Have been intrigued by this place ever since I saw a foreclosure in there a year or two ago for $16,900 (2 bedroom). Finally got to view the grounds (didn't leave the car) this week on my way to the airport. I figured there must have been some big assessments and fees w/ this place. When you see peeling paint and absurdly low prices, usually there's an income issue. And, as I guessed, the Wave has been a foreclosure city. As a board member on 2 other condos elsewhere, I know how that works. My question is why are there only 3 board members? That seems odd. Most have at least double that. In my winter condo residence, 5 of the 16 total foreclosed units have been purchased. I think all for cash, and to snowbirds who don't mind spending a little extra to help w/ improvements. However, our dues are still under $300/mo for our 2 bedroom units. On the last foreclosed unit, the bank was dragging their feet, so we are now legally going to rent it out in an effort to regain some of the $15k owed the assn on that unit. We could use that money for some capital improvements. BTW, insurance (paid by the assn) is by far the largest expenditure the assn has to pay for annually. Something renters usually know nothing about. Once all The Wave's foreclosed units are sold, the back dues will be paid upon closing. Hopefully, more affluent, seasonal residents will fill the place. It makes for a much more pleasant atmosphere. Most buy with cash, so no worries from them about dues payments (usually). The Wave is a really cool looking place on the outside. I hope the balcony issue gets resolved. Also, since the exterior walls are glass where the paint is peeling, there may be other options besides re-painting again. Perhaps coloring the inside of the glass instead of the outside? Maybe installing some sort of colored tile over the glass? I'd explore other options. And, why on earth did they put carpet in the hallways? High traffic areas such as that should have some sort of hard surface flooring. Something durable and cleanable, but something relatively quiet to walk on. There are products available that would be much better than carpet.
To Happy at the Wave poster.... I agree about your rant regarding people with yappy assed dogs. Hate 'em! Seems everyone thinks they need one or two these days. Most of them don't give a crap about others having to listen to that crap every day. So rude. I just mark that down as another example of American society's decline.:-(

Idk. I went by the property just yesterday and it was a real shitehole! Pealing paint outside, shady characters milling about the grounds, shabby interior halls, carpets and filthy walls, loud noises. Looked like a typical run down low income saint pete apt bldg from the 60s - 70s. Then I noticed that PBM was the management company. All I can say about PBM is STAY AWAY!!!!
I would avoid this place like the plague if I was looking to buy. Remember, just because the market is down, you still get what you pay for!!!

Sorry that you're so judgmental. There is an old saying, "Don't judge a book by its cover". This is the best place, a very caring community. Yes, the place needs to be painted but when people walk away from their responsibilities and don't pay their condo dues, the assn. reserve fund becomes depleted.

I have never been happier than here and I rented my unit last year to a woman from Iowa and she loved it so much, she didn't want to leave.

I am thrilled that I bought here and hate to go back up north for the summer.

I love it here! Except for the goddamn yapping ass dogs that moved in across the hall in 604! I can't open my door or have a flea fart in my qpt without those damn dogs going off and it just aint right. I "LOVE" the monkey though...

Noise complaints are being addressed. The new BOD are looking at measures to bring the building back to life. Status quo will no longer be the norm.

If you have a problem please document it. If it is from a person that is a renter, the owner of the unit will be notified of the situation. Some issues will take time to solve, however they won't be ignored.
Renters and owners do not want to listen to yappy dogs or see neglect of picking up dog poo. It is sad that we have to discuss issues of people being rude.

As the above post mentioned, SEVERAL people abandon their units and left a small percentage paying for everything. This place is a great investment. It now has people that care.

We aren't always going to agree but we will take action to get things done. Changes are coming. The Wave Topix Page isn't going to scare people off, because a few people made comments that are from past issues.

I feel your pain. I had that for 4 yrs. on the 1st floor but fortunately, those people are gone, at least temporarily. My life improved 200%. I hope you can get it resolved. When the neighbors didn't respond to my notes, I bought some earplugs and kept them next to the bed. That dog barket 24 hrs. a day, literally. I don't know how these people can stand it themselves.

Anyways, I'm happy now!!!!!!!! Don't give up!

True, we may not always agree. And yes this page won't scare off those truly interested in living here. It didn't scare me last year! However it is a place to VENT and obviously those in positions to do something about various issues and complaints are able to view them here. Hope you have a great weekend!

