No, I just see the bigger picture. Something I wish more people could do. Alot of people in here are focusing on the wrong things.
I see the bigger picture as well. I know what those houses do to the value of a subdivision.
I have no problem with Celebrity building homes in subdivisions where their home prices are on par with other developers.
But when they build in subdivisions where custom homes have already been built, they take down the value of the others.
I would hate to be a homeowner in the northeast corner of Cimmaron Woods East for that reason. The remaining subdivision looks like Army barracks.
I realize that developers have to recoup their investment and offset the taxes they had to pay when the housing bubble burst, but they have penalized the customers that bought early on in those areas.

Those home values had dropped before celebrity decided to buy the remaining lots and build. Look at Settler's Creek. Tell me those homeowner's values haven't dropped. No celebrity houses, just countless empty lots. Some number that some "assessor" comes up with doesn't mean jack. The only number that matters is what you can sell it for when you sell.

The way the neighborhood looks has nothing to do with the conversation. I'm simply stating that they did not bring down the values of any homes. The market did.

Which homes do you speak of?

Purely market forces at work there unlike the other subdivisions plagued with lesser quality homes.

Do you even know what the difference between an "appraiser" and an "Assessor" is? I'm betting you don't.
Max Power wrote:

You don't say? What yopu can sell it for depends on its value...and an appraiser is almost always involved with a sale of a house. The loan institution usually requires it.

It absolutely does!!!!!

Not by itself! An appraiser ALWAYS looks at the homes in the area to gauge the price of the home he/she is evaluating.
Why do you think it's foolish to perform a $50,000 addition to a home in a neighborhood where the neighboring houses run in the 80's & 90's? There are thousands of stories where homes are simply undervalued individually because of similar sized homes in the same area.

Everything else you typed is just drivel, but this comment shows how close-minded you are. You agree that the market itself brought down values in one subdivision, but not in other subdivisions that were in the EXACT same situation before celebrity bought the remaining lots. I suppose the market decided to wait and pick on those subdivisions later in case an evil sub-standard home builder tried to come in, then it would make the values drop.
Its really pretty simple. Values dropped all over. Shortly after, celebrity comes in and builds. Values have not gone lower, they were already low. In fact, most have gone up.

After reading through these posts, it is really easy to tell that the majority of the authors are ignorant... it just goes to show that any moron with a computer can post garbage even if they don't know how to spell correctly. That being said, I work in the service industry and deal with many varying homes on a regular basis. For those of you who think Hearthstone is great, you're sadly mistaken. Easily damaged and cheap siding, exteriors that fall apart, interiors that are cheaply thrown together and usually tiny. I'm not saying that Celebrity is perfect by any means, but with regular maintenance they will outlast any Hearthstone in my opinion. For those of you who are upset with who is moving into your neighborhood, get used to it, I don't care if you're in a $125k neighborhood or a $725k neighborhood, there will always be trashy people even if they have money. Just because a lower value home is built, doesn't mean that they are lesser or a family than you.
I would like to add that the 'custom builders' in Omaha are just as guilty as the Celebrity and the once Hearthstone. We have walked through many and found worse issues that in the celebrity. You HAVE TO DO YOUR RESEARCH AND HOMEWORK or you will be 'ignorant,' If you are paying that much for a home, why wouldn't you be? Again, most homeowners want to come in and live in the home, rather than understand how to take care of it.

Also, you have trash everywhere. We lived in a high end neighborhood and had the cars on the street, as well as no mowed yard, and the guy who let his dog poop all over the place.

Thank you Antimoron for your response. I do agree that before people get online and start trashing a company, please be educated in doing so.

Wow, you really are a Celebrity fanboy. And an ignorant one at that. You still can't grasp that houses appraised are based on others in the are of similar size, not quality.
Celebrity and Hearthstone are mediocrity assembly line.
Clueless and obstinate are no way to go through life, son.

The best part of this conversation is that none of your bitching is going to change anything. Celebrity will continue to sell homes in these neighborhoods. So you can sit in the basement of your "superior" quality custom home in your unfinished neighborhood and cry about your "value dropping" or you can wake the fvck up and realize there are more important issues in this world than your first world problems. Seriously.

These homes are junk.Every house is the same from the fixtures to the appliances, carpet, paint and crappy quality. Gee,lets take a lot, figure how we can split it in half and build two turds where normally one should be.Memorize your adress when you first move in or you'll find yourself in your neighbors' drive the first few times you leave home.A Celebrity Home is housings version of a Chevy Cavalier.

Max must be one of Celebrity Homes agents. Too much passion from someone who wouldn't have some sort of monetary stake. When he builds his next home and they put out-houses on the lots all around him I wonder if he would feel the same. Maybe so. He might be the one selling the out-houses and telling everyone "Don`t worry about shitting in it. Its all included"..

Yep- we built with Celebrity and all the negative comments on this thread are true and a bag of chips. Never trusting these guys again.

One positive note... I am glad that I found this thread. I now know that I am not alone and feel somewhat better. Sucks feeling like the only guy that got suckered.

We looked at Celebrity... But we just went with Richland Homes. The home we purchased was 235k but the quality & beautiful trees in their neighborhoods sold us. I heard Richland is a sister company to Woodland Homes, they have been around forever & have a solid reputation. Contact Jennifer there she was the agent we worked with. We love are home!
