She sold us our home. We had a very fast smooth closing. She had everything taken care of at the attorney's office. All we had to do was show up and sign the papers. Total time from the time we found the house until we moved in was almost a month. It could have been sooner but we had to wait on the appraisal.

Without knowing the details it's possible that the buyer could have had a problem getting the necessary financing, the property didn't appraise for enough or the seller wouldn't negotiate on the price. That happens and it's not the Realtors fault. Judith Melton was great to work with. She understood the price range we wanted to be in and never tried to sell us a more expensive property. She actually helped to get us the house we wanted cheaper than the asking price. I would recommend her.

No, this was not an issue with buyer financing. It was not returning phone calls, etc.

Realtors are held to a very HIGH standard and accountability with the law and Real Estate Commission. In real estate school, we are not taught how to sell real estate but all the laws we have to follow and keep our asses out of hot water. So educate yourself better before trashing us. BTW we do not set the home prices and we don't jack them up to make better commissions, not allowed to.

Please do not insult a person interested in coming to the area to buy one of our empty homes and creating work in this economically disadvantaged area. His or her initial question was asking for reputable "relators" and I gave him two and no one has said otherwise....Please come to Lenoir and help us my friend....

I have had clients on occasion that I could not help buy a home. Most of the time it was because of something to do with financing. Either they needed more money down or their income changed from the time they were approved. Some mortgage companies will "pre approve" a loan. Pre approval does not necessarily mean the loan will go through. I advise my clients to deal with a local bank if at all possible. We do work on commission but we have guidelines we HAVE to follow. We don't jack prices up on houses to get more money. I do know some agents that will show clients homes above the price the client wants to pay. Usually the reason is because to get a property like the buyer wants it may cost more. I know Melton Realty professionally and I can't imagine them not returning phone calls. Your friend is probably not telling you the whole story. It sounds like a financing or lack of financing problem.

Ride round the community that you want to move into. Make notes of the homes that you are interested in that are for sale. Get the correct address, go to the town business office and look up the address to see who owns it, what they paid for it, and what the tax value of the property is worth. Compare the values of the homes around the property you are interested in. Visit realtors until you find one you might be able to work with. Find out how much you can afford to pay for a home. Go from there to get the realtor you like to put in bids for the homes you like even if it is not their listing. They buyer has to agree to see your offer, but does not have to accept it. Often they will make a counter offer. And then you counter offer, too. Often a realtor will tell you that your price is too low, but don't hesitate to offer what you want to offer. I have had realtors tell me no way, but then bought the house anyhow because the owners needed to sell. There are a lot of bargains out there now. People have had to move away to find job elsewhere, or have early retired and can't afford a large home anymore, or are into a divorce, etc. A realtor will work with you and another realtor because half a comission is better than none at all. Remember they are selling to you and you are their customer that wants all you can get for your money just in case the markets falls again.

Second... I don't like to make generalized statements. I have personally known and dealt with many Realtors. I think they are POS scum of the earth.
