I grew up in the White Mountains and didn't realize until I went out into the world how really lucky I was. Small schools & personal support from teachers/parents in a bucolic setting. It is only in the last few years that I have been hearing about a small faction involved in drugs; and know of friends who let their summer cabins/land go...very sad; but am still hoping it's not as bad as they say. Of course, the St. Johns' 8-year-old accused of murder is disturbing for sure; also some Springerville-Eagar adults killing a teenager.

I would like to rent a cabin or condo on the White Mountain Lake approx. 10-12 miles northeast of Show Low for 4-6 Days.

I believe it is next to Juniper Ridge.

Hi Mary,
I am trying to get as much info on Show Low Pines as possible. My aging Mom has property there (Unit 10, various lots). Her taxes have increased greatly this year. We have not been to Arizona in many years and curious as to why taxes have increased so much. Is there a lot of building going on in the area (there was next to nothing when we were last there).
I would appreciate any kind of info and help to research the area and property values in the Show Low Pines area that I can get. I would so appreciate your help and comments.

Hi JRR, 201-04-371 is in show Low Pines Unit 10. It is Off Grid. There is no Public Utility Electrcity within 1 mile of Unit 10. The roads are Gravel and well maintained (pavement ends approx 5 miles away) There is a Public Water well which allows residents to get water and haul to your lot. Most people in Unit 10 have Water Storage Tanks and haul water or have it delivered. There is oddly enough telephone service to or at almost all lots in Unit 10. There are approx 20 full time residents in the area. To get to the lot begin 10 miles east of Show Low Az at the intersection of US 60 and AZ HWY 61. Go North on Stanford DR 7 Miles (pavement ends 3.5 mi north of US 60. 7 miles North turn west on Grazia (Stanford does not go all the way through) follow the maintained road 3/4 mi west and then it turns north and east and goes back to Standford Dr at Malony Ave. 3 blocks north (approx 1/4 mi) of Malony Ave Turn right on Irwin Ave and go approx 1/4 mi to end of Irwin Ave. There will be a road going north. At the east end of Irwin Ave your lot is on the North Of Irwin Ave and west/northwest of the intersection. If you send me an email I will send you a plat map. also if you send me the other lot number I can send you plat maps for them also if they are not adjacent.

Lots in Unit 10 are being offered on the local MLS as low as $3,000 but I don't think any have sold recently. Some have sold on ebay with seller financing about the same price and a couple were sold last sumer on ebay for about $1,000.

Unit 10 is 20 miles from Show Low. Due to the remote location and the lack of utilties these lots will likely not appreciate in value any time in the forseeable future. For 4 lots (Off Grid I would estimate a likley sale price of $1,000 to $3,000 per lot.

Hi Debbie,

The Same general drive directions apply for you that I gave for JRR. There is no development and no construction happening in the area. Ther are no planned communities or traditional subdivisions (developer built housing) in the Show Low Pines area. Apache County is the 8th Poorest county in the US with an average Per Capita income of $8,986 (source wikipedia.com ) Like many other counties across America with falling sales taxes, raising property taxes seems to be an easy way of increasing local taxes without getting the state legislature involved. My best guess is that rising property taxes are primarily due to the poor economy.

Show Low Pines is just inside the Apache County line and Navajo County is 1 mile west of Unit 10. Navaho County is the real center of the economy in the White Mountains with the Cities of Show Low and Pinetop-Lakeside having a combined population of approx 11,000. No Major franchise restaurants, a Home Depot, a Lowes, a Denny's approximately 10 - 15 convenience storesand probalby about 20-25 mom & pop restaurants.

The climate is excellent with mild summers with highs averaging around 80-85 adn fairly mild winters similar to Kansas City winters minus the severe wind chills and we usually get a good dose of warmth each day. Pinetop which is about 7,000 feet can keep a blanket of snow for months. Shoe Low Pines at about 5400 feet can get snow and have it melt off the following day.

I forgot to mention in my posts to both JRR and Debbie...In general all of the lots in Unit 10 are 1 acre to 1.3 acre parcels. There are no public sewers. Building a residence requires installing an on site waste water system (septic system). Show Low Pines for the most part sits on an ancient lava field. The suitability of a lot to install a septic system depends entirely upon the soil composition and rock density on each lot. It would not be uncommon for one lot to be an excellent candidate for a septic system and the lot adjacent to it might not be. One of the reasons parcel values in this are are so low is that if you find a lot you would like to purhcase and build a house on/park a Motor Home on/install a new Mobile home on..... You would almost certainly want to have a Perc test done on the lot before buying it. It is unlikley a seller would pay for that, so buyers would be stuck with the cost of the perc test, which may be several hundred dollars.

I have a Lot for Sale In Show Low Pines Unit 8. Approx 9 miles North of US60/AZ61 (9 miles east of Show Low). The lots is approx 1.3 acres. Perc Test Passed and Septic System designed by Engineer. This is an OFF GRID Lot (No Electric, No Water) There is a Community well you can get water from. A Water Storage Tank would be required. Septic System would have to be installed to build a house. You may build or locate a manufactured home here. Verizon Cell Phone and Mobile Broadband works well from this lot and surrounding area. 20 miles from show low.

There was in the not to distant past a thief that roamed among us, when they were busted it took several larger trucks to haul off the stolen property, since it has calmed quite a bit I am sure. Thieves are everwhere and part time residents up here are vunerable, I have had no issues since 1999 thank God, my fatherinlaw has had no issues for 30 years.
