We have leased from Excalibur for going on 7 years and I will tell you...we have had to go directly through the owners who live on the other side of the country for most of the things that needed to be repaired. At one point the owners were thinking of leaving excalibur and working with us directly as we are pretty much selfsufficient in the home. but when the sink in the kitchen broke away from the granite top, excalibur sent a guy out to repair it and they did a far below standard repair and excalibur didnt do a thing and just said they wouldnt pay the contractor...it still looks like crap three years later. they replaced a bathroom sink in the master bath and they dont match...one is white and the other is cream....didnt do anything about it. house struck by lightning and excalibur didnt even come out. the two air conditioning and furnaces blew up from the lightning and all the electronics were fried...the third floor of the house had a hole in it...excalibur didnt even come out. in the seventh year we told them we were gonna go month to month. they said that if we went month to month even after seven years it would be 100 dollars more. gee so much for loyalty...and would have to do another background check....wtf...I wouldnt recommend them to anyone...they dont care who they deal with or loyalty to the landlord...its all about the money...as they say ...its nothing personal...its just business...

DO NOT RENT FROM EXCALIBUR!! I'm serious...RUN. I don't care how much you love the property you're looking at...RUN AWAY NOW. I made the worst mistake ever by signing a lease with this company, and I have no intention of staying in this property. And I will never, ever rent from them again.

The property was FILTHY. I cannot believe the condition in which it was rented: grimy black shower floor, filmy mold in the toilets, the bathroom floors were literally sticky and covered with hair, and the downstairs floors turned the bottoms of my feet black until I had mopped them three times. Just about every room has either holes in the walls or terrible patch jobs...if the previous tenants got their security deposit back, I have no idea why or how.

I was lied to about the house being cleaned and painted before I moved in. Utilities were disconnected before I could put them in my name, delaying my move-in, despite the fact that the lease says they will stay on until 2 days after the lease-signing. The carpets were not cleaned on time, again delaying my move-in. I have been stood up by the contractor for repairs TWICE (he just won't show up and won't call). There was a serious roof leak in the master bedroom- I was lied to about a fix being in progress. The contractor who finally came out had never assessed it before. It took two more visits to get it fixed. There is a serious leak in the master shower, and I think there is mold in the walls, judging from the swampy smell in the bathroom that I cannot get rid of despite scrubbing everything with bleach. When I told the property manager that I was worried about mold, she told me if I thought there was mold, I should move out and leave my key at the leasing office.

The washing machine was switched out before we moved in, replaced with a substandard brand. The dishwasher will only get dishes clean if you set it to "Heavy Wash." The stove doesn't work, although they are supposedly going to replace it next week. The microwave was missing the rotating glass plate and I finally had to replace it myself after I was ignored by the property manager again and again. Maintenance requests were ignored until I threatened to send a certified letter.

Excalibur makes it impossible to pay the rent by any means except for hand-delivery of a check- even our bank's online bill-pay alerted us to a $17.00 fee just for paying the rent! Pay online by bank draft? Fee. Pay online by credit card? Fee. And I would never trust this company enough to just mail them a check, or to give them access to my checking account via auto draft. Never.

The previous poster said they treated her like "absolute trash?" Yep. They do.

A coworker of my husband, who is college-aged and just got his first apartment, said he had heard of Excalibur and said "nothing good, though."

I SINCERELY DO NOT WANT ANYONE TO GO THROUGH WHAT I HAVE BEEN THROUGH WITH THIS COMPANY.

Just turn around and walk away. Research reviews on other sites. I wish I had done better research. Never again will I rent from Excalibur, and I will tell this to everyone I meet. I am going to contact the owner, the BBB, and anyone else I can think of.

Excalibur strives to provide excellent customer service and in doing so we have put in place several procedures to avoid as many issues as possible. One of the procedures is a walk through move-in inspection where we note the condition of the property. Once it is completed the manager and tenant sign the document verifying the condition. I'm surprised that you would agree to move in to a property in such condition. Unfortunately, we are an agent for the owner so we can't spend the owner's money to clean the property or repair the property without their authorization. As far as rent, we offer multiple ways for our tenants to pay. We accept check, money order, certified check, credit card, ach and autodebit. The fees assessed for credit card and online ACH payment are not assessed by Excalibur but by Paylease. The fees assessed for online bill pay are charged by your bank, not Excalibur. Excalibur is the worlds worst management company! First off I filled out an application along with my other roommates, and I was told I would hear back in two days, not to much a surprise - they NEVER called me. To get any information out of the four agents I could get in touch with, I had to call them first and they would never answer or call back. When I would rarely catch one, they had a different story than the other agent was giving me. After over two WEEKS of them not answering about my application, they called a roommate (and only one) to tell us the outcome. I was promised an email and a phone call to each and every roommate. Liars. I wouldn't waste your money giving them an application, put them out of business.

Great company! Sad to only see the negative, in life we only post these reviews when mad, theres ALOT of very happy tenants and owners that just do not get on line to praise Excalibur!( from a 14 year long work relationship) Ive worked with many owners, all managers. LOTS of residents from my point of view i believe theres more happy tenants verse unhappy. Also like to add the owners are not rich and do need some time to get funds for major repairs.( Lots of owners are over seas and had to have someone help with there home, while they fight for our FREDOM. Just think if you owned the home... Could you just spend $3600.00for a new heat and a/c unit??

