from this?

I'm not Ken but this may help...go to this website and read about state law regarding auto repairs.
http://www.800helpfla.com/motorveh.html

Also, below is only "part" of the Florida State law that protects your rights for auto repairs:

The Florida Motor Vehicle Repair Act was created to assist consumers with matters relating to motor vehicle repair shops.
The act applies to dealers of new and used cars, trucks and motorcycles; garages; service stations; self-employed persons; truck stops; and paint, body, brake, muffler, transmission, mobile repair and glass shops.
If the repair work will cost more than $100, the repair shop must give you the option of:
Requesting a written estimate;
Being notified by the shop if the repair exceeds an amount you specify; or
Not requiring a written estimate at all.
*Consumers must sign and date one of the above options. Motor Vehicle Repair shops cannot force you to waive your right to an estimate.
When a written estimate is required, you must be given a copy.
Ask if the prices quoted are for new, used or rebuilt parts. Make sure the written estimate clearly states which.
The repair shop must get your approval before exceeding the repair cost by more than $10 or 10 percent, whichever is greater, but not to exceed $50, so make sure you give them a phone number where you can be reached.
You can cancel repairs if they exceed the estimate and the repair shop must reassemble the vehicle, unless it is unsafe to drive. The shop may charge you for tear-down and reassembly only if you were given notice of that charge on the estimate.
You are entitled by state law to get back any replaced parts if you requested them initially. However, the repair shop may charge a fee, and, if the parts are under warranty agreement with the manufacturer or distributor, they may not be returned to you.

Dear Ken,

I walk in to a Blockbuster store and inquired about WII game console. I was told at the front desk that they are not available. However, I was told that they usually get 1 or 2 units weekly. In order for me to have guarantee on a unit since they are very limited that I could prepay(deposit)and they will call me as soon as they come in. I have been checking since and I get the same answer that they are not yet available and hopefully they will come soon. I ask them if I can instead take my money back($125 + tax). They told me that I can't. There is nothing in the receipt about no refund. What should I do.

Very Respectfully,
Eddie

Eddie.... Ken does not respond to this site...if you read all of the the previous commments and inquires, you would see that.
He is basically a waste of your time.
If you live on the Northside of town and your roof leaks, he may respond.
If Blockbuster told you that you cannot get your money back...I'd call the police to them for "stealing"...that's what it is ....stealing.
"Hollywood Video" stole from me two years ago and I believe they are now out of business...
You need to get this resolved very soon before Blockbuster bites the dust.
And they will...you can bet on it.

Wanting to purchase a car I began to search from dealership to dealership subsequently, I found Googins Auto Sales with a car that was in my price range on the Internet. On 5/16/08 I purchased a white 2000 Ford Crown Victoria 4D Sedan-Police car from Mike Googins Auto Sales. Leaving the dealership with no actual date of payment I gave Mike Googins 1,200.00 dollars and a trade-in of my1995 Grand Marquis. I was told to return on 5/23/08 to get rest of paperwork and registration. Registration was never received from Mike Googins. Two weeks later I started to experience trouble with the car. Devastated and pretty angry about having to get a car that I just purchased fixed Mike Googins explained to me that he had nothing to do with the repairs. Weeks later I went to renew my tag and it was explained to me that my car was not registered yet. I gave a phone call to Googins Auto Sales and was told that he had thirty days to turn in the paperwork. Within those thirty days I was pulled over by JSO and found out that driving my car around without it being registered it is a felony and that he could take me to jail. He told me to go home and that if I was pulled over by any other member of JSO that I might not be so lucky. Having to be without a car while it was not registered the 30-day limit that I was told he had to meet had not been met. Calling Googins to discuss this matter I was told that he had still not taken care of this problem. I explained to Mike Googins that I would not make a payment until he took care of the proper paperwork so that I could drive my vehicle again. That was the last conversation that I had with Mike Googins. On July 18, 2008 a tow truck with two gentlemen inside accompanied by one more vehicle pull up to my residence. Not knowing what was going on I approach the vehicle because I recognized the gentlemen inside. It was the salesman from Googins Auto Sales I talk to him and he explained to me that Mike Googins ordered him to come pick the car up. I explained to the gentlemen that I have had the payment I just did not know when to pay because we did not agree on a payment plan and that I was not going to pay him for a car that I could not drive. Having to go the whole weekend without any identification, or debit card put me in a real bad situation. Monday rolls around and I talk to Googins he then explains to me that I would have 10 days to pay a 400.00-dollar repossession fee and the balance remaining on the vehicle. And if I did not pay these fees my car will be taken from me and resold. Trying to get the matter resolved on 7/24/08 Mike Googins faxed a copy of the payment plan that I have never seen and it looked as if he had just typed it. Not only that the total of the balance I had left was nearly 700.00 dollars more than it was on the paperwork I received on the date I purchased the car. On 7/29/08 at 9:10 p.m. Mike Googins sends an individual to my residence well after business hours harassing my family and ringing my doorbell and knocking on my door really hard. Not knowing whom this heavyset African American guy was my mom called the police. I asked him what did he want he says that he was sent to pick up a key to my vehicle. I explained to him that this is well after business hours and that he would not get a key or anything else at this hour. After the gentlemen decided to leave after about twenty minutes my mom then called Mike Googins on his cell phone to discuss why he is having people pop up at our residence that late at night. After being rude and disrespectful he tells my mom that she should “lay off the pipe” and hung up in her face. When the police arrived we were told that there was nothing they can do but it was put on record that they came to my residence for a disturbance. And that was the last conversation that we have had with Mike Googins I do not know the status of the vehicle that I purchased or can I even get it back. Can you help me out Ken Amaro.
