I know NRPI has been selling land in Bella Vista Arkansas to British & Europeans since March 2008. I am not sure what they have in mind for Sunny Hills.

Good job, Albert. You beat me to it. Was going to post that today. Looks like according to this article that they are far enough ahead of shedule to open late 2009 instead of 2010. Wish the national media would pick up on some of the positive news occuring in our area instead of just focusing on the "Doom and Gloom".

My name is Wanda Sebastian, I'm a alcoholic mother of four children. Two of my children are fathered by my youngest half-brother, well aleast I think, never was an DNA. One could be from another half-brother. I now stay home and collect disability and welfare. The father is a dead beat dad that won't pay child support, because he claims I molested him. He was 15 just out of a physic ward and I was 27 partying strong. I think he was old enough to know what he was doing. He tried to get me to release him from the responsibilities of support by getting my Husband to adopt the children( yes I was still married when all this happened) claiming he didn't want to cause embarassment to the family or to the children. He now owes me more than $38,000 back support and I don't think I will never see it. He has no job, home, car, license,or anything. I guess thats the price you pay for making babies. Thank God for the American Laws for taking away all his rights. if he don't pay, then he shouldn't have a life also.

This is terrific news! Jim, I was wondering if you have heard anything about the Country Crossing Project near Dothan? Seems like it just faded away.

I believe that if this turns out the way it is projected, it will definately have an effect on the surrounding counties. Ronnie Gilley is already involved in the promotion of Bamajam and has indicated that he would like to bring the festival to Country Crossings. Imagine the impact of 100000 (just a guess on my part, am going to check on the last concerts to see what attendence was) festival goers coming to some thing like that. Huge impact on area hotels, stores, etc. Several bus tour companies have been enthusiastic about this project. With the price of fuel lately they are looking for destinations with less travel involved. Would be a far more lucrative deal for them rather than going all the way to Branson.
Just my take on this.

I believe you are right. This bamajam looks like it will bring huge crowds. The overflow would have to come down to Chipley, Marianna and Bonifay. That means more hotels, etc. Now if only Jim Fowler would start his Theme Park back up, this area would go crazy. With the airport coming this area could become a destination resort.

I have a lot in both Sunny Hills and Compass Lakes. Planning on holding onto my Unit 6 lot for a while but wasn't sure about the Nortek lot in Compass Lakes. Any idea on conditions there?

Conditions at both Sunny Hills and Compass Lake are no different than they were 6 months ago. Trend shows this will continue for at least one to one and a half more years. You will see property values start to rise in about 9 months, but slow. I would buy anything you can get your hands right now...but you need to low-ball. Asking 25,000 offer offer 15,000, compromise at around 18,000.You should be able to double and triple that around June of 2010.

I own two lots in Unit 6 in Sunny Hills. I'm looking to sell them. I've traded e-mails with a local real estate agent who told me that I should only expect to sell them for about $11k each. I believe that is way too low--although the market is down, I just can't believe that prime land is going for next to nothing. Can anyone give me an honest appraisal of how much you think these lots are worth?

Mikemea, your first assumption or query was correct...they are going for next to nothing right now.

If you own Sunny Hills lots your best bet is to hold for at least two years or wait for a recovery in the economy(?). Surprisingly, I did a comparison with the much smaller and idyllic Dogwood Lakes and found that those lots are much more expensive and that they seem to hold their value. I guess the reason is that there was far less speculation in that area when the mad rush was on...