When you move into a condo there are rules !!!
This is what will anger some people because they don't want to follow the rules. The BOD is going to uphold the rules & regulations, because those beaking the rules are annoying everyone else.
It is the only way it can improve.

Well then, perhaps the parking issue should be addressed. Lazy ass residents who are ASSIGNED a parking spot are parking in guest spots because they are too damn lazy to walk!!! and this makes it hard for company, delivery drivers, or like me being handicapped, a nurse to help me, to find a place to park! Yes there are rules but lets call a spade a spade and tell it like it tee eye is!!!
Next would be the duck shit in the swimming pool. Residents swim and sunbathe and yet do nothing about it. Take pride in where you live and clean the shit up! The poolmen can only do so much.

I'm a renter, a seasonal one at that, so I really have no skin in the game, BUT, for my money I REALLY appreciated the security, the cleanliness of the apartment, grounds, pool and related facilities.

All bridges and other related infrastructure in the US face the same dilemma as the balconies and I (if I were entitled) would ask the engineers specific details and points of contention. Perhaps collusion? A grain of salt may be in order. No pun intended.

You should see some of the guard rails on some bridges I know of. Maybe not, eh?

I probably will rent here again because of facilties, nearness of St Pete, grocers, beaches and so on. I like the idea of being downtown St Pete in 10 min.!

If I were to buy here, I would definately try to get on the board because the building should be saved. It was built at a time when buildings were made with permanence in mind. Think about it, what does one get now for multiples of hundreds of thousands, a McMansion with hollow core doors and veneers and facades.

Herb,thanks for your thoughtful post. Hope you do buy here. The new board was just elected in Nov. and they are doing a great job trying to make this a better place to live but it will take time. There are still many folks not paying their HOA fees and that's always been the biggest problem.

The balcony issue is still in litigation, no surprise there with the court system in this country.

A View from the Top, One problem with the parking (in addition to laziness) is that only one space is assigned to each unit so if there are 2 people living there, one has to park in the guest spot. I've been using the pool for years and have never seen any duck shit. If someone parks in your assigned space, you can leave a polite note and tell them it is your space. I've done this in the past and had no trouble after the note. It seems like with the bldg. being partially empty, there should be plenty of guest spots. I can't imagine what it would be like if the bldg. was full.

Good day to you my friend. I will try the note on the parking spot issue. It is very important as that is where my nurse parks when she comes to tend to my needs. As for guest spot parking, I watch people I know that live here from my point of view off my balcony, repeatedly park in guest spots by main entrance and in guest spots by coverewd parking b/c the have 3 or 4 cars. AND ARE LAZY as hell. If everyone has one assigned space then some other solution should be made. Parking should be enforced more dutifully like start issuing tickets if your caught parking where you should not.

as for the duck shit, I was just out in my wheelchair the other day in pool area with a friend and it was all over bottom of the pool.and pool edge. My friend got a broom and wet it and scrubbed it off pool's edge. and I watched pool men come next morning and clean the rest out of the bottom of the pool so the problem is there.There were 2 brown ducks that had been visiting the pool very recently, but they now appear in last few days to have disappeared.

Generally I have been quite happy here. With the exception of the few issues mention. My main issue now is constant barking dogs all day long. I cannot go out without hearing them. If its quiet and I just touch my doorknob, off they go barking again. Said owner of dogs works with a board member so I dont think a polite note there would do anything. Paying rent of $750 a month and having to put up with the barking dogs is just something I dont think I should have to do. So, in fairness I have decided I will not renew my lease when it is up. This way I am happy and the dogs can bark all they want.

Neighbor was smoking pot in his wheel chair. He sits out there everyday and the smoke is so strong our little yorkie had an asthma attack again. Shame on him! The other neighbors said he was a peeper too.

The barking dogs are definitely the biggest problem. I don't know how these people can stand the noise themselves. The constant yapping is more than annoying, such rudeness and disregard for neighbors, very sad.

Here I thought I was the only person in a w/c then I met a lady in one on 3rd floor very nice. Shame on the man for doing that!

The Wave animal problem is not being ignored. If there is a pet that is not allowed or is barking non stop the best way to take care of the situation is to find out where the pet is living. PBM will send a notice to the owner and it will be dealt with. It won't be quick, but it will be dealt with.
The good people of the building are taking it back from the people who want to thumb their nose at the rules. If you are a renter/owner your life shouldn't be imposed upon by someone being stupid.
