Just wondering what some thoughts are on Menifee? I have been here for 3 yrs and at first it seemed like a great place to raise a family. More recently since the housing market crash I have been hearing that its bringing in lower income families as well as gangs from other areas as far as L.A. I here people talking saying that we are seeing alot of what happened to areas like Moreno Valley where things started off ok and then at some point because of the lower cost of homes and rent people started coming from bad areas of L.A and such bringing crime with them. What are some of your opinions and what you see in Menifee's future?

Menifee is a nice place to live. It's not over crowded like Temecula and Murrieta. It's not a meth hot bed like Hemet, Lake Elsinore, and Mo Valley. There are a lot of hard working people that live in Menifee, people that care about their possesions and families, people that take responsibility for themselves. It's kind of like a little piece of the Midwest US in CA.

I've heard about that but I haven't seen it. I've been living in Sun City/Menifee for the past 18 years and raised a family here. I think crime happens everywhere. Even in good areas.

Having live here for over eleven years I have watched the 'progress' of the area like everyone else.

There was a while just before the real estate baloon popped when the area was actually pretty nice. You had to have money to live here, which meant you had to have a decent job.

While having a beer last night at a local pub I over heard a guy saying he bought a 5 bedroom house here for only 120 thousand dollars because the folks selling were being foreclosed on, and they wanted to save their credit.

This guy made $14 per hour. He said the first thing he did was move in his sister and her kids, and his mom and dad.

This kind of thing has been going on now for the past three years, and the make up of the community is changing.

Many people bought here with little or no money down, paying flexible payments, some interest only, and most got nice homes. All were banking on their homes going up, not down in value. Many of those people are now and have been moving, leaving us with a ton of bank owned homes, selling very cheaply, with predictable results.

Those with a lot of money and good credit buy many of them up and wholesale prices for pennies on the dollar, and then with a little down, and good financing create a positive cash flow on their rentals. Of course the rental clients are not the same as the buying clients....

The rest of the story is predictable.

MENIFEE IS ON A DOWN HILL SLIDE. Wish it were different. But unfortunately, hundreds of communities in California over the past 50 years have seen the same thing happen.

What makes it so bad is that the new communities are so much better quality than the old one, but the pricing is way down, forcing the selling owners in the older sections to play right into the hands of the buyers.

Look for many many rentals, homeowners with wage earner jobs, and many multiple families living in single family homes. Look for further decreases in value of homes, and a long slow recovery for menifee. The best days of Menifee are over. And the smart ones are leaving now.

Most of the newer communities have a mixture of homeowners now. Homeowners that purchased prior to the big bust and are very negative due to their own mistakes. Then you have young, hard working, PATIENT, and responsible homeowners moving in. They are usually very happy and eager to start a new life lifestyle in their new home. The mix of the negative risk takers and new "wage earners" is not healthy. At least not where I live. In a few years everything should balance out better.

The best advice to battle the new crime wave that most say they are dealing with, is to help prevent crime by not leaving your home or property accesible and report suspiciouos activity to the police.

No matter where you live - houses are vacant and selling for less. So every city is experiencing it to some degree. I do think some "less than appealing" ppl are moving in - but there are enough of us hard working homeowners and even renters who are proud to be here and refuse to let them run us down. If we stand up to crime, report those who dont follow the rules - we will continue to be a wonderful city. Its really up to us.

I too have been worried about this. It felt like Menifee was well on its way to becoming a wonderful city as Temecula and Murrieta has become. But in the more recent 2 years I have been seeing activity that I don't like. I love how they put up such a beautiful shopping center at the new super target. The sitting area and fire pit area are beautiful and I hope it stays that way and doesn't get taken for granted and ruined by some of the young punks I have seen around here. Menifeemom, you are so right I think the community stands up to the crime and puts forth their effort to keep this a nice place it will make a huge difference for this citys future.

