My homebuying experience does not echo this article. I've worked with three different agents on three different deals. Neither of the three, I felt, were on my side. None gave advice, let alone good advice. They were only there to compete the paperwork. It costs you nothing as a buyer to use a real estate agent but you DEFINATELY get what you pay for in this case. If you are only buying a house and not selling, do your own research and hire an attorney to help you with the contract. You're going to pay but it's worth it in the long run. Better to pay a little upfront for probably the BIGGEST investment of your life. Unfortunately, in order to get good advertising via the MLS, as far as I know, you're required to go with a real estate firm when you sell your house. Maybe things have changed on that end though?

The best way to sell a home is to do it yourself if possible. Anytime we had problems were with a realtor. Save that outrageous commission they charge and put it to good use in your home. A lawyer will look over your papers and you pay his fee. The new buyers are in charge of paying for a home inspection if they want one. You control when you want to show your home. Not, when a realtor is calling asking to show it in 10 minutes or "they have a buyer sitting in the car out front now." They are need a major wake up call that their days are limited.

I just don't get why people use real estate agents. Especially with access to open houses and homes for sale with the internet. Real estate agents used to do "homework" to find the right house for their client, but now we all have the same information at our fingertips. What I don't understand is that a realtor isn't on their clients' side. They are looking to make the most commission possible off of their clients and they know the amount you are pre-approved to and they will sell you a home that is at the top of your pre-approval range. They make more money the more expensive the home is that you buy. They work on commission. They will usually show you three they know you will hate at the bottom of your price range, an ok home that will need tons of work, and then the home at the top of your price range that is immaculate that they know you will fall in love with and pay the higher price. Most people think they give you some type of guarantee on the property you buy. They don't. Once you sign that paperwork and they get their commission you will never hear from them again. If there is a problem with the house after they get their money, they aren't going to help you and really aren't capable of helping you. And as far as them and their "paperwork" you can buy the same paperwork at OfficeMax. The paperwork that you sign mostly just pertains to their commission, not the home you are buying. And even if you are just buying a home that is listed with an agent, you are still paying their commission too because the home price is bumped to cover their commission. So really realtors are riping the seller and the buyer off because without them the seller would get more money and without them the buyer could buy the same house for 7% less.

i never met a real estate agent I liked. They all want to do minimum work for maximum agent fee. Charging the 7% fee is unreal. For Sale by Owner is the only way to go.
