If you live in a mobile home, you own the structure but not the property you're sitting on. Telling a property owner that he has to keep renting to a mobile home owner indefinitely and at a fixed price seems like communism to me.

Wow, $800 for rent doesn't sound bad. Mobile parks in OC are $1300 for rent.

I feel for these renters but It's totally unfair to force the property owner to pay you to relocate as well as for the value of your trailer.

Here in the Glendora-Covina area, rents can be pricey too. Some are up to $900 a month. That along with the home payment, you could just about make a payment on a house, on land, you own. If you renters are on a fixed income, you can purchase a house out of state and have a total payment of less than $500 month. Think about it. Greedy landowners who raise rents over and beyond what the current market shows, has an agenda for the property. Too bad most can't show appreciation to the very people who made them rich.

Took Political Science in college. Local government telling landlords they cant sell their property and that they cant raise rent on the property they as landlords own is Liberal Socialism. Eminent Domain practices is classic Capitalism but also happens in Socialistic and Communistic societies too. |

The only reason the park residents are resisting is because they are confortable and don't want to be inconvenienced. They need to understand that mobile homes depreciate like a car...eventually they become worthless. As such, the resident's "investment" has run it's course. So, if the residents think their mobile home is so valuable and don't like paying the increased space rent, the answer is quite simple: Pull the trailer out and put it another park. Otherwise, take the buyout price and move to an apartment. Right now, there is a glut of apartments for rent, and with very low move-in costs.

The City of Rosemead (City Council) has been bought and paid for by the devlopers who want to turn Garvey Avenue into another Valley Blvd as in San Gabriel. These people are out unfortunately and it's just a matter of time before they're forced out. You call that fair??? I sure don't!!

while we do not own the property, we still have to pay the property tax every year. How is that fair?

Anyone with any common sense knows that buying a mobile home is a bad investment when you do not own the land it sits on - you are really just a renter and rents go up EVERYWHERE every year. In addition, the property owner, you know the one who put really big bucks into the mobile home park to begin with - should be able to do whatever he/she wants with their property.
Quit whining and make plans for your eventual eviction and the property owner should not have to give you one dime to get out. |

You moron...the reason the developers have these rights is because, follow closely now... THEY OWN THE PROPERTY. The residents have rights too...they have the right to move if they don't like the high rent. |

While I feel bad for these residents because some still have loans for the structures. Surely, it would be easy to walk away and rent an apartment, but they are still stuck with the payments. Moving a mobile home is expensive and nearly impossible if its old. Buying a mobile home/prefab house is not a way to go in the city. If you are out the desert, you are probably safe for few years before any developers will push you out. |

I don't know what your response has to do with my response to the socialist Perilous...I was merely setting Perilous straight about developer's rights. But in reply to your response: First, what makes you think those park residents have loans on theit coaches? No lender will make a loan on an old mobile home, so if any loans were made, they were likely paid off a long time ago. Second, they are not structures...they are mobile homes...the operable word being "mobile". Third, the cost to move a mobile is less than what the developer is paying for relocation. Fourth, if a mobile is so dilapidated that it cannot be moved, then the mobile is worthless anyway. The residents should just take the relocation money and be glad they are getting any money at all. There are people in this country in much worse predicaments. |

You're paying property tax on your mobile home, just like I need to pay "property tax" on my car (except they call it a "Vehicle License Fee" or VLF). Your "landlord" is paying property tax on the land you're leasing from him. But he can't decide how he wants to use land that he owns? How is THAT fair? |
