A friend of mine and I were talking about her landlord and I told her that hers could be worse....she could have James Mangrum.

He does not keep his properties up. He only does enough for the tenant to "get" by.

Who else in Mayfield is a "Slumlord"???

my landlord is considered 1.we needed our pipe under our sinks fixed 7 months.the ceiling was caving in...took them 6 months.the bathroom sink 1 year ago was told they would come back to put a new one in since the old does not work.never seen any relief.roof leaked for 2 months.there is a hole big enough that animals can get in it in my cupboard.the sewer needs to be drained,but instead i have been waiting almost 1 month for that.my entire yard smells aweful.its sickening.the neighbors are threatening health department over this issue,but the only reason why they dont is cause they know if they do we get booted and have no where else to go unless we split up a family of 4 (husband wife and 2 kids).this is prime examples of a slum landlord!!!!!

Sounds like you really need to contact a lawyer to help you with these issues. If you are low income, you can get one through legal aid. Your landlord is violating landlord responsibilities and endangering the lives of your family. Legal aid is located in Paducah and should be listed in the front part of your phone book.

I am agreeing with "Former Tenant". As a tenant you do have legal rights. Call the Health Dept. If they find issues they will contact your landlord and make him fix the problems. Also, if you are low income you can also apply for Public Housing or Section 8 assistance. Both of these programs go based on your income. There is a waiting list and might take you 6 or 7 months to get housing assistance, but sometimes is worth the wait.

There are also a lot of "GOOD" landlords if there is anyway that you could move. Just be careful of not finding another "SLUMLORD".

My thing is, why would any landlord want to rent a house that they themselves would not live in. My father has rental property in Mayfield and makes sure that they are kept up. I would be happy to live in any of his, but he won't let me..lol. Says I probably wouldn't pay the rent. But thats fine with me....I own my own place anyway.

sorry...right now all of his houses are full. he has 5 houses in town, nothing in county. Sorry. There are several other landlords that are good landlords. Tony Crouch, Shannon Sullivan, Buddy Rust, Linda McAlpin, Graves County Growth Alliance (at the Chamber of Commerce) and the PADD office have a few also.

Speaking of James Mangrum. Heres another one for you. I was driving down 15th street today and saw the cops at a house on Maple. So being the nosy person I am I drove by to see what was going on.
Well...low and behold there was James Mangrum loading furniture into his truck. Come to find out the people (to whom rent this house of his) weren't home and he was evicting them. He walked into their house and began loading stuff into his truck.
Later finding out that he hadn't issued them an eviction notice or taken them to court to have them put out. The woman was very upset as was her husband who had lost his job 3 weeks (not his own fault - he was laid off). They have several small children and unable to pay their rent which was due yesterday. But remember they didn;t get it paid last month either due to the husband being laid off.
Who does he think he is??? The house isn't even worth 200.00 a month and he charges 350.00 a month. Someone needs to put him in his place. Needless to say someone called the police and they had to go over there and make James Mangrum put the stuff back.

is maple st.the one that ed may used to live on? if it is none of those houses are worth $1 let aone $350 ! but, like most people in this town,money is the only thing they care about.

yep thats the one and i agree with you, but right now with the economy getting bad, there are just no jobs and alot of people are ending up on the streets.

the sad part is they are making money if no one rented from them then they might fix up there places.
But again why put money into something that someone is not going to take care of.

i have heard some really hideous things about him. everything from relieving himself in the sink of some girls that were renting from him because they were about a week late on the rent [and i don't mean he urinated,either] to stealing pokemon cards from walmart becasue he wanted them but thought they cost too much.that one is real peice of work.

He doesn't take care of anything anymore. His son Sonny does. Hal may have been alot of things but he sure did well for his family. They have it all now.

I must disagree with this statement. I have 78 units spread across 3 counties. I rent to anyone and everyone regardless of race and have a list of tenants a mile long to back it up. My properties are my investment and although they are not all brand new units, I do maintain them to the best of my ability to provide safe and adequate living for those who rent from me.

So just to reiterate, the only color I care about when renting is green. ;-)
