David Itzen has his own personal agenda to complete if he is elected commissioner. and with his passed record of resigning from CCEC because he didn't want to be caught in the wake of problems he helped create as treasurer of CCEC BOARD OF DIRECTORS.
becomming commissioner this small time land developer will push for his own property to be split into smaller lots . infact he has tried in the passed to develope 28 acres into 15 smaller parcels to sell and the state land use board denied he and his BROTHERS 4 LLC from doing it . and he sued the state for around $250,000.00 for lose of revenue from not being able to develope the lilly bulb acreage. the state land use denied he and his brothers 4 llc the claim of lost revenue. now they are spiltting the moble home park for 55 + seniors into two parts . because they can't sell anymore homes to people ,lot lease is to high one side will be for lease and the other side is being changed to a PUD , as to be able to sell empty home lots .hence dividing the original community adhesivness into two diferent types of living conditions . holding the leased side hostage for sale at $3,250,000.00 an outragious price for about 9 acres with people owning there own homes and the lease being outragious and nothing inclusive with in the lease . most people wanting to sell out of the community find ,no one wants to pay a high lease every month , so the only releif is let your home sell for a great lose. on the other hand anyone living in the PUD side of the park can atleast sell with the possibility of the purchase of the lot and not having the strick rules and regulations the landlord is pushing on all the residents of avertage age being over 66 years old .. they are calling themselves victims of the gestopo or prisoneers in there own homes . I would not purchase a home in the trailer park known as EMERALD COAST ESTATES inpart because of the high cost and the strick rule inforcment . one couple actually are going to court in a forced eviction try by the Itzen Brothers 4 llc.because of a for sale sign on the outside of there home on the wall , the landlord only allows signs on the inside of a window . and the couple won the case in the local court , but the Itzens are appealing the case . the law says you may put your for sale sign in or on your manufactured dwelling . the ITZENS went after the family because they stood up to them and actually picketed the trailer park for unfair rules and regualations . the appeal is ongoing . but will probably result in the home owner win and the landlord backing off ..
so th epeople need to be mindful on whom they actually vote for in the next election c=for commissioner of CURRY COUNTY OREGON

what about the rumor the water system with in the trailer park is being fed with water from a irrigation pond , because the water system is undersized. save money and use undersized piping. substandard . so now the park gets pond water injected into the potable water source from Harbor Water . not safe to drink
rumor is that the health department is looking into making the owners of EMERALD COAST ESTATES fix the issue of non potable water . could make anyone of the elderly home owners sick .

We know first hand about the problems in Emerald Coast. We Had our house for sale for 2 years and took quite a loss just to get out of ECC. When ECC Mgt can't raise monthly rent which is tied into CPI they find money other places like raising the maintenance/lawn care fees from $75 to $100..
..and don't allow residents to do their own or contract for it to save money. More raises will surely break the back of some residents. He wouldn't get our vote.

david itzen charges all the elderly people in EMERALD COAST ESTATES TRAILER PARK around $600.00 per month for the lease and nothing inclusive. and raises Maintenance fees to mow lawns from $57.00 per month to now $100.00 per month . just another way to do rent increase. so we know how he wouldbe if he was able to be incharge of the county . as a commissioner.. he isn't for the people of CURRY COUNTY he is fro waht ever DAVID ITZEN CAN GET for himself. on the backs of retired people in a trailer park. he is a joke and not a good one . bad for county business bad for the people of this great county . so we need someone like DAVID BROCK SMITH, t be our next commissioner.. we will bring"" UNITY BACK TO THE COMMUNITY ""

Letter to Editor

A Victory to The Home Owners

The article on page 3 A in the Curry Coastal Pilot 7/31/2010 was sweet , how ever in part it will need to be corrected.
The local court ruled in favor of the home owner . and the land lord lost the Eviction. The case would have ended at the lower court but ,. the land lord David Itzen president of Emerald Coast Estates appealed the ruling . the Appeal Court heard the case . and the Itzens lost again., other than that it was a great article . And all is again well in the Land of Lilly's and Beautiful Ocean Beaches.

Now home owners in Oregon on leased land with restricted rules of placement of for sale signs , now have options of placement of for sale signs .
I would like to thank our Attorney David Tilton for doing a brilliant and professional job on the appeal . and to everyone that was supportive in the case , Friends neighbors and family . Oh and Mr. Peter Ferris Executive Director & Lobbyist Oregon Manufactured Homeowners United http://omhu.org . for his continuing work on behalf of Homeowners in Oregon Manufactured Home Parks.

Hard earned victory,but at what cost?

The article in the ( Pilot )
Saturday, July 31,2010, regarding Emerald Coast Estates was only partially correct.
Gary and Sharon Davis won the initial eviction hearing. Many residents of Emerald Coast Estates sat through a two-day trial supporting their right to display a for sale sign that could be seen from the street. TheItzen familydecided to appeal the initial court ruling in favor of the davises and lost ( again) in Appellate court.
The initial ruling stated that Oregon Law superceeds Tenant Law in that any homeowner can display a for sale sign in or about the home.
It was very unfortunate that this case ever came to trial.The Davises spent over $15,000 to pursue their legal right to advertise their home. They are both disabled and on limited income.
Yes, it was a hard earned victory, but at what cost? The reputation of the park will be forever sullied by this senseless action.