Crime Hater and wondering....I must say that I think I kind of agree with crime hater. I am of european decent, but my husband is 3rd generation mexican. We do not speak spanish, but we sure look like a hispanic family. I am not racist in anyway and grew up in a very diverse community in which was predominantly white at first and as more minorities moved into the area the crime level sky rocketed and I thought my parents were nuts when they would say that the town becoming more colorful is what did it. Well now that I am older and have my own family I must say that 4 yrs ago when I first came to menifee I saw little to no graffiti, vandalism, gang activity and such. Now in the more recent year I can tell from the demographic change it so happens that now there is more vandalism, graffiti and gang activity as well as more and more fights at the middle schools. I hear of girls at the highs schools who are pregnant right now and they also happen to be minorities. It saddens me that people like this coming into town is what gives minorities a bad name, no matter if they are a hard working family or not. The way I see it is they should keep their
ghetto tendencies and gang banging kids out of these schools and this town and stop messing it up for everyone else who wants to keep it nice. I never thought I would actually find myself saying "there does the neighborhood" but I do everyday that I see these young punks loitering around town with nothing better to do then to get into trouble...its really sad

I agree! I grew up in the OC. MY family was considered an upper middle class family and we grew up in a pretty good neighborhood. Decent. most were caucasians but there were some minorities too but they weren't ghetto trash.

the problem with minorities is that they have not acclimated to society and they cant because there are so many of them coming into town all at once setting up their bases so to speak and ruining everything that white people made nice. they dont really know how to take care of things nor do they help in keeping neighborhoods safe. They fail miserably in schools and bring down the system so although you the white people are paying taxes you must send your children to private schools as well to avoid the neegroes and spahneeesh animals. My question to you is when it comes time to vote, how will you? time to get rid of the liberals and get our country back.

A "white" women. I cannot believe what I'm reading in 2010. These comments are insulting and racist. I looking to purchase in the Menifee area and thank goodness, I took time to explore the internet before doing so. The ignorance spit out by the majority of each blogger further lets's me know that some people are still very ignorant. I can't believe the hispanic lady is speaking with "white entitlement". Seriously, this is not your city in fact it belonged to the indians and hispanic americans before "white men" took what wasn't there's. Honestly, how many of you on here are !00% european... I doubt that you are. It' easy to hide behind a fictatious post and make in appropriate comments, just wondering what your boss, co-workers would thik.. I think of cowards as I read this. PEOPLE that are IGNORANT and you all make me sick..

Wow! You've summed it up. Many Menifee residents are trailer trash with no class! And the residents living in small to mid size track homes in Menifee are no different. The problem with Menifee is a class issue, not a culture/race one, but as long as that small low class segment within Menifee continues to promote their classless attitude as the "Menifee way", and continues to focus on race and culture differences, instead of the real problems which is a class problem, they will not band together as a cohesive community, and the “lower class people” they claim are moving in the area will continue to control their city and image. Some Menifee residents pretend to be middle class but are no better than those low class criminals they claim are just now moving in the area. Housing was cheaper in Menifee before the housing boom, not more expensive. During the boom, they were overpriced! Now, they are back to those pre boom realistic worthiness levels. Therefore, the people moving in today paid the same, if not more for their homes than those who bought 10-20 years ago. Menifee is a working class city as many cities and towns are in Riverside County. Of all the cities Riverside County offers, Menifee is not a real city that offers anything for upper - middle, or executive class people.
It's laughable that with the dusty, smelly, poorly designed "new" strip mall, and lack of proper traffic infrastructure, Menifee really thought they could ever reach Temecula or Murrieta's city status. I’ll avoid the crime, bad attitudes, and sub- standard service I've received in Menifee, and will continue to shop in Temecula and Murrieta.

Wow, I cant believe how much IGNORANT White Trash lives in Menifee... I am hispanic.... I came to live here, not because it was cheaper, but because I was trying to get away from big city life, and thought this would be a nice enough neighborhood to raise my children.... It just seemed so family friendly when I fist came here. I guess I was wrong, especially with all these racist bastards....The comment about the young girls who get pregnant being minorities.... Funny, but I work for the school district... Most seem to be white... I see a lot of dirty white trash, throwing garbage on the street, letting their YOUNG kids run around without supervision, and going to the stores all dirty and in pj's (classy)...
Never thought I'd be racist, or use the term "white trash", but this is just getting ridiculous for minorities to be blamed for Menifee's downfall... There's bad people in very race, including Caucasians... And sorry to say, but I've met some really bad white people here, some that are lazy and abuse the system, and live off of others' hard work...
**Just an FYI... My daughter is gifted and very much advanced in school, and can probably read and spell much better than you. I feel sorry for ignorant people, who may treat my daughter like crap and look down on her, but when she grows up and uses her brains to contribute to society, maybe even to save lives, it's gonna bite them on the ass...
