I think it's fair to say there are good and bad landlords and good and bad tenants. When individuals air complaints on topix only one side of the story is being told. There's no judge in the land that bases a decision on only one side. Most landlords make mortgage payments every month for their property, so have the rent on time is important. Most people famaliar with the housing market remembers that less than 3 years ago real estate prices were very high and few deals were to be found. Typically a landlord bases rents on the purchase price of the house, generally 1% of purchase price. A two bedroom that decent runs from $450 to $600 depending on what's included. Some landlords have a move in check list, this is for the protection of the property and the tenant. The tenant should document any problems with the unit in writing and with a picture. Tenants should receive a copy of their lease within 2 to 4 weeks and keep it in a SAFE place so that they can refer to it when needed.
Tenants should READ the contract and ask for any clarification that they are unsure of. Renting is an agreement between the owner/agent and the tenant.
Communication is a two way street. When a landlord withholds a full or partial deposit it most likely does not begin to cover the expense involved in preparing the property for the next tenant. The burden of proof is on the landlord, he/she is responsible for explaining on paper with numbers why a deposit is not refunded. Often times late fees, call out fees( really now-how many times should you unlock a residence for a tenant who repeatedly lock themselves out?) plumbing issues from child's toys, boyfriends who have kicked in not one door but two , many times those charges have not be paid for because the tenant just didn't have the money. So the point is...let's all use some common sense when topix troller post names of bad landlord or renters because there's probably more to the story. Oh yeah, the other side.

I am both sides of the story,as are most landlords!We were'nt born homeowners,we rented before we purchased homes.I know we are lucky to find good renters,few and far between.The bad ones are hard to get rid of.I live in my rent homes to fix up after a renter tears it up.I can't afford a nice house to stay all the time and drive to a house and work on it.I have to replace doors and windows all the time.They take ovens and air conditioners,so now I don't furnish them.By the time I finish the home I'm in'its time to move to the next one.Not much money,but plenty of aggrivaton.

Oh yes,I do this so my grandkids will have a home thats paid for to live in,so they don't have to go thru what we did renting.

im 21 with three animals and i live with my boyfriend rent is 500 and the utilities i pay but my landlord is great family man and hard working so its hard to get a hold of him but other than that he is a great guy. i work and go to school he did not judge us on any criteria other than he asked did i have a job and so did my boyfriend. all i am saying is dont judge a book by its cover. my mother also rents in a different state and yes you will have some really crappy people but you will not know until you try.
(and i dont think anyone is dumb they are just posting a opinion)

I think there should b some type of organization that a landlord could turn these rent skippers into. Do it like a credit score if u skip rent for several months then skip out on their deposit they should b turned n and too bad on the skippers. Just an opinion
