help moving from buffalo ny to work in rathdrum id and looking to live in the area of spokane wa. does anyone have input on a nice area to live in, in the spokane area close to rathdrum id?... thanks

Depends on what you want and what price range you are in. Here is my view but I have only been here a year fulltime but researched for a few years before I moved- so take it for what is worth.

North Idaho: a tale of the 'haves'(predominately Californian ex-pats) & the 'have nots'. Schools generally not as good as the Washington side. Idaho is a non-disclosure state when it comes to Real Estate Sales prices so you are at the whim of the real estate industry not recorded sales records to determine values. I believe this is a negative and allows tampering of the market a bit. Coeur d'alene/post falls/hayden is becoming very tract home and cookie cutterish.Idaho has an income tax and sales tax on everything including groceries.

Washington side of the border generally: Better schools, more stable real estate, no income tax, higher propery tax, no sales tax on groceries but 8.4% on everything else. Washington side of the border ranges from Eastern Washingtons version of a 'hood/ghetto (just about everywhere in Spokane North of 9th Avenue) to very upscale.

In a sentence my impressions of various cities/areas.

Rathdrum,Id: Lots Pickups and AMC Pacers on the front lawn.

Hayden, Id: Pretentious without justification- if you are not on the lake why bother?
Coeur D'Alene, Id: more cars on the lawn or no lawn at all in the new tracts.

Post Falls, Id: Quiet, well managed, not too cookie cutterish.

Hauser Lake, Id: long way from 'civilization' but a small pretty lake and definately will be on the upswing as the single wides give way to mansions.

Spokane, Wa: As you move away from I-90 both north and south the city gets nicer. Downtown is a real pit.

Spokane Valley,wa: parts are very nice and other parts no so much- look carefully. Central Valley Schools are good though.

Liberty Lake, Wa: Southern Californians and other haughty-without-cause snots populate this place. The lake itself is not even in the city limits. The little town that wished it could.

Newman Lake, wa: Quiet, out of the way but not too far out and an easy shot into either Rathdrum or Spokane. Mountain View and East Farms are the only really good schools in the district. The high school has a problem with teenage pregnancy. Be careful but worthy of consideration if you are going to be working in Rathdrum. One can shop in Liberty lake but not have to live with those people.

Otis Orchards,Wa: Redeveloping slowly,but some good home values. look carefully.

Millwood, Wa: AVOID.

Parkwater, Wa: AVOID.

Pasadena Park, Wa: worth a second look.

Mead, Wa: SOME OF THE BEST SCHOOLS IN THE ENTIRE State. Long commute to Rathdrum especially in winter.

I am not in the real estate business and cannot endorse this realtor but he does have a decent, free, anonymous search of the spokane MLS: www.chuckhormel. There is a good FSBO site also called www.spokanebyowner.com . www.jurv.com has a good free search of the CDA mls. dont know him either.

Dear Art, I really appreciate your feedback it was very helpful to me, i have spent hours on the internet and going to borders books to try and learn more about wa state and the surrounding towns of spokane wa, looking for the closest commute to rathdrum id and a nice/safe area to live in. trying to advoid street violence and rift raft. you can only find so much though in book stores and on internet so i resorted to this forum. Now i noticed that you did nt mention trentwood wa. Is this not really a town to live in? I just came acrossed it by looking on a map of bordering towns/cities of rathdrum id. I like new home developments/communities/ shopping i like things close to home but to see grass when i get home (not to live downtown or the ghetto), I am 23yrs old.

Thanks for the run-down of the towns around there. Can I ask more specifically your opinion about avoiding Millwood? Also, do you have an opinion about Post Falls, ID?
Also, I know that the home prices have gone up extremely high in the past four years...and now things in real estate aren't looking so good. Do you think that these properties will decrease in price, and would you recommend waiting it out for a while before buying?

Post FAlls is a nice place to live.I have been here almost three years now.Spokane sucks Idaho pay is lower. Just my two cents.

