Does anyone have a full list of these all powerful 'Board Members' and other officers, with contact information? I thumbed through the ELCA Policies and the set of documents that is some 100 pages in length, but it doesn't contain any detail about who is actually running the show except President Benedict and the aforementioned in other posts, Diane Gersham (manager).

I agree with "Afraid of Retaliation," too in that there is very little done by the Association for what we pay overall. The financial statement is really nonexistant, it was a joke to say the least. As a professional finance person for mid sized company, if I ever submitted a financial statement like that, I would be berated and quickly removed from said company.

In addition, there is little done by the community in regards to thank you's or social gatherings, many of the surrounding row-house communities have a lot to do for their residents. I am not asking the ELCA to find me some friends, but how bout a cook out at the barn house in the summer or something. Or atleast if they don't want to hold social affairs, why not a new play ground or something for a large percentage of the residents to use.

i was late on my HOA dues by 3 months. i admit this was my mistake. It was in the envelope with a stamp on it on my desk. I;m a new mom, and I guess this one got away from me. i am now paying a $444 FEE on top of the HOA dues. This is CRIMINAL! What the hell are they going to do with that money. Resurface the road as cheaply as possible? Diane is very discriminatory. She told us she usually calls people to warn about the late fee but just didn't for us. Thanks Diane!

That is unfortunate, but it is important you take care of it as soon as possible, because it can only get worse if you don't pay the fees -- which are typically the Attorney Fees, to Michael S Neall. If you actually have to pay the Attorney directly now because of the lateness, I would contact their office, and they can work out a quick payment plan to get you back on track. I had to assist an elderly neighbor with a smilar situation. The law office was much easier to work with, and they knocked off some of the fees when we had her pay in two quick installments.

I will say, I have never heard anyone say that Diane called them to remind them of something...so I would never rely on that little nugget.

Diane won't really work with anyone. This elderly neighbor lost track of her bills after having lived and paid on-time since 1984, and after two or three months (before we intervened) Diane had sent her off to the Attorney for collection. I would think someone who has lived there since the beginning would have been offerred some lee-way.

That is funny you mention the re-paving...what the heck is going on, and when did re-paving become a 4 week or more effort?

I owned a home in Elizabeth Landing for about 10 years was my 1st home neigborhood was nice, I lived there from 1988 - 1998. Back then the Association was very strict on making the homeowners responible for the up keep of their property, lawns were always well groomed and repairs kept up. However, I recently went back to the Elizabeth Landing on a visit and was shocked on how the Community has went down, lawns unmowed, gardens with weeds almost as talk as the house...some homes in need of repairs. This would not have been accepted by the Association back when I lived in the Community. You would be given to much time to fix something or mow your lawn if it wasn't done by that date the assocation did it for you and then sent you a bill for the work. I think the problem is now is that there are entirely to many renters in the Community and the Assocation has gotten to soft...

The Assn there strives to keep the homes looking well kept and tries to keep sloppy homeowners from overtaking the grounds out front. I know it seems harsh at times; but I have an end unit to sell and the homeowner next door is terrible. Deck is falling apart, poo from dogs everywhere. So do you think that's out of line for the Assn to monitor condition? I think it's better than not having one for your resale values.

Why can't we create a "ticket" booth and hire a few college students to monitor who goes down to the Recreation Area- making sure they are residents or guests with residents? I won't take my children down there nor go down to the "beach" myself because of the influx of people who do not live here hanging out. It would seem that with the "requirement" of having a window cling marking your car as a resident, it would be easy kicking people out. Between the constant soliciting and people who do not belong hanging out, I can't wait to move.

Well I am looking to buy a rental property , I have looked at other townhome communies in the area , EL is one of the best maintained for its age . The majority of what I saw werent worth buying. Now I dont know the woman who runs the association , but she has a job to do. In my opinion the management company needs to do more as far as what I saw as maintenance problems with houses.

I've lived here about 10 years now, and the community has some good points and some bad points.

The HOA does have a job to do. I am perfectly fine with them telling me to paint my railing or whatnot. Those things need to be done.

What I don't like is the attitude I get when I talk to her. Several kayaks were just stolen. When I called to report mine, she clearly couldn't care less.

The waterfront is unusable. There are parties everyday, chicken necks left out, and too many kids of clearly non-residents to count. This summer I saw a truck leaving, towing a boat that drove around the barrier across the grass. There is zero monitoring.

The financing is horrendous.

The regulations need updated. They don't even make the gutter colors that are required any more.

There are simple solutions that could really get things back on track.

Is anyone interested in an informal get together to chat about some problems/solutions?

I agree the HOA does SOME good but the women in the office is a complete butt! She has NO clue with inspections what she is doing, list wrong parts to fix or paint and to walk with her nephew is stupid since he is not on payroll or is he? Instead of painting my rail how about fix the playground when the swear words, vulgar pictures and racial slurs are on it! I can't even let my child play on it due to this! You call to complain she doesn't answer the phone EVER! The beach area is nasty! I watched the news station about the racial slur on it and SHE blew it off! Why would she care, she don't live here! I have owned my home for 16 years and nothing changes! Neighbors that can do what they want because they are friends with her in the office! This lady is shady and so is this HOA!
