Punta Gorda is absolutely paradise. It cannot get much better than to have a waterfront home in PGI or BSI. However, prior city councils along with the Charlotte County Commission have done a poor job of managing the recovery and development of the city and county in a reasonable time frame. Property taxes have skyrocketed and property insurance is out of sight. The area is still paradise but it has become unaffordable.
Take you retirement income and your bank account to Tennessee. Tellico Village, near Knoxville, has great amenities, very, very low taxes and correspondingly low insurance. The icing on the cake is that Electicity is half the price in Punta Gorda and water is also haf the price. Tennessee also has no income tax. On top of all that Tellico Lake offers fantastic boating with beautiful views of the Smokey Mountains and it is accessable from the Gulf via Mobile Bay, Tenn-Tom Waterway to the Tennessee River.

Burnt Store Marina is a nice place to have a vacation place, but most people find it too far removed from the rest of Punta Gorda to live there full time.

I used to live in Burnt Store Isle, on the water, but now live in Deep Creek.

Deep Creek is really a nice community. It has changed (as did everything in Punta Gorda after Charley) and it is now uniformly well kept. There are some really terrific real estate bargains here now.

There are so many wonderful things in the works for Punta Gorda (even if they are slow in coming) that I think it would be a mistake to dismiss it prematurely.

No it is not that nice. Come see it 1st. Deep Creek has a Punta Gorda address, but it is over the bridge. Most real Punta Gordans do NOT consider it Punta Gorda. That's why it is so much cheaper.

What I see as big a problem as insurance is property taxes. I am out of state owner who bought in 2002 and taxes were $1875.Last year they were $5350. Give me a break. I wish I could vote there.
If you lived in Florida you could have homestead
which reduces your taxes. But of course it does have to be your main residence.

Hi.

Charlotte High School is a great school (in Punta Gorda)- although most of the school is still in portables since Hurricane Charley).

They just finished building a brand new stadium, have a state of the art theater (they share it with the community), have advanced placement programs, and after school programs that have students winning awards and traveling to compete in remote parts of the country (last year Hawaii).

A very large number of the students live in Deep Creek (there are at least 10 school buses taking students to and fro). When I lived in Burnt Store Isles, there were only a few kids (including my daughter) on the bus. This bus would drive around to various other parts of the "real" Punta Gorda and pick up the few scattered kids. Consequently the kids were on the bus for a longer period of time (unless you live downtown which is not serviced by the bus).

One Deep Creek bus makes only 3 stops because it is so full.

I have 7.5 acres next to the Cecil Webb wildlife management area in Punta Gorda. This is south county and even though it is real wilderness, it is only 17 miles from N. Ft. Myers and 12 or so miles to down town Punta Gorda. It is composed of flat pine lands. There are many parcels of land such as this available in the P.G. area. In this market, you are sure to find a bargain.

Sorry, I can not help you with the other areas.

NOW is the time to buy in Punta Gorda. Home prices way down, community is booming with new development with more to come. Last best chance for the average person to live on the water in a Tropical paradise...
