We as a group need to form a petition on the problems with the Artistic Homes, gather signatures, majority rules. It is not doing any good to just be talking back and forth, nothing has been resolved doing this. Artistic filed bankruptcy, but I still think they have to honor the homes they sold. However if everyone sits and waits till the home warranty is exprired then it will fall back on each homeowner to fix. And guess what folks the clock is ticking, I am sure their hoping for a easy path out of this hornets nest they created.

Ann, we had a community meeting about a month ago for just the Artistic area, we had about 20 people show up and are now communicating through email, we are going to be having a follow up meeting in a few weeks, it would be great to have you join, the more people we can get together the better. i have talked to two lawyers and both told me the same thing that they will not take a case against artistic because there already is a case that has already been won for over a million dollars to six families in our area BUT artistic has not paid so they told me until those first six families get paid they will not risk winning and then not being able to collect

i have heard that centex at Trailside isn't having any problems. is it because of the reinforced concrete pads?

My sister is looking at Huning Ranch and I told her what I read here so she went in and talked to the salesman at Centex. He said DR Horton and Charter are no longer building there. And that when cracking was noticed, they stopped building for 8 months to re-engineer the concrete pad (which is what i heard). They now use a monolithic pad with #5 re-bar. He also told her that they are honoring their warranty and are spending money to repair homes in the older areas.

I've read here that Centex isn't honoring their warranty, is this true or not? They seem to be selling alot (at least 10 under construction) and according to the salesman, selling at least 5 per month at their Trailside community.

i have not heard of any problems in Trailside and they did stop building home for a while when there home started showing cracks

I am absolutely astounded that this is still an issue 5 years after the first few homes were discovered to be sinking, cracking and falling apart.

Have there been any POSITIVE outcomes, ie: lawsuits individual or class action that have been able to circumvent mandatory arbitration and WIN with an award actually paid out?

This entire episode has gone all the way up to the Governor's office and back with barely a touch of reporting by the media. There have been some nice videos of a couple homes where you could see into the house from the street, but the "investigative reporters" don't seem interested.

The corruption starts with the Los Lunas code enforcers and all the way up through Albuquerque and Santa Fe.

Guebert seeks to have the largest class action, but it's been amended 5 times and still no resolution. Sylvan Segal has a lot of individual cases, but again I can't find any court records that show a win for the residents.

Huning Ranch has become a toxic wasteland where people are still allowed to live, and builders seem to still be allowed to build.

Please post if there have been positive outcomes! I read elsewhere here where two houses were bought out way early on but I can't find any info about those - no doubt non disclosure statements were required for settlements. I just ask current attorneys to not give in to sealed awards because ALL owners, past and present deserve to see the truth.

This is a sad situation. You post as a former resident. Do you still own a home there or were you able to sell your house? Did you have to take a big loss?

You are so right, there should be total transparency.

So sad and frustrating.

My fiance and I went looking at houses today in Huning ranch but had heard rumors about those houses being built on a sink hole. We saw so many cracks in the foundation and on the houses and are shocked to know they are still allowed to sell. We are staying far away from Huning Ranch.

Yes , the homes in huning ranch are sinking . Dr . Horton wount fix the proplems in our home .No one would by our house. Can't refinance due to being under water with these Brocken homes. Home inserance sent us a letter saing they won't cover our home any more. Can't rent out home due to being liable for known saft conditions. Yet we left our home over a year ago, still making payment of over 1,300 a month in to a money pit. Just to have our day in court in about two or more years . Because horton douse not give a who . And doesn't care that we are hear. Don't worry we are going to scream when the time comes. We will let every one know

That is till our attorney hauls them into court and sues their insurance company to put a complete new slanted roof up there or pays us to hire a competent roofer.
Would use the money to move out instead and let someone else have the problem.
I didn't know that only English speaking people can build houses. What a bunch a crappes.

The problems with Centex houses exist in the older Centex neighborhood in the Sundance neighborhood. Having lived here for seven years, I have not heard reports from any homeowners of structural problems with homes in the Trailside neighborhood, which is probably where you are looking.
The bigger issue is that for even those homes with no problems, Huning Ranch has been tarred with the reputation that all the homes are falling apart. Not true.
Because of that reputation, houses in Huning Ranch are selling at much lower prices to attract buyers.