I wish I would have researched Excalibur first before we signed our lease. My husband and I feel like we are in the middle of a scam. We were told it is "none of our business who ownes this house". I understand that but after HOURS of research and deed digging I found out our rental might be in foreclosure. We also expressed our interest in wanting to buy the property. I have called Excalibur several times to find out who ownes the house again it is "none of our business". We want to make sure our rent is going to the rightful owner. We were told not to let our "ETHICS" get in the way even if it turns out to be foreclosed, a scam or whatever the case might be. As a Christian I was floored. We were lied to and told two different things by management. I am not angry I just want answers and cant seem to get anyone to call me back.

Please email me to discuss your situation. My email is jdurham@excalhomes.com. As an agent for our client (the owner) we are legally only allowed to disclose a limited amount of information. Foreclosures are a difficult situation for us as a management company since the notices only go to the property; we are usually the last to know about them. We obviously can't control whether an owner decides to pay their mortgage or not. If the property is in foreclosure then you are in a better situation with a management company involved as opposed to an owner managed property as we are held to Georgia Landlord Tenant law. Tenants do have protections against an owner who is going through a foreclosure.

I've only been in this house a little under 2 months. I hate it. The house was empty for 3 years which they didn't tell me and I have what seems like an infestation of spiders. Plus there were a lot of repairs that needed (and still needs) to be done they didn't tell either and call me all the time about needing to get into the house to fix. Had I read this first I wouldn't have gotten in this house. I am seriously counting down the days to get the f*ck out this horrible house. I hate the company and the house. I honestly don't think this house is up to housing code and I plan on getting it inspected. Don't use this company they are full of sh*t!

I applied for a home seen from excalibar. I filled out my application and was approved. Unfortunately they did not tell me I wouldn't have to pay half of the first month's rent less than 24 hours after I was approved. They didn't offer to have my pay the funds all least within a week and wouldn't even work with me. If someone is approved for a home and u demand a payment within 24 hours without giving at least a 5 day time frame isn't any one I want to rent from.

The comment is a little confusing but basically it sounds like you were informed that in order for Excalibur to pull the property off the market and hold it for you would require you to pay a reservation fee which will be applied towards the money we collect at move in (deposit + first month's rent). If we held the property for you without having a reservation and you changed your mind and didn't move in then our client is losing marketing time of the property and possibly could have rented it to someone else. I believe you would like this business practice if you were the homeowner.

Feel free to contact me at jdurham@excalhomes.com and I will see what I can do to help resolve your situation. It is not a normal practice for a leasing agent to discuss the previous vacancy period and most of the time a leasing agent will not know how long a property has been vacant for several reasons; it's a new account for our company, the leasing agent may be new to that listing, etc...Excalibur manages 2,500 properties and they range from 800 sq ft - 5,000 sq ft. Every house is unique and every client is unique so one property does not summarize our company.

If I was the homeowner I wouldn't demand the payment the SAME DAY they are approved. I would give them a week to submit the payment or it would be placed back on the market. People do have bills they have to be as well but to demand the reservation fee the SAME day is ridiculous. What if im serious about the home but won't have the funds until 3 to 4 days. You won't hold if after I sent my pay stubs and confendtitokal information to u. Crzy. I leased my home from a homeowner and was given 5 days to make the reservation.

1500 for a home rental. U have to be crazy. To FUTURE RESIDENT I was approved as well. And they wanted a reservation fee the same day. Are u crazy. Even a home u want to buy gives u at least a week.

Our house rentals range from $500 -$3,000. We manage a variety of homes in all of Metro Atlanta. We collect a reservation fee to hold the property for that tenant prospect. We try to collect this as soon as possible for the benefit of both parties. It is not required to be paid the same day; if it takes a week then it takes a week. This gives both the landlord and the tenant some peace of mind. The landlord knows they have a tenant that is serious about moving in. The tenant knows that the landlord isn't going to rent the property to someone else.

Only two months? Try going on 6 months and no tenant. I am going to go in person and dump them since NO ONE answers the phone, responds to emails are even calls back. I wish I would have seen all the negative comments about them but I picked them because I live close by and wanted to make things easier. Unfortunately the property is on the south side and I know what you mean its probably the same rep. It is encouraging that you rented out your property within a week after leaving them!

These people are the worst!!! You can NEVER, EVER get any kind of maintenance issue addresed in a timely manner. We went a year without our ovens working. We went a year with a fridge that froze everything on the fridge side in 3 days because we could'nt control the temp. We had an OPEN SEWER line in our front yard with feces coming out (I have pics) the was'nt repaired until the homeowners association complained - we had been complaining about it for months. As I write this, I'm sitting in a 84 degree room at 11:46pm because our air has been out for over a month from the second week in May until now, June 8th. We have a larger home, 5 bedrooms, 4 baths. As of today, neither of the downstairs bathrooms work. But as an earlier poster stated, if our grass is an inch too high, we get letters in the mail to handle it post haste!!!! If you know what's good for you, you will NOT rent any property where these people are involved!!!
