DO NOT move to Lake Landor, unless you like a POA that has rude employees, questionable business practices, a BOD that practices arbitrary, and spiteful enforcement of policy, and enjoy paying ever increasing fees for less and less amenities. Also yes there is no high speed internet available. I would look elsewhere to buy a home if you're dead set on that area.

I have to agree with STOP, we've been trying to sell our home here in Landor for over a year at below the market value with no takers and all the while still bound to pay the ridiculous fees and put up with the unfair nonsense that radiates from the POA. They act all nice and friendly while you're looking and once you're locked in things will change very quickly. Do yourself and your family a favor and look elsewhere to live in this area as this place isn't worth the costs and garbage that you have to put up with. As for the high speed internet, I use a Sprint Broadband wireless connection that works ok, but the coverage in the lake isn't very good so its hit or miss but still faster then dialup.
Good luck.

LLO has had issues over the years from a tyrant board member who at one time owned the water company and had a conflict of interest to home builders who had questionable sales practices. They have all since gone away or died. But it appears that like some POA's people get on the board to conduct their own personal agendas.
On high speed I'm not familiar with what LLO has But I'm in the other lake and just got VA Broadband and it's worth the expense. WOW!

Comcast is in no hurry to upgrade their lines in our area to accommodate high speed since it is a small system. You're lucky that Verizon is offering you the DSL, but my son who used to live in LV says that our broadband is faster than when he lived there and had DSL. So, I guess there's plusses and minuses depending on where you are.
I'm glad to hear that the POA is not bugging you. You're lucky you weren't there about 5-10 even 15 years ago. But boards do change in the lakes and things can go sideways as times if you don't keep an eye on what's going on and where your money is being spent. You have to remember that the membership pool is finite and any added expense can only derive its revenues from one source...the membership.

I've only been here for a year, but I love it so far. I haven't had any problems with the POA.
Comcast is currently installing cable for high speed internet. I saw a Comcast worker on the Land'Or side and asked what they were installing. He said it was for broadband and that we should have it before the end of the year.

My wife and I have been residents of Lake Landor since 2001.We have had our ups and downs with the Board here as well.I think that ivnws4u has it pretty well summed up. Little stupid issues with the Holier than thou attitude of some board members and issuues, but most worked themselves out. The Heritage side now has DSL (SOME HOMES)BIG RELIEF!!!My neighbor directly across the street tried to get DSL a week after I did and Verizon told him it is not available. So I would pester Verizon to get the service. In my opinion the HOA dues are worth it. I have lived in a few HOA'S and received alot less for my money in all of the other neighborhoods.Clean and Quiet, relaxing atmosphere is worth the $850. alone.

This neighborhood is not worth it when you have cars throwing their trash out the windows into people's ditchlines, kids throwing duck remains into people's yards and security does not patrol like we are paying them to. Today I found rotten fruit in my driveway and we don't even have fruit trees in our yard, by our steps. The kids are worthless little punks and the parents think they don't have to watch them. Get a grip, they are kids and they are your responsibility. Not the lifeguards, security guards, your neighborbors- but the parents that brought them into this world. If you have sworn to protect them and care for them then guide them or you leave me no choice but to do it for you. I won't be as nice as you. It is time for parents to take notice to what their children are really doing. Don't be blind fools.

Dial up Internet does quick enough. Browsers are the reason for speed. Go rural sure but not this place or lake Anna or Palmyra since they are all about the rules and censorship and trying to own someone. That's how many gated communities are at VA. But not at other states. luck and guidance.

Soon to move,
You couldn't pay me enough to move back to that cesspool. I'd look elsewhere to live in Caroline County as Lake Landor is nothing but a dump run by morons.

I live on the same side you are moving to--I have Verizon DSL access. Depending on where you are, you may be able to get DSL also. There is also Comcast Internet and satellite access available, not just plain old dial up.

I wish I would have known there was no high speed when I move here, or I would have looked elsewhere.

I have lived here only a year and I love it...we have a ton of kids around us and they are awesome...We have Hughes Net internet and find it to be the biggest waste of money, we pay 80 a month and its slow slow slow..and it cost $125 up to have someone come out and look at the crap if something is wrong. So ya know I do not even know anyone on the Board..I guess if you read the "rules" and follow them you have no problems!

I live on the Heritage side. I have DSL internet connection. Life is peaceful and quiet. Love the lake and the daily walk around it. If someone found a decayed fruit in their drive way, it could have been dropped by a bird or a squirrel. Great place to be, if you have positive attitude. Children are children where ever you go.

My neighbors are very friendly. My pets are happy, I don't have to cage them.

I think that LLO is pet friendly. I've included an address that will take you to the POA rules. It describes the policies concerning pets. I've never heard a pet owner complain about the policies.

Thank you Habitatlady. The rules for 2100 homeowner seem very reasonable governing the economic for the "most good." Dogs appear to have good reception and respect as companion animals. Thanks, again for taking the time to respond. Regards. Relocation
