Hello, all. I heard from PCM that Tierra Shores has a new property management company. I guess it started on September 1. Also, I heard that there is someone from the community that welcomes new home owners. Anyone know about this? We have only talked with our immediate neighbors and the pool security guard. I would love to talk with someone from the HOA. Anyway, we love the neighborhood and would like to be more involved with the community.

It's not bad. We have been here for about a month and a half. I had the same issues as you, but I like it a lot here. The management company is cannon management. They don't have a website but you can find the phone number on the web. Good luck. BTW, most HOAs with CCRs are strict. I wouldn't move here unless you are willing to accept the rules.

The cow poop smell is the best. I always wanted to live across the street from a cow farm and chicken coop!

Yes, it can on some days smell like manure. If that bothers you, then don't move there.

The smell is not here as often as you may think. We get a breeze through here that pushes it over the hills. When it is bad, yuck. You will encounter negatives wherever you choose to live, you learn to live with these. Good luck to you.

When you open escrow and the title insurance is purchased...call the title company and ask for a copy of the HOA CCR's. That is the best that you are going to get without buying a copy from the management company, that can get expensive. Good luck future neighbor.

Hello everyone, we are considering buying a home in Menifee. Perhaps Menifee Lakes. We are barely 55 and want to get involed in activities in a HOA. Wouldn't mind a 55+, but a young comunity. Any ideas? Also does anyone have the HOA phone no. so I could call and ask questions? Thanks so much for all your help.

Check out menifeetruth.com it is about menifee lakes HOA issues. I am not saying it is good or bad, I just think it could be good info for someone.

My husband and I just moved to Tierra Shores about a month ago. Does anyone have any way to contact the people who manage this neighborhood? I contacted the old company because I had their info and they said they don't know who manages it now. I saw the post above that says cannon management but I can not find their number on the web. I need to find out how to get our name to come up on the box at the gate so if we have guests over they can call to get let in rather than sit at the gate waiting for someone to come in or out.

Welcome to the neighborhood. You will love it here. Tonight was our monthly HOA meeting so you missed that. But, if all the info is still the same as when we got our stuff in August... you can call a company called house of automation in San Diego, they can get you all the stuff. Gate remotes are $50 a piece, that sucks. To have your name put in at the gate, it costs $25. They are not going to have a meeting in December due to the holidays, but there will be one January. If you need to talk with someone from the management company, there number is one the web under Cannon Management. Not a website, but there is a number somewhere there, sorry I don't have all my normal resources handy or I would just give it to you. The Property Manager for Tierra Shores at Cannon is Robyn Lesh. One tip, keep your cars in your carage or driveway, they are sticklers for parking in the street, it is not allowed.

Does anyone else here in Tierra Shores notice the horrible smell coming from the dairy farm seems to be even worse for the past few weeks (since mid December 2008)? It used to be I could only smell it when I was outside (which still sucks as I can't enjoy my nice backyard that sits on the water), but now the smell is coming inside the house starting around 6pm (no, my windows are not open). I have about 15 air fresheners plugged in all over thehouse and this still doesn't help! How are other people here dealing with this? Isn't there a limit how much stench that dairy farm can produce?! The landlord did a really poor job of letting us know about the bad smell here - it didn't smell during the day, when we were here seeing the house before we signed the lease. But at night, oh my God. Buyers beware! Can anyone offer any productive advice besides move? lol. Thanks.

I am guessing that you live on Tierra Shores Lane or close to it? Well, to answer your question, there is nothing that can be done about the cow smell or the chicken smell. Sometimes it smells, sometimes it doesn't. The closer you live to it, the worse it is. Personally, I think that it is the chicken farms i.e. chicken poop, that stinks so bad. There is a chicken farm really close to the community off of Briggs and there are two or three really large chicken farms just over that hill on the east side. Climg that hill and look over some time. Anyway, the smell can be bad, I hate to say it but you get used to it. That is the price you pay for living in the "country". In retrospect, things could be a lot worse. I think the major complaints from people in TS are kids, dogs, smells, and parking. That doesn't seem bad compared to other communitis with real crime like drugs, gangs, and burglary. But, welcome to the neighborhood, hope to see you around some time.

PS, at the next HOA meeting (January) we will discuss and give info on the new Neighborhood Watch program. Some info will be passed and a meeting with Block Captains will be announced. Neighborhood Watch is a proven method for preventing crime i.e. burglary/theft/home invasion... throughout the nation. The more members of the community that get involved the better. Neighborhood Watch is only concerned with protecting our community through communication not policing it or enforcing HOA rules.

Whatever our problems are they are not as bad as the folks in the original Menifee Lakes. I hear that their board of directors are called 'nazis' by some of the members. Apparently no one attends meetings, there is no newsletter by board action, delegates are not even included in discussion, let alone votes. Three members of the board are all real estate mongers, possibly using their board positions to scarf up repos, with inside information provided by property management. I guess Jerry Stamper one of the board members, took $5000 'donation' from MLMA property manager when he was running for City Council... and then the board promptly renewed their contract. Supposedly the three men mentioned also have an open hatred of one of the residents, and are using association money along with a ruthless attorney to destroy this homeowner. So far they have cancelled security, done away with newsletter, let hoa property including the lake go to pot, and instead of spending money to make their community look good, they are throwing after their personal and spiteful interests in trying to destroy one of their one home owners.

I sm so glad I do not live there!!!

Do not buy a house in Tierra Shores! THe smell of cow poop is so bad you will not be able to entertain guest or family outside. There should be some compensation for the trouble and loss you will experience. It really smells bad at night. Also you cant fish or boat in the lake so what good is the lake.

Hi Shelley do not buy a home in menifee lakes ! The smell is so bad you will not be able to entertain outside or inside for that matter. The lake is unusable. You canr fish in it and you cant swim in it and you cant boat in it and you cant enjoy it outside so your back yard is useless
