Zorro, how much is rent and how long is the rent to own deal. I know a mother trying to get her kids out of a bad situation that would be interested. Please let me know.

i would need 3 to 5 k. down then monthly payments of 400. per month. it also has a 16 by 16 two story building on the land. with elec. will do on a 2 year contract. then i would charge lot rent.

So 15K in all? Lot rent, that isn't ownership. That means you can take back property anytime after the two years is up.

Zorro,
I would do $500/down and $400/month for house and property. I would sign a legal agreement to make the payments. Of course everything would be done in front of a notary to protect either one of us from backing out. I have a full time time job working 45 hours a week. Interested?

Better be careful to all reading this. I am not saying this zorro is doing anything illegal but it's been all over the news about people "selling" property they don't own. They sell it cheap, no checks-cash only, and when the actual owners or the foreclosure goes through and someone shows up to claim the property, the people staying aka squatters will have to be forcibly removed by legal means and most likely will take months! If someone is selling property, go through a bank or a real estate agent or make sure the property is theirs to sell. You can find out by going to the courthouse and looking at property records. The front office where the county clerk works can tell you this I believe. Don't do cash without going through closing, etc. Have someone like an agent you can trust.

Quick sale but you want to keep the land? Once they buy the property you can tell them they have to move the house by a certain time or else you will retain it on the property. Or you can up the rent to some outrageous number and they would have to sign over the house to cover the cost. This does not sound like a good deal. If you are going to buy, buy from someone who deals in real estate. It's safer and you are covered legally. They get a percentage of what they sell to you. Be careful and vigilant!

That's why you get a lawyer and do a deed search and contract with the seller. Never take someone at their word because even if they wouldn't cheat you,chances are the other 99% will. Can you tell who the one percent is? No.

its a 14 by 74 mh. the 2 story building cost 12.000 its insolated. paneling. elec. carpet in top floor car port. 2 driveways

Are you serious? 7 tenths acre~! For $25,000. I know places that are $25,000 and you get an entire mountain. You can get 10-15+ acres around here for that. You cannot be serious.

I agree! There is actually a doublewide and 2 acres for sell in Dryden close to cross creeks for $28,000-granted the doublewide needs a heck of a lot of work. Im pretty sure this might be the same place. If so, its a scam. A company called Capital One Lending Services. Go check out their website closely. Not once do you ever meet a real agent and the website was built in 2011... Something just doesnt sound right.
