STAY AWAY from Bob Sutton Real Estate!!! I cannot stress that enough.

When Bob was still living, it was very well known that if he could cheat, swindle or steal from someone legally, he would. I'm sure nothing has changed since Junior took over.

If you were to buy a home from him, with financing, dont be an hour late on the payment or you'll find yourself in foreclosure. And if there's any other way to take the property back and keep your money, it will be done.

Don't fall into the trap that so many others have. Oh I'm sure there's a few that would sing the praises, but there's many more that would tell you what a crook Bob Sutton was.

The best advice is not to take the risk. Find any other real estate agent, broker, financing company. Just stay away from Bob Sutton Real Estate.

i've known the people at Suttons for years, went to school with some, been friends with some of them, worked for some of them, can't say as i've ever heard anything bad about them outta the ordinary stuff that every business gets griped about

Everyone around here knows that you only go to Sutton's if you're desperate & have terrible or non-existant credit. They've always been up front with exactly how much you're paying & what your interest rate will be. People willingly & eagerly sign the contracts at 20% interest & then bitch about it later. If you can't pay it, DON'T SIGN THE CONTRACT! Caveat emptor, guys!(let the buyer beware)

My husband and I are looking for preferably 3 bdrm house,2 would work with a basement.I do not want to be by any parks or schools nor do I want to be sitting on top of someone elses home..I like space.We are very clean and take care of things as if they were our own..We are renting right now but having to pay 700.00mnth on rent.We would like to find something alittle cheaper.If anyone knows of some houses for rent in PB please let me know the streets that they are on or if anyone knows of any realators who rent out homes...Thank you and I know this really has nothing to do about Bob sutton realty,I dont even know him...thank you again..God bless

I have known the Sutton family for over 40 years, and consider them all to be wonderful people.

My parents bought their first house from Bob Sutton Sr, and they loved working with him. Never had any problems of any kind, although I am sure they always paid on time.

Bob Jr was a good friend of mine from the time when we were in grade school, and I consider him to be a man of high integrity and honor.

I have nothing but great news to share I have done business with Bob Sutton family, they are wonderful people to work with I wouldn't go anywhere else because I am very well pleased.....

Sry ass bastard sold me a termite infested house with a septic 13 ft from well (aka state law 15 ft min.) Whole family came down with repeated upper rest. infection and dfs came out and inspected place did water test , then came back out and wanted to know where septic was , so I showed them where and we inspected it and bottom line is when we discvered that it was a home septic tank with just a cover on it and the fumes was coming back in house being that it was right next to bathroom . Worker said we was lucky nobody died from inhaling fumes !
Health department and DFS chewed his ass out and told him that it was a state law that ANYTIME a country home is sold where a septic is install , that it has to be inspected by law before sale is final or whomever sold home is legaly held responsible for health issue if not within specs. for septic tank and same applies even for water test.
Sad thing about it though is homes are sold everyday withouttermite test, water test, or septic test making sure it is functioning proper

Health dept and DFS chewed his ass? That's funny. It is recommended that you get inspections done, but that's up to the buyer. Banks usually require you to get inspections if they are caring the mortgage. You could have had all the inspections done you want. But you obviously have made many bad financial decisions prior to this one or you would have gone with a bank with much lower interest rates. The fact is that you didn't have the $400 to pay for inspections.

BEWARE! Between his gambling problem and his addiction to hooked (mainly from the Penthouse in Saint Louis) he cannot focus on anything else. He is a complete piece of shit and only tries to take advantage of everyone in his path. Stop focusing on how much money you spend on prostitutes and your clients and maybe you would do better off.
