My security refund was returned to me in less than five business days. The first two postings: Sandro and Kita went thru a totally opposite experiences than mine. Ben-Art didn't deduct any part of my security. Todd (who is manager or assistant manager to Ben) did a very intense walk thru and checked all cabinets, draws, stove, refrigerator, screens, floors, closets, etc. He was very firm but fair. Initially he was going to deduct for one missing window screen but then I explained to him that it was missing when I originally moved in. He quickly checked the move in report and it was in deed missing. My move-out report was perfect and the condition was appreciated by Todd. I gave him my email address so the office could send me the breakdown of my total security return which I had to sign and approve. The check was sent to me five days later and that was that.

I used to rent from Kaled management in Forest Hills. They were the best management company around. BenArt is also very good. The BenArt Bayside Bell Boulevard building is excellent.

When I moved in, the kitchen was brand new & the walls were freshly painted with a custom-style linen white paint. The paint job & the kitchen renovation really drew me into the apartment & gave me an initial cozy & clean feeling when I first viewed it.

The bathroom looks slightly outdated. Itís very clean & plain. There was a brand new bath light & medicine chest when I moved in plus the bathtub was like new. Itís beautiful & shiny. Make sure you read the directions how to maintain it because the management office also makes you sign a bathtub reglazing rider in the lease.

I loved the hardwood floors! Make sure you protect them because I was told they are maple wood & expensive. The management office has you sign two different riders stating you will cover the floors with 80% carpet or area rugs when you sign your lease.

Iíve had very seldom maintenance issues, but they are always prompt & responsive when I have called. They have fixed any problem I've had, sometimes in the middle of the night. Charlie lives in the apartment complex so there is always someone on call. My electric went out during a hot summer night around 1230am but it was restored at 3am. There are two full-time maintenance people plus contractors for special projects. All maintenance staff were very friendly & did everything possible to make tenants happy.

I've always felt safe here although there have been one bogus-made up incident by my neighbor-Denise who moved out. She wanted to end her lease because I think her boyfriend lost his job or something. She ended up staying the rest of the lease but in retaliation, she made up a story that she was robbed on the premises. Everybody knows that it happened outside of the complex grounds. Itís unfortunate that I had a neighbor like her but what can you do. She wasnít friendly at all to me, although she was very quiet & made minimal noise. I would estimate that 95% of the complex were very professional. In order to get approved, the office checks pretty much everything from rental history, credit, income, etc.

I came to BayShore for one day before I moved here & looked at 5 other places before I looked at BayShore Manor & talked to Charlie in the office, who is super nice & he sold me on it.

You are responsible for supplying the air conditioning window units & the heating works well. They recently added all new insulation. The residents are a big mix: young couples, young families with children, elderly, many singles. Tons of parking near my unit. This may differ between buildings. You may have to park across the street in some cases. There is always plenty of parking in my section & little noise. The grounds are beautiful. The landscaping is outstanding. I will probably re-locate back to the complex. I canít stand commuting more than 20 minutes, although one of my friends at Bay Shore Manor who I still keep in touch with had commuted to Penn Station every morning. All in all, it is a good value & a quiet place to live.

I lived here (South Grove-BenArt) for about 1.2 years. I was working on a project so my company put me up here. I had a wonderful experience. The apartment was clean and ready to move in on short notice. I was on the third floor so I had vaulted ceilings. It was so quiet in this complex. I have no complaints regarding noise levels from other apartments. My one bedroom apartment has enough living space for two people and I found the closet space to be adequate. The living room and dinette room were exactly what I would expect for an apartment, the bedroom fit my entire bedroom set (King bed, 3 dressers, two nightstands, an armour, and the bathroom was a sufficient size. The washer/dryers were brand new with the card system and located downstairs. Parking has been sufficient, although may get tighter during the weekend with visitors. Overall it was a great experience and if my job did't relocate me to Manhattan, I would be definately still residing at South Grove. I FORGOT TO MENTION THE SUPERINTENDANT. MR. MORALES. HE IS TERRIFIC!

I have lived here-Bay Shore Manor with my spouse coming on six years. I couldnít be more satisfied. The management today is very professional, friendly and helpful. The maintenance men, Charles and Phil, are the best we have known in years of apartment living. - On the spot help anytime and friendly and concerned. We live in a one bedroom and the arrangement of the apartment is very livable for two people. The renewal increases are so reasonable. One can especially appreciate that during our current economic situation. This apartment is very quiet and all the residents are very professional and mature with the exception of one previous neighbor. I thought it was going to be an ongoing problem but after one month of inconsistent noise problems I witnessed the noisy resident move out. I was so relieved and learned that management took immediate action to terminate this persons lease. I've never seen/heard a party here. There is always a lot of parking, and the complex is pretty well lit. I've never felt unsafe here. I donít recommend it but I've left my car unlocked (on accident) and it was fine the next day. We highly recommend living here. It has been a real home for us.

