I attended the Campbell County Planning Commission hearing this week with my wife and another couple who bought at The Villages. The commissioners were as stunned as anyone and seemed to take a proactive stand in resolving this. They are probably going to petition the bond company to release the funds to complete the infrastructure. The bond money is there, to the tune of around$10 million, which is adequate to complete the work. The commissioners are going to put a link to The Villages issue on the Campbell County web site within the next week or so, as soon as they can get their IT specialist to build it. The county is very concerned about getting this project completed; they have a lot at stake here- credibility and perhaps liability if it doesn't finish. We were impressed with their desire to make this go, so I would recommend a rational approach to this resolution, not get "class action law suit" mentality because as soon as you do, forget about recouping anything close to what you might expect. Whatever funds are available will get consumed by time and attorneys and everyone loses. I believe this project will complete, minus the alluded-to-amenities, but the critical water, roads and electrics will finish and the project can continue. It is still a nice area and the county eagerly wants it to complete. Patience, fortitude and rationality should prevail.
Hello, did the commissioners post the link to their website as you mentioned above?

Hi Eddie,
If you are a property owner at Grey Rock,
you may want to check here
http://greyrockowners.com

They may have an email network set up for owners but if they do I am unaware of it.

Hi Mary,

Thanks for the information. Would filing this change our existing property tax or is this for next year? It sounds like it's for next year.

Thanks,
Nicole

Hi Mike / Nicole
My husband and I also have a lot at Bridgepoint. I spoke with the planning dept and was told that they have until Oct/09 to complete the infrastructure before they would step in. I also
spoke with Camden County tax Assessors office to ask about the assessed values and I was told to file a return a PT50 on the form fill in an estimate of what you think it is worth. I know we will all want to put a fat(0) but that is not what they are looking for-- filing this form will require they go out for next year and reassess the project and they will either agree or determine based on the outlook what the taxable value would be and likely paying less for our yrly taxes. The Website is CamdenCountyMap.com by April 1st of next year. If I get more info I will update this cite. M

NicoleL. Actually, this would be for next year, I'm pretty sure. According to Camden County, GA, you can submit a written reply to Camden Co. "contesting" the curret assessment within 45 days. I'm not sure when the "clock start ticking" on the 45 days though. This info is on the Assessment bill.

I am also a owner in Wild Ridges and I am trying to find out the current status of Wild Ridges. Is the infrastructure in place? What is not in place? Is there a surity performance bond? What are the other owners of Wild Ridges going to do? Has the Wild Ridgess owners hired an attorney yet? I know there are 160 lots owners that should do something to make sure LR abide's by our contracts to have the infrastructure in place. E-mail and let me know what is happening and were I could find out more info. Thanks.

How many of you took a one day trip to one of the Land Resource projects, spoke to a sales rep that was in their 20's, and then proceeded to let that sales rep talk you into buying a lot in a subdivision that didnt have any houses in it???
Let me ask you something...if those lots were such a deal, dont you think they would sell them to builders. I mean, really, a builder would buy a few at a time, and it would take less time and effort to sell them, right?
Dont blame the developer.....
I was one of those sales reps, and it continually amazed me how little the buyers of these types of properties know about real estate. My main tactic was to turn the buyers greed against themself. People's greed will make them do the stupidest things.
