I think it's selfish of the owners to want the property for commerical space and I feel the theater would bring in more people than the commercialization of that property. This whole thing is a huge mistake for the town and a big loss for the people and the progress of the town. The progress of the town is more important than one person's financial goals.

Yes, the town would benefit if there was a theater.
Yes, the owner of the property can choose to do with his or her property, what they see fit. This type of risk is the basis for a free society. Still.
If one feels strongly about the theater, get involved in your local government to express your opinions to the people who are being paid by your tax dollars. This too, is the foundation of a free society. Still.(the town of friendly people)