Security return was interesting but fair. Very quick turnaround. Received check within two weeks. Manager and superintendant were present at the move-out. Very detailed oriented. Checked refrigerator, stove, bathroom, kitchen, you name it. I agreed with everything. I had a deduction for the stove being very dirty and the burners needed to be cleaned. I was getting paranoid that this would be a big deduction. Around $15 bucks. Extremely fair. They just charge me for the cleaning product. All around good experience. The notary page you have to sign is annoying but in the end wasn't horrible. Very different from the first two reviews. Jack

I live in the Bayside building on Bell Blvd that BenArt manages. The new super Roger is PHENOMENAL. He takes pride in the building, maintains it and is very nice to people. Management was very slow in hiring a new super. I'll tell you the wait was well worth it. Tom who was the previous super was also good but very lazy and lacked motivation in his work. Roger is like a vitamin pill and puts all his hard work into his job. So far the guy is a pleasure and I will continue to live here.

I'm actually pretty impressed how Mr. BenArt takes care of the Bay Shore apartments. I've never been disappointed so far. The grass, trees, hallways, maintenance, staff, parking, laundry are all positive in my book. I'm not much of a complainer but when something isn't right I never hesitate to speak my mind.

I've had a positive experience at Bay Shore thus far. The apartments are well kept,clean, and impressive. I've looked elsewhere and found the rent to be fairly cheap or decent in comparison to other properties. Charlie- the super tends to be a bit-overly outgoing, but he helped change a radiator vent. There are no signs of any bugs. I never sign up for the exterminator. Sometimes furniture is dumpted near the containers which is an eye sore but usually it's removed within a few days. My friend Stephanie lived here and recommended the apartments to me. She was happy all around. They provide move in photos and a move in report. It's quite detailed. I rather have specific documentation as opposed to renting some where and being accused for damages without documentation.

STAY AWAY!!!!!!!!STAY AWAY from Ben Art realty. I am currently living in their Bayside property and these people are horrible. They are charging me $5 extra in rent every month for having a standard window air conditioner. They tell you what kind of soap you can use to clean the tub with, "or else your security deposit will not be returned". The floors in my upstairs neighbor's aparment creak so loud that I have not had a good night sleep since day one. I complained, but they couldn't care less. The lease they make you sign is like 50 pages long. It is in this ridiculous lease that they put in that stupid clause about what kind of soap you can use to clean the tub. It is also in this ludicrous lease that they put in another clause that makes you pay another company to install your air conditioner (at a cost of $75). You aren't allowed to install it yourself. The walls are super thin. You can hear your neighbors having sex, and I have to lie to my daughter when she asks me "what those noises are". The windows are super thin as well. It gets really cold in the apartment. The rent is really expensive too. The super's name is Roger and he's a complete weirdo. I don't even want to call him for any repairs because he's so damn weird and for lack of a better word...pathetic and disrespectful. And to all readers of these reviews, pay close attention to the positive reviews on this post. Maybe not all, but most of them sound fake. As if they were written by the management company themselves. Read them carefully. Particularly to the ones that are responsive to other people's negative reviews. Ask yourself this. Whenever you have written a review about anything, have you ever bothered to combat the complaints of other reviewers? Why would anyone care to do that unless they have a vested interest in doing so? Why not just leave a positive review and leave it at that? Like I said, STAY AWAY!!!!!! STAY AWAY!!!!!! STAY AWAY!!!!!!! This is a very shady company.

Wow, this is almost comical. Just like I called it in my previous post, someone happened to post a positive review about Ben Art's Bayside property after I wrote a negative about it. Funny how the very next review after mine was about the Bayside property and not about any of their other many properties. Quite the coincidence. Anyone with half a brain can see what this unscrupulous management company is doing. Any decent judge or lawyer would easily be able to prove so. THEY WILL SCREW YOU out of part or all of your security deposit. They used to advertise one month free rent on Craigslist for their apartments. But a slight gander at their 50 page lease will easily communicate to any person that they would never give away a nickel for free; much less one month's rent. They stopped this fraudulent advertising after I confronted them about it. Luckily I saved some of those advertisements for my own documentation. What they do is advertise one month free, and then keep your security deposit. They are perpetrating a fraud. So why would any idiot (myself included) sign their 50 page lease from hell? Because they have you sign a PRE-LEASE agreement before you get the REAL lease. By the time you get the real lease, they already have your 1st month rent, security deposit etc. They demand payment from you when you sign the pre - lease agreement, then they blindside you with the 50 page lease from hell. DO NOT SIGN THEIR PRE-LEASE AGREEMENT! AND DO NOT GIVE THESE PEOPLE A DIME UNTIL YOU SEE THEIR REAL LEASE.

I have been a tenant at the Bayshore Manor apts. for 4 yrs now. It's a great place. I love the location, it's close to the beaches and ferry. I take the LIRR to work and it's so close. My apt is a very roomy 2 bedroom. The rent is very fair. I looked at other apts recently and the rents were a lot higher and the apts weren't half as nice as this one. Charlie the Super is a very nice guy. If you need something done he will take care of it. When you have to call the office, those girls are good and they call you back and take care of your requests. Everyone can complain about something. But I have nothing to complain about here. I'm a happy camper it Bayshore Manor
