I am looking to buy a home in the area. Can anyone give me the name of a good thorough home inspector in Lamar county who is also reasonable money wise. Thanks in advance for any help.

Also, will this inspector check for termites, whether septic is good, whether foundation is good, etc. or do I need to get a bug exterminator, a plumber, and a foundation man for these things? Can one inspector do it all or do I have to get someone who specializes in each area? Thanks.

I used Larry Barnes who does both mechanical and pest inspection. Did a great job and is affordable. Pricing depends on square footage.

We used Mike Redus and he did a very good job for us. There was a sticker inside a cabinet door realting that the last inscet inspection had been done and wasn't dure again, so I don't know about that. It's easy enough to call him and ask. Guess he still works at Harvey Century 21.

Larry Barnes is the best one in the Lamar County. He is very resonable price and also he is also very observation Also he is very full of info about how u can fix things and who to call when u needed something major done

I bought a house last year, the realtor had an inspection reprot that Barnes had done for a previous buyer but it was only two weeks old. She encouraged me to just accept that one and not have another done. My real estate attorney advised otherwise. And am I glad he did. Barnes missed several bad windows, several wiring issues and a busted outside faucet. Don't take recommendations from the realtor, they have a stake in the deal. The attorney does'nt. I used a more experienced inspector.

I used to work construction and can probably inspect it myself, if they aren't going to do a thorough job. Thanks.

It would pay you to look in the yellow pages. there should be 3 in town. look for low license numbers. The lower the license number the longer the guy has been inspecting. Call them, ask how many inspections they have done. That will get you there.

Larry Barnes is a very good inspector. I have know of many people that have used him and have been very well pleased... In addition he is a very good man with good moral values, which you don't often find now days. I would recommend you use Larry over any of the other inspectors in town.

Larry Barnes, we have bought and sold several homes in the last 5 years and Barnes was by far the best, he was full of information and didn't make me feel stupid about repairs. He also carries a laptop and printer, I got my report right on the spot.

Bell has a construction tech degree, a plumbing license, has been in construction and real estate for years. He did one for me and I asked. He also has done 3800 home inspections. The other two are fast track inspectors which is a TREC term for you take a course, take the test, with no apprenticeship. Johnny is the only one that can teach inspecting. Might cost a little more, but I feel better paying for experience, especially on my largest investment. P.S. be sure to look at the wood canoe he built and has on his computer screensaver! Craftsmanship!

Still say Barnes is the best. Tech degree and craftmanship dont mean that much....not building the house just inspecting it. Barnes is very knowledgeable plus a man of good morals. That means alot. Very intense and sincere. Larry Barnes is the inspector to use,