I have lived in Liberty Lake, Wa for the past 6years. Prior to that we owned a small home in the Twentwood area. If you are still looking for a location to move to in this part of the country e-mail me back asap, as I can give obviously all the information you want about this area. If you've already decided, then great. I'm partial to Liberty Lake...why, because most of it is brand new. The rest of Spokane is older and dated for the most part. Real estate priced are coming down as they are everywhere, you can get a rather new home in a new development with great views of the mountains, great bike trails and good schools for anywhere from $200,000 on up. Much more to tell you about Liberty Lake. If you want the best, it's in Liberty Lake!

Millwood is surrounded by areas that one might consider questionable in terms of crime and lower socio-economic class profile kinda folks. Lots of rental properties in parts of Millwood- older neighborhood There is also a trend toward higher density housing such as condos and apartments.
Of the single family housing that has gone in in Millwood recently, it tends to be on the very low end and usually as much density as the lot size will tolerate as the long time property owners are selling out and moving on.
The spectre of buying cute old home on gods acre and then having a three story condo going up next door is not cool for a number reasons.
It appears to me that Millwood is trying to get as much density and therefore tax dollars as possible.
In terms of basic city services, the city contracts law out to the sheriffs office and fire out to Spokane Valley fire. While the fire thing does not bother me, the Sheriffs office is not required by contract to spend any setamount of time in the 'city limits'. The anointed deputy that covers this area has from Argonne/Trent East to the stateline ,most of the time a single car, one man car. They always seem busy messing with Millwoodites on Trent as the motels etc.......
If you really look as Trent and then at Argonne they are really poorly planned and hard to run a business on unless it is fast food or a 7-11. Roickey bakery would probably love more parking and a slower speed limit street. Argonne is one of the major north/south connectors that people use because the west side make spokane beg for a N/S freeway to supplant Division so folks use Argonne and a few other routes.
In terms of Identity, Millwood offers little in th e way of a brand. There is a small has been downtown area and ti they ever widen Argonne that will be gone. It is kind of a moot point because of all the traffic wizzing down Argonne 24/7
Fianlly, there is the paper mill. IF the mill ever closes then the city might have a shot at some prime riverfront to develop (probably condos), until then well you have a nice paper mill sitting in town. Please note this is not a problem until you consider that the mill is nowhere near a forest anymore so EVERYTHING is Trucked in......
So to sum up it is my observation that Millwood is more of contigious area surrounded by Spokane that has alot of traffic issues, strange density buiding policies,a large industrial tenant, a fair number of lower socio economic profile folks, and a general lack of city services. Millwood has crossed the line in the realm of locking your doors is no longer an option anymore.
BTW, with Kendall Yards being developed in Spokane, I have heard that the some of folks from felony flats being relocated have been placed in Millwood. I am sure they are real nice people though.
If I was moving to Spokane from somewhere else, I assert that there are much better options.
Post Falls is nice, there are some nice new developements, some on the lower end but it seems the city fathers are doing a decent job at managing thier growth. I would vote Post Falls vs. Millwood by huge margin.
Former MSP RSA says it all about Liberal Lake to me, If you want new cookie cutter developements then LL is for you.
There is no downtown Per Se, and yes it is all new. So are all the residents, there is a high incidence of posers in LL- look at what they drive and how they act in the stores such as Safeway. My view: Pretentious, arrogant, haughty without cause. Many in Liberty Lake act as if thier zip code should be 90210.
LL residents trade on the brand: we paid too much so that makes us cooler then you.
Most of the locals that I know laugh about Liberty Lake as it used to be the site of the county dump and now people are paying a million $ plus to build on top of a methane leeching dump site.I am sure it is perfectly safe though....

Hi Shannon ! I'm Arnie , I know of a lot of nice places to live in Spokane !
I would drive from Spokane to rathdrum if I had a Job there it's not very far , Probly 20 mins.
I would get a house on the West side of Millwood ! Those old Brick homes with the Huge
Oak trees around them . Are so cool in the summer ! Right by the Spokane River ! There's shade everywhere around those homes .
They were built for Management Personel
