Are you in the original phase of the Ranchero's and would you mind telling me a little info about the area. I am considering purchasing a 1.25 acre lot in the last phase as an investment and want to make sure it's as nice as the realtor says it is. I'm from Maryland and have never visited Arizona but have friends from Tempe that say it is really beautiful. Thanks for your help,

I have a smaller lot near the hwy and 2 rancheros out in the desert. Relatives drove up to Sun Valley from Yuma and although they saw some yards that were not well kept, overall they were impressed.

Talked to us on there cell phone and would say - junk out in this yard - a few min later - hey, this is a new home and so is this! They loved the temp since it is cooler then hot ole Yuma (need AC 24/7). A few times he would say, man it is beautiful out here!

Bought 3 lots from E-Bay at a good price - be sure you have the full lot number XXX-XX-XXX - go the Navajo County web page and search the lot to see who really owns it. We had no problem and now also have 2 lots in Williams, AZ.
Got all our deeds in the mail and again - can check the county to see it's all in your name.

I lived in AZ (Phoenix) for 7 years - and cannot wait to get back. Plan to retire in Sun Valley. Can always put up a fence if I don't like someone's yard (hehe).

Bought 2.5 acres there on Gov't Auctions. Drove there and didn't see ANYTHING but plain, flat dirt - exactly what I expected. Later I bought property between Concho and Show Low, where I intend to build my home. I'm not sure what I will do with the Rancho Rancheros property...

Sun Valley just a few miles from Holbrook which is a pretty nice town - and there is plenty of water in the area (always a concern in AZ). We didn't want to get into an area with snow (plan on leaving our shovels in IA). Not to mention the price was right when retirement is around the corner. Flat dirt sounds good to me.

I would definetly check out the water situation. We have been told that the water has a very high chemical level and being so rocky it is hard to drill but talk to the owner of the Sun Valley RV park. He is the mayor, post master and well driller and everything else.

Yes I am the original owner of the property. If you are looking for wide opened spaces its out there. You and the sagebrush and wild cattle. There are of old broken down manufactuered homes but few and far between. These sit on the old route 66 where that property is wire fenced off. Its very unique and private and quiet. I think that when people start building it will be a beautiful area.

Hello! Smile4u sold 2.5 acres 3 years ago to me and someday soon I plan to visit there. Maybe move there. During the 1980s, when I used to drive for Ryder truck rental, visited Holbrook several times. Petrified wood is probably all over the area. As back then the owner of the Rock shop told me he owned acres West of the park and tons of wood were there. Rockhound am I!

Realtors want 3-4 grand for 1.25 acres in the development. That's 6 times what Smile4u sold 2.5 acres to me on Ebay 3 years ago. Offers arrive in the mail 3 or 4 times a years to buy the property dirt cheap. Taxes on the bare lot are $14. a year.

I don't know what's going on but a lot of others say the water is exellent and the wells don't have to be overly deep at 200 ft - 250 ft.

Would be nice to get the right story re the SV Rancheros.

YES THERE IS A NEW CASINO BEING BUILT OUT THERE.
Hi I currently live in Show Low, Arizona which is about 50 miles south of this area you all are speaking about. I just printed out a Navajo County Back tax Land Auction list. You can get it by going to www.ask.com , type in NAVAJO COUNTY SHERIFFS DEPARTMENT and then scroll down on the left side until you find the auctions, I think it is under EVENTS. They are having hundreds of properties up for auction just by paying back taxes. The taxes run any where from 250.00 to 500.00. But my question is this....WHY ARE SO MANY PEOPLE ALLOWING THEIR PROPERTY TO GO BACK TO THE COUNTY WITHOUT PAYING THESE SMALL AMOUNTS OF TAXES IF THIS PROPERTY IS SO DESIRABLE? This just makes NO sense at all. my email addie is summ3rdaze923@yahoo.com. I would like directions to go see this property please? Can someone please answer my questions.

YES THE NAVAJO TRIBE IS BUILDING A CASINO IN THE AREA IN THE NEAR FUTURE. RIGHT NOW, THE CLOSET CASINO IS IN PINETOP ARIZONA (BEAUTIFUL AND HIGH IN THE PINES ANS ASPENS) WHICH IS 65 miles south of the area.
